Feb 2025 is our 4 year time in this KB Home. We are in ********* in *******, ** (suburb ***********). In the beginning small indoor issues were noticed & fixed in 90 days. At this point, our yard has continued to sink/settle and causing more bumps & dips in backyard. A lot of grass died. We made a garden area around A/C in backyard. Otherwise, yard would have completely sunk around small cement supporting it. We built up lots of plants along entrance to front door, yard would have sunk in that area too. Our backdoor had started to have rain leaking through it. We made a decision to buy much better quality back door for ourselves. When outdoor frame was removed it was rotting and splitting apart. It was pointed out that indoor or very cheap caulking was used around outside door frame. On our own, we noticed that garage door frame had caulking splitting. We have 4 corners of outside trim that is splitting from siding. Recently moving furniture in living room, we have noticed movement of one downstairs corner. Our master bathroom is upstairs and there is a noticeable splitting of sheetrock above doorframe and it no longer completely closes. We are well past the 1 year **** of living in this house.Review from Eileen S

KB Home uses cheap materials and subpar labor. Weve had massive issues with our home. Its taken 10 months to get all the repairs done. Weve had major plumbing, electrical, insulation, drainage, landscaping, floors, windows, closets, and stair problems. Unbelievably poor service from their warranty department! I would never buy another KB Home. I caution anyone who would buy from KB Home to not do it unless you want a tug of war to get necessary repairs done. I would give them less than 1 star if I could!KB Home Response

The very beginning of my journey with KB started with ****************** walked into the sales office with hopes of building a new home to share with my son. We were shown plans, models & convinced the ******* money I saved would have us started. We went through the whole build, driving by each week getting excited for our new home. I put my heart into picking the things I fell in love with to make my home stand out. Then just before closing, Im told I NEVER should have been approved. As a single mother with an extremely difficult past, dealing with things no one could even imagine, I work hard to provide for *********** son. Saving is not always easy while paying bills the unexpected costs that come up with a child that requires medical treatments and/or hospitalizations. That money was described as part of my down payment. I was told if KB couldnt approve, Id know right away so I could find another *********** be refunded. Now Im being told, that I WAITED TOO LONG?How? No one communicated to me or my realtor when I was denied. The original lender *** never answered emails, phone calls, or voicemails. A second **** stepped in because **** #1 was no longer there & said I was to complete a survey at close but I was to only rate her, not my whole experience because thats the only way shed get paid. After her was a man that did the same as the first. He called me back ONCE, then nothing. My realtor called me to tell me they told him I was denied.Another *** sent me emails about canceling, explained nothing to ********** include my realtor so that he could help explain what that document meant. Now, today their corporate office calls to say, no you dont get your money back. This is just how it works. When I tried to talk to the guy, all he said was Im just the messenger before just hanging up.KB claims they are By your side every step of the way. Theyve done nothing but cause stress and break my dreams down & tell me its my fault.KB Home Response

Im not recommending KB HOMES due to false 10 year warranty! I purchased a KB HOMES property in 2018 and now 2024 the roof started to leak every time it rains. Trying several attempts to have someone come and inspect it under the 10 year warranty and I been totally ignored. Bad company! ??Review from Sarah A

I will not recommend anyone to buy from KB customer service ****. Buying a ********************** was a big headache we put so much cash down that's at the end every thing I wanted they did not have it was discontinued or unavailable makes no sense then why would you have it on display and rush us to pick at the design center if you didn't even have everything available. Everything was overpriced.We wanted to make changes as far as instead of getting a cabinet in our restroom downstairs we wanted a pedal we could not do that because if your neighbor was to see that they would question it makes no sense. They rushed us on everything instead of doing things right the 1st time. We had to do 3 walk-through in order before signing the gap on the bottom of the door is bigger than the *** or 1 1/2 inch we let them know they kept saying that it's normal. That's the way it's supposed to be. That's the way the door trimmers cut the doors.My daughter's Room has no electrical or the Loft because the breaker didn't work which you would think the inspector would have caught that. The super said call me text me if you have any issues. We will go ahead and fix it because we're still building the other homes on the street next-door. Sure enough I called him. I text him and let him know he came back and told me well you already signed on the house so we can't have anything to do with that. You have to go to the warranty department. They do not answer my email until two days later I responded to the email. They never responded to me then the super me and tells me oh you can get this fixed a week from today, which in total was eight days, then he doesn't show up to make sure that they do the job right he just text me to tell me did they come and do the job? There is so much more that happened. The grout on the tile was two different colors. I questioned it and told them why is it two different colors they told me I don't know.Review from Raynier H

