I have lived at the Oceana Apartments (The Company) for 5 years and over the years we have asked for thing so get fixed and just basically the so called fixes get band aided by the Complexes incompetent Maintenance team. Half of the burners on my cooking stove don't work and the ones that do are rigged just waiting for a electrical fire. There is a Long crack a hole if you will in my bath tub which we have put in two request to get it fixed but it was looked at but nothing has never happened. The hole or crack in the tub is leaking and the water is traveling into my closet area and the floor of the closet is we and it looks and smells like mold has set in, in my closet. When we ask their maintenance to fix anything We get everything rigged just waiting for the so called fixed equipment to go down again. The Complex also has a really, really bad ***** infestation and they spray but the company that is used half ***** the job and the roaches still persist, they are real bad. The management team here is very rude and very unprofessional.Initial Complaint

We lived at Hidden Hills apartment homes for many years before The Apartment Company took over. They neglected to uphold several terms of our lease, specifically the smoking clause on pages ***** of our lease. Around July 2022 a new neighbor moved in and admitted to smoking in their unit. The building's Central Air system would pump that smoke into our apartment. The neighbor was asked to not smoke near buildings, they refused. Management was notified by phone and email. They demanded we no longer call the office and emails were ignored. Management forced us to move elsewhere. On move-out the office representative stated they charge everyone about $340 dollars as a "cleaning fee" regardless of the condition of the unit, which according to her ours looked good. We were sent a statement stating that we owe $15.85 (Security Deposit of $324.15 + their cleaning fee of $340.00). We informed them of Cal. Civ. Code ****** and requested an itemized statement of charges before their 21-day deadline, which they missed. After they missed the deadline, we asked for a full refund and we have not heard anything since. We would like our $324.15 security deposit returned per Cal. Civ. Code ******. Attached are the Security Statement, the lease mentioned above regarding the smoking policy and ************' renewal stating the prior company's lease remains in effect. After this period, we went month-to-month. We have emails with delivery receipts and very few read receipts, photos, videos and screenshots of text messages as evidence of their inaction.
