They already ate 3 months of my rent which I was suppose to be paid on 10th if every month and now they stopped responding. Planning to do class action lawsuit, is needed against CEO and company. This is fraud specifically when we have tenant occupying house paying **** rent and we are not getting it ! They are intentionally making this process lengthy to keep collecting those rents without paying us.Review from SEAN T

**OWNERS BEWARE**: As an owner of a property with **** for over 2 years, they've really gone downhill recently. I'm extremely disappointed with the level of service provided from their teams and lack of transparency and communication, particularly their finance and leasing teams. **** is now about 20 days past their October disbursement with no update as of yet. As an owner, I am concerned about future disbursement of payments as I have a mortgage to pay on this property and further delayed payments will increase out-of-pocket expenses for me . I am hopeful that management will read this review and take immediate action as calls and emails to their owner-relations teams have not resulted in any resolution to-date. I'd like to prevent future owners from experiencing this issue of delayed payments and lack of communication/transparency from this company. Zeus Living, please do better.Review from Andy T

Zeus Living is a horrible PM. I'm the home owner and i hired Zeus Living to manage my property for me for 4 months now. Per our contract, they will wire the rent payment to me on the 10th for last month rent but they never paid on time, I have to call them every month after the 10th to get the rent payment. This month they havent paid like been ignoring my calls for last several days, every time i called in, someone from customer service picked up( i think they hire people from out of the country to answer the phone when people call) and told me they will relay the message to ****************** and they will call me back in the same day but yet nobody called me back nor did they give me the rent payment. I'm gonna have to contact my attorney and report them to *********************** to get this matter resolved.Review from LaMoure P

We paid about $17000~ for two and a half months in NW ********. During our stay, we were met with a grand number of problems, some of which were found and communicated from the initial inspection that was done the day we moved in. From the time of move-in and inspection, we had the following: BTHR 2 - The sink splashes water everywhere instead of steady water (Not fixed until two weeks before end of stay)Missing 1 set of keys, (Given three weeks into stay) Doorbell doesn't work (Never fixed)Door covering is broken (Never fixed)BTHR 1 - broken blinds (Never fixed)BTHR 3 - faucet is very loose (Never fixed)BR 4 - ceiling lights don't turn on (Never fixed)BR 4 - One blind is missing the piece to rise the blinds, and the other is completely broken (Never fixed)BR 4 - Speaker has exposed wires that are not safely covered (Never fixed)BR 5 - Blind missing piece to raise up and down. Also, top board is halfway attached (Never fixed)Front and back yard needs servicing (Never serviced)First-floor bedroom needs a new battery (Smoke detector) (Never fixed)Other problems non-consecutively during our stay that all took more than two weeks to fix include:Broken Washer machine, Broken Window Screens, Broken toilet, Faulty dresser (cabinets would not roll properly), Cheap kitchen materials, Cheap furniture, Broken water boiler When we reached out to Zeus and submitted tickets, we were met with dreadful communication, falsified resolved tickets, and attempts from the escalation team to gaslight the tenants. We requested for a third of the lease to be returned as the variety of problems caused us to miss many days of work. They would contact and request for a tenant to stay for vendor access and not communicate the vendor canceled. They only refunded 10% of the monthly rent (Not including fees and deposit). In all, Save your time and go with a different company.Review from Dawn M

I agree with others reviews; Zeus Living advertises as Offering high standards of safety, style, and comfort, and charge high rental rates because of these high-standards (currently paying $5200/mo). However, this promise is not fulfilled. I stayed w/Zeus on 2 occasions, both units were standard at best; customer service for assistance & repairs is terrible. Every time you contact them, a new person responds & are clueless about prior contacts w/the company. Nearly all repairs are subcontracted out to other companies, so you're at their disposal; after nearly 6 mos at my first stay, the repairs were not complete; now nearly 80 days into a second stay, repairs are not complete. Repair examples include; no heat, sewage leaking, water leaking, non-functioning/missing smoke ************ detectors, appliances malfunctioning & emit burning smell, shower handles & heads fall off &/or unusable, toilets constantly running, windows falling out. Nearly all appliances are 20+years old, cupboards are antiquated and have excessive ***************** furniture is wobbly and missing screws &/or poor quality, and no keys to access mail, pool areas, garage area as advertised. I had several other issues that I felt would be futile to report due to lack of response of more pressing issues. Many, many ************ were provided to them for repairs (which is what **** requests), & they fail to show; customer service has given several reasons why the tech failed to show (citing mostly distance and poor scheduling) and ended up advising that I should just assume they are not coming. They falsely accused me of not responding to a text, which I have yet to receive (that was approx 1 mo ago). For $4200-5200/mo, there are certain reasonable expectations one would have, including heat (**** advised I should resolve the issue by purchasing space heaters), and properly contained water and sewage. The conditions of this unit are considered uninhabitable per CA housing law.Review from Bryan W

We stayed at a Zeus property in **************** for two months. The unit was in poor to fair condition when we arrived and **** proceeded to charge ** for the previously existing damages after we left. They also made additional charges of $300 for excessive cleaning for extremely minor blemishes, such as soap rings or water drops on the mirror.Zeus Living, Inc. Response

Zeus Living, Inc. applied an excessive cleaning charge for this stay, as the damage associated with the charge was not present prior to the lease referenced in this review. To be specific the charge was primarily for dense pet hair in all filters, windows, blinds and furniture.Zeus Living, Inc. has photographic proof of these claims, and has every right to charge based on the terms of the lease agreement.
