This company engages in illegal activities. They do not follow California law. They are theives to say the least. Taxing on unlabeled fees with no explanation. Putting illegal clauses in their leases and making tenants pay for pest control when that is illegal. They don't respond to tenants. They don't make repairs in a timely manner or just don't do it at all. This company is a nightmare and needs to be shut down. The should be prosecuted for their actions.Review from Christopher F

Terrible service, communication, and financial management. Threats and malicious phone calls at night to get me to rescind my reviews.SERVICE MEMBERS especially beware of this predatory company. There is a Blue Falcon circling the company.Threats to your career will be made after they stick you subpar vendors who over charge you.There is no trust in the company.AVOID at all Costs. RUN RUN.There are plenty of better property management companies. I mean plenty! Read their non paid for 1 star reviews and you will get the gist.Over priced and sub par contracting for repairs of property. No honesty. Purely mismanaged and miss leading.Go with anyone else but this "company" they seem to just be a scam.Vendor - "yeah I think about 4000 for repairs"-Weeks later-Vendor - "yeah here is your bill for 8500""Also you need to pay me now unlike what we agreed to"The work was a garbage paint job where the over spray was over my new appliances He reinstalled draw covers upside down and didn't even bother to reinstall screws.Removed my expensive neat smoke alarms and replaced with garbage ones, he "accidentally walked off with those"He broke off parts off my bathroom door way and didn't fix it.He also left all of his trash in my garage.Not to mention breaking my expensive blinds, saying they were already broke and replace them with cheap garbage ones from god knows where.There is no redeeming qualities about this company. Ever since we started with them. The only time you get comms from them is when they want money or there is bad review written about them.I'm glad I found a new place.Beyond Property Management Response

After reviewing our records, it appears that there might be some misunderstanding or confusion regarding your experience with our service/product. We take great pride in providing accurate information and exceptional service to our customers, and it's important to us to clarify any misinformation.
There are many details missing from this complaint and all emails and phone calls can be provided publicly . Ethically we were not able to manage your property and as such the contract was terminated. Approval was provided , for a third party vendor to paint and complete the turnover process for your home. There was a change order for additional work which often occurs as the painting and repairs are completed additional items are seen by contracted vendors , which were relayed . In addition safety precautions and inspections occurred, to include a fire place inspection which outplayed needed repairs in order to be used and in compliance with California building codes, your response was " I say we just don't use the fireplace, the money isn't worth the once a year use "
There were certainly no threats or actions every made , as we value our service members. The balance due was for services provided and only after requesting on several occasions was it paid so that the closure of the account could occur.
No phone calls , or details were provided or the opportunity to correct any items there was displacement with , until 2 months later. and then it was relayed the repairs were already completed. When asked for a receipt so we could communicate to the vendor none was provided.
It is unfortunate that the continual harassment occurs and false accusations on social media as we only wish you the best in all your future endeavors as stated in our final communication.

I work in SEO and All of these 5 star glowing reviews are fake. ABSOLUTELY FAKE REVIEWS!My family and I moved into our townhome two years ago.The home was dirty with us finding dog bones as well as our carpets stinking of dog dander. The blinds were damaged, not replaced. I can go on forever, these are dishonest people. They lied about stating it was deep clean. BPM then tried to blame us. VERY DISHONEST PEOPLE.Our house was flooded. We called for support and spoke with the owner ****** who simply told us to move out. THEY DO NOT CARE ABOUT YOU!, UNRESPONSIVE. UNPROFESSIONAL!BPM or rather Beyond Reason will charge you, insult you and care about your rent payment.Family is documenting our damages.Beyond Reason are blood suckers. The 5 star reviews are fake. We looked at a property managed by BPM, and it was dirty. There was mold in the fridge. The walls and floors were filthy. The stove was a greasy mess. And yet, we gave them the benefit of the doubt, that perhaps it had not yet been cleaned up because it was probably recently vacated. We fill out the paperwork to be screened and pay the fees. But because our net income was insufficient, they wanted us to find a co-signer who could pay 5x the monthly rent.Except, nowhere on their rental listing was it mentioned that the net income would be checked and that it had to meet certain criteria. Subsequently, we asked that our screening fees be refunded because of a lack of transparency. We found ourselves misled by BPM. We would not have paid the fees knowing that our net income had to conform to their criteria, while our gross income was rejected.We requested a refund because we were no longer interested in leasing from BPM.Not just because of a lack of transparency, but also because we felt a sense of discrimination. Despite that, our request fell on deaf ears. We spent $96.00 on screening fees just to be ignored.Review from GERTRUDE N

******, ****** AND **** - thanks for teaching me a valuable ****** in what a company that doesnt care about its patrons looks like.Please believe all the one-star reviews for Beyond Property Management. They are real reviews not from disgruntled people but folks who truly have been cheated and hurt by this company.They are only nice before you sign the lease. Then they completely ignore you when you need repairs and need to reach them about a question.I don't know how they have been in business this long but I know that a business that continues this way will utterly fail.Review from Paul L.

This place is a total s*** show!!! ****** was the person that I hired to manage my condo, and she over sold her self by saying she could have my place rented in a week, so we repainted it and re modeled the bathroom and the kitchen in a week so we could be out by the 1st of the month and they could list it for rent, .well.. they sent their maintenance man to my place to just take a look, and this clown told me he needed $2800 for material and his labor to get it the place "right", i had them.send me a copy of the list so i could Iook at the list and it was little things, wich I fixed my self for$167 and a hr of my time. Then ****** listed it to rent for a obserd price wich she never got approval from us for. after 2 month of her "working" on getting it rented I called her and said she has 10 days to get it rented or she's fired, so I called her after 10 days and she didn't answer her phone or call me back, after I called 3 more times and left messages for her to call me back, she didn't, so I called from a difrent number and she answered!! She was screening my calls. Because she knew I was gonna fire her If you are reading this I highly recommend that you do not use this company. They are a bunch of clowns and she bragged about how she is the reason why rent is so high in san diego cause she raises is at these places she manages, I feel like this place should lose their business license for ever!!!Beyond Property Management Response
