Honestly, if I could leave this review without a star I would. I think this business is just a money-hungry scam. They change payments without notice, they always claim they "never received" any documents you send in which puts you in this endless loop. The customer service is a joke all they do is read the script and get attitudes when you try to ask any questions. My last payment was never actually applied to my account so on my new statement it showed I was due for 2 months, so when I called to question they claimed they never received my payment. Whatever you do, avoid this company at all costs. When my loan got sold to them I've had nothing but constant issues.AmeriHome Mortgage Company Response

I’m about to lose my house because AmeriHome will not provide me with a letter stating I have never missed a Payment. Very simple and all this has stemmed from a mistake they made! I am writing to provide an explanation regarding my mortgage loan. Amerihome granted a forbearance period from April 2021 - April 2022 due to the financial hardships (losing my job) brought on by the COVID-19 pandemic. Unfortunately, an error occurred during the lien amount calculation by Amerihome, resulting in my account being left in arrears by one full payment. Amerihome representatives assured me that this would not be an issue as long as I made the payments within the granted period. I have diligently adhered to this arrangement, ensuring that every payment was made on time. I need a letter stating I have never missed a payment or been delinquent on my account for my new loan company. AmeriHome refuses to provide this letter for me. We have to be out of our home next month and have a newborn baby with nowhere to go! All I need Is a letter and we will have the mortgage for our new house that we are supposed to close on next month! I have spoken to four different people at AmeriHome, all have been unsympathetic to my situation and have not helped me at all. Stay away from AmeriHome!AmeriHome Mortgage Company Response

This company is absolute trash. Customer service is absolute trash. Incredibly difficult to work with and get anything done. Prevented me from paying on a new mortgage because 4 years prior I had a different mortgage with them and my account was attached to the old loan. they would not delete my old account and could not register me a new account due to the old account. I bought my house in January 2023. Amerihome took over my loan soon after. I had setup Auto pay for the whole time with Amerihome. In April 2024, Amerihome had sold it to Freedom Mortgage. I found out later, but that isn't the problem. Amerihome received my payments on time with no issues and they gave my loan to Freedom Mortgage, but they had charged me a late fee, which has added to my current account with Freedom Mortgage. Not only that, but they had reported to the Credit Bureaus, which effected my credit score. Obviously with Auto pay, I didn't miss a payment. I've been trying to reach someone for months regarding this problem to resolve the issue. It's impossible to reach to a person, literally! It isn't even about the late fee, but the fact that they reported it, when I had not missed any payment. My credit score was affected by it. Be very careful with this shady company. I hope someone will reach out to me regarding this matter. I really don't want to get Lawyers involved.AmeriHome Mortgage Company Response

This company will do anything to TAKE your money and everything to AVOID giving it back. A mistake in my local tax office removed an exemption I had, which resulted in nearly doubling my 2023 property taxes. My escrow account didn't have enough funds in it Jan 2023 bc of this. AmeriHome DID NOT NOTIFY ME, paid the difference, then sent me a statement in APRIL saying I had an escrow shortage of -$3,330 and they were raising my monthly payment $500 until it was paid back. I was completely blindsided by this and had no idea. If they reached out to me in January when the tax bill was higher than expected, I would have just paid the difference out of pocket. Incredibly shady that now I'm paying them back WITH INTEREST for something they intentionally didn't/delayed telling me about. I contacted my tax office, confirmed it was a mistake, got the exemption reinstated, got a refund for the over-charge, deposited the refund check directly into my AmeriHome escrow account assuming it would all be resolved. It has now been over 5 months of paying an extra $500/month for a mistake from them and the tax office that I had nothing to do with. They have been incredibly unhelpful in getting it resolved. I was told to wait until October of this year when a new tax bill becomes available for them to update my statement to the correct tax lines and "provide a refund on escrow overpayments" but I'm not holding my breath that will come easily given this mess. A total nightmare, I'm going to jump ship and refinance with another company the second I can.AmeriHome Mortgage Company Response

BEWARE....I bought a new home in January of 2024. My initial mortgage company sold to AmeriHome. My first property tax payment is due September 16. Around July 15, I received an email from AmeriHome stating that they would be reaching out to my taxing authority to verify the amount owed and would be making the payment from my escrow account. There was an estimated amount in my AmeriHome escrow portal to come out of escrow August of 2024. Clearly, it was known this was for the purpose of property taxes. I noticed that amount disappeared from my portal, but nothing was ever withdrawn from my escrow account. I was told to allow time because it can take several weeks to process. Well, I obtained a copy of my tax bill from my tax authority and sent it to AmeriHome. Apparently, an error occurred somewhere because they created a "work order" to verify my updated tax amount. I thought this is what they initially set out to do back in July 2024, and then would make payment on that amount. Obviously, they never set out to verify anything, and I believe by taking my estimated amount out of my portal, were hoping I would think they were making a payment, when, in fact, they hadn't even begun the process. They have sat on this "work order" for the past week. You cannot speak to a live person. When you secure chat them, you are told to virtual chat them. I have twice now asked when my taxes will be paid, only to have the chat ended stating that my tax payment was pending this "work order." I am tempted to pay my taxes out of my own checking account to avoid delinquency, despite having the funds available in escrow and ready to go except AmeriHome doesn't seem interested in making the payment, for whatever reason. There has to be a degree of unlawfulness about this. Been with a lot of loan servicing companies and never had an issue like this.AmeriHome Mortgage Company Response

This company since my mortgage was transferred to them at the start has almost no customer support to zero customer support. I just received notice that my mortgage is now being transferred to another mortgage company with no other explanation what so ever. Amerihome states in the letter as of the 2nd they won't accept my payment, however, mine is due on the first! The new company won't have my account setup until July 9th so besides snail mail and waiting to hopefully make my payment on time. Any instructions besides mail nope. Was I notified in a timely manner nope. Not to be able to make a payment on a conflicting timeline. Also received this on a Saturday and can't have a rep to help with claims or payments in customer service? Also if a debt is not in collects you shouldn't have to play the message "this an effort to attempt to collect a debt" is the loan a debt yes, however, is it in collections? And do yall email customers or is it only snail mail so your customer have to make snap choices to catch up to you?AmeriHome Mortgage Company Response

Very Poor Communication I had some bank fraud on my checking account and when I noticed it I immediately called AmeriHome and informed them of happened. I let them know that it was effecting my mortgage payment. They said that they understood and offered to help. I followed up with a couple of calls because I was concerned about how this was going to affect my credit and payment history. The representatives told me on a couple of occasions that once they made their decision they would move my payment to end of the loan and I would be brought current. Once the decision was made AmeriHome was going to move my payments to the end of the loan but they would report me late for 90 days even though I was told by their representatives opposite. AmeriHome can’t be trusted they will tell you one thing but do the total opposite. They will mislead you to thinking they are understanding but they really aren’t.AmeriHome Mortgage Company Response

Amerihome has terrible customer service. Every time I call I get a different answer/explanation about why my payment went up. Then they told me it was because property taxes increase and flood insurance, but the numbers just don’t add up. They keep saying I need to get a refund from flood insurance, flood insurance claims they never received a payment. Policy was canceled and never received notification. Then they purchased an extremely expensive policy and didn’t let me know until 7 months later. I have asked to speak to supervisors but there is never one available. It truly is very shady and no one can offer a break down of the increase in payment.AmeriHome Mortgage Company Response

Refinancing with AmeriHome Mortgage was a very smooth and easy process. The loan officer, Sean, and his support staff, Melissa, were very knowledgeable and easy to work with. I strongly recommend this company, and if you are lucky, you get Sean.