DONT BUY. 2 story 3k sqft home inhabited by 2 adults and 1 child was built in 2021 in the middle of Covid. Prior to having walls was floored with an OSB type material. There was a particular spot on the flooring that looked like it was wet. Prior to carpet going in I mention the issue to supervisor and he said it will be handled. After closing a claim was filed for sloped, squeaky and uneven flooring. KB sent an inspector to the house and he agreed that the flooring needed to be repaired. The flooring was then worked on but was told that the repair was temp, and there was a good chance the floor would need to be re-inspected and more work would be needed based on past exp. Later on that year I reached back out to manager concerning the floors and future work but got no response, he had quit. New manager ****** was given the history of the issue, he stated that the home was out of warranty and that squeaky floors was not warranty item. After a brief conversation he agreed that the issue needed an inspection prior to any work and he went ahead to schedule a framer to complete the inspection. I was never contacted by the framer/inspector or Daines since. He had also quit. This year after experiencing unevenness and what feels like my carpet was installed over squeaky books I filed a formal claim with the warranty department. This claim was for floors and also improper window installation, as Ive since found condensate on the inside of At least 5windows. I was then contacted by a ****, who stated he contacted ****** and was told that the SUBFLOOR WAS A NO WARRENTY ISSUE and given the phone number for a window company if I needed to address the improperly KB installed windows. ************** came out and found 10 compromised windows and since the windows were not installed by them, I would have to pay for installation myself. 3rd KB home in 7 years and believed due diligence would overcome their incompetency but now they have figured out how to get around that.KB Home Response

I don't want anyone else making the same mistake I did. RUN- don't walk, away from this company! I signed my contract in Dec. 2022 and was originally told that the house would be finished by Sept. 2023. We locked in our mortgage interest rate to avoid rapidly increasing interest rates at that time. Despite being assured numerous times that it would be completed by Sept. I found myself paying $500 to extend my interest rate lock, and we didn't end up closing until Dec. 2023. I should also note, during this time I was forced by KB to pay $650 for an appraisal to be done, that wasn't able to be completed because there was no house built for them to appraise. I was given a million reasons why closing kept getting pushed back: due to Covid, due to labor shortages, and materials were supposedly on backorder. None of those reasons were valid because other houses on that very block (inventory homes) started construction after me, yet somehow finished before me. I didn't want to complain in a public forum because KB did offer some money towards closing as an apology for the issues during construction. However, given the quality of the home and the problems I've faced since moving in, I feel the need to warn you. Presently, I have had so many issues all due to shoddy workmanship. The current, and biggest issue I am facing is that we just had an electrical fire! My oven is luckily under warranty until this upcoming Dec. but we have been unable to use it for the past 2 weeks waiting for KB to send a repairman. He came out today and informed me the reason for the fire was because the person who installed it (KB worker) did not tighten the power cord and the wires were arcing together causing the sparks. There is currently a hole in the back of my oven, soot on my wall, and exposed wires. Luckily that is the only damage, as an electrical fire could burn a house down. Now we wait at least another 2 weeks to hopefully get the issue fixed once parts come in. Would not recommend!KB Home Response

I am actually in the middle of a deal with KB as I write this review. We agreed to all terms on Friday, then we signed on Saturday and all the numbers changed Monday after I paid them. Then they asked for me to accept, I havent and they ran my credit anyway. This experience is not going well. Feels like a bait and switch. I am so disappointed of KB customer service and their cheap materials and break down of furnaces, garage and landscape. Even if you r in a newly warranted window, KB will not reimburse or answer any of my calls. I am very sad and regretting buying this KB home.KB Home Response

Kb homes representatives had me enter into a contract under false impressions, then kept my ******* money even after I proved that the break in contract was no fault of mine but the representative that was not forthcoming in the qualification processKB Home Response

We were disappointed that this buyers personal situation changed and that he was unable to attend his required New Homeowner Orientation appointment or close escrow on a KB Home. After certain contractual deadlinesthis buyer was well beyond all of thema buyers ******* money deposit becomes non-refundable to cover the costs associated with holding the property off the market, among others, during the contract. We regret that **************** was unable to complete the transaction.
