  Oct 7, 2021 - I hired DonPedro Termite Control and General Construction to renovate my downstairs space. Before this date, I had received a quote 10956-B from DonPedro dated 6/29/20 for $16,585. When I contacted ****** with DonPedro, he had informed me that the quote dated 6/29/20 would not be valid due to the increase in labor and materials. He emailed me a new quote 10956-B3 dated 9/27/21 for $19,902. I agreed to the revised amount, signed the payment schedule 10956-PS1, and submitted the down payment of $1,000 on Oct 7. I rented a 20' container to store all our downstairs items; demo and removal started at 10 am Oct 10, 2021. On Oct 12, I made another payment for $5,665 per the payment schedule.At this time, the only completed item was item 1 (Demo and Removal). DonPedro had agreed to have the project completed no later than Thanksgiving. DonPedro had requested another $5,665, which I paid on Oct 19. For the next 23 days, they performed very little work. On Saturday, Oct 23, the framers show up to frame the space. I wasn't sure about the reason for the framing, but ****** had informed me that we needed it for the job. I only questioned it because it was not detailed on the work order/quote, but I trusted his professional judgment. This was not our first time doing business with DonPedro they completed a bathroom remodel for us back in 2017. A week and a half had passed before the electrical was started. Around Oct 30, the electrician began the work and completed it mid-Nov. On Nov 17, I received an email from DonPedro suspending the job until the windows arrived that was ordered at the beginning of October. At this time, I had made another payment of $4725.00, which came to a total of $17,055 paid. They finally installed the windows at the end of February. ****** told me that he had grossly under-bid the job. He said to point that out, the entire perimeter framing was not included in your contract and should have been a change order. Please see attachments.
