This business is an absolute dumpster fire to work with. They don't honor their own contracts and take 4-5 emails to get a response. They are NOT ******************** the single only thing they do well is collect money. They do NOT do any real marketing, the $1000 they expect property owners to pay doesn't include virtual or real staging, they don't do ANY marketing it's impossible to find your property listing I had to use ******** marketplace to get an application submitted. They sell you into a contract with exact verbiage for what they are responsible for after a subtenant moves out and then go out of their way to convince you that you don't understand their contract, they actually do literally nothing. Example...the move out process:IN THEIR CONTRACT: VACATING. When moving out, Tenant (NOMAD) must use best efforts to: a. Ensure Subtenant completely vacates the Premises; b. Ensure Subtenant leaves the Premises in the same condition as at the start of the Lease, except for ordinary wear and tear. c. Ensure Subtenant returns to Owner all keys and personal property issued to Tenant for Tenants use, such as garage door openers, and tools. If Tenant does not return all keys and personal property at the time of vacating, Owner may change the locks and charge reasonable costs to Tenant.Their actual response to this: Section 20 refers to Nomad ensuring that the subtenant vacates and leaves the property in good condition, but it remains the owners role to manage the post-move-out process, including repairs and cleaning.BEWARE - They take a good share of your money but do not do a single thing as a company to fulfil their role based on their own contracts or earn their % they take.Review from Erika B

I submitted an application for an apartment for rent through their website. They emailed me directly telling me that my application has been approved and is up for review. They gave me the property owner's personal information, "as he likes to conduct business himself." I contacted the owner, and he had be fill out another (less intense) rental form and later informed me that he and his wife would like to lease the property to me. He was very insistent on having me send "his assistant" the security deposit, but at this time I had not yet toured the apartment. Nomad stated that I had to submit a rental application with them prior to arranging that. So I kindly told the "owner" that I will provide payment upon an in-person inspection, where he angrily dismissed and gaslit me. The following day I received an email from an employee at Nomad telling me that the "owner" was in fact a scammer and the unit was not legitimate. I replied back stating if there were any security measures to protect my personal information, as I am sure they gave my Nomad application to this scammer, but received no response. I emailed them a few times and never received a response back. THEY DO NO VET THEIR CLIENTS. How did their team approve of a false property owner/scammer? Do they not ask proof of property ownership? They do not have a phone number listed, they don't respond to emails. I am quickly realizing this company itself might be a scam. I have informed the BBB *************** of this incident in order to protect other potential victims of their negligence.Nomad Properties Response

Here are several issues I have with them -No phone number on the website. No chat option. No e-mail contact. Just a form to fill out.No sample lease to review before agreeing to services.No say in who rents your house. Anyone who meets requirements on paper can get approved even without touring the house or the owner meeting them.Dont require both owners to sign, just tenants. Dont answer the phone. Don't respond to e-mail.Have people fill out an application using another companys site. Dont check property condition before move-in.Give out the owners address to return the security deposit (would never want a renter to know my personal address).Dont give the owner payment right away although the tenant is already in the house. You won't receive payment until the 5th of the month so if the tenant moves in after that date you have to wait until the 5th of the following month for your payment. Very little information on the website. Cant read over the agreement for Nomad services unless you signed up with them.* Charge extra fees (took out a portion of our pet fee per pet) although no paperwork specifies what fees or exact amounts they are taking out. Doesn't state this in our lease. * Don't respond for 10+ days to requests or not at all. I asked for paperwork/agreements related to our property and had no response at all. * Insists that they will collect utility bills owed from tenants and then don't do it. * Only get a response if it's something that they need. Otherwise, they ignore you or don't want to deal with things when they aren't easy issues.* "Tenant must comply with all applicable HOA Policies per lease". Nomad doesn't enforce.* Stop responding when things are difficult for them. The only thing this company does is the application (through another company) and collect payments on their platform. They make quite a lot of $$ for doing very little work.Nomad Properties Response

Hi **** -- thank you for taking the time to write this review. It sounds like you might be in need of a full-service property manager. Nomad is a software platform that guarantees your rental income and helps you manage your property. It sounds like you might need a more full-service experience from a local property manager. Although they will charge 3x more than we do, it is an excellent service if that is what you need. We are happy to make the introduction if you'd like. Just let us know!Review from Hannah G

Do NOT use this company. No way to contact them listed on website. Will automatically approve anyone who fills out an application and meets qualifications. You will have no say in anything and stuck with a signed lease that you don't actually sign. It's automatically signed for you. They won't respond to requests to review a blank lease (not on website to view), to obtain copies of agreements, signed paperwork, etc. Apparently, they will take $10 of your pet fee (per pet) although I could find nowhere that it states that and they wouldn't provide paperwork that has it listed either. I think she made it up to get more money. Also, if tenant doesn't get utilities switched over on move in day - good luck getting reimbursed. They want to add it to the rent, but of course then it will have the 4% taken out of it too which is illegal as you should get the full amount owed for the utilities. They seem to favor tenants over owners. ****** wanted to end lease 10 months early (with 2 1/2 weeks notice) which I'm sure is against lease terms. Would love to end lease early, but need time to find new tenant. Also, Nomad can cancel the agreement you make with them, but you can't cancel without a $1000 fee. Tenants have violations of the lease, but have no consequence for it. This company ***** and is not professional at all. They take your money for pretty much doing nothing and if things get difficult for them, then they will want to end your agreement.Nomad Properties Response

We are a software platform that guarantees your rental income and provides your tools and services to successfully self-manage your property. It sounds like you might be in need of a local property manager. While that can be expensive, it is a great option for some people. Let us know if you would like an introduction!

I was so excited to find Nomad initially, but it was definitely a too good to be true situation. When I initially listed my property with them, they continuously gave incorrect information to perspective tenants about the property. I had to do a lot of additional work following up with potential tenants and clearing up misinformation. When my neighbor decided to also rent with Nomad, Nomad told the renters of the neighboring until that the yard attached to my unit was actually my neighbors. Needless to say the next door renters felt pretty let down that they were told they had a yard but did not. It took about 3 months for Nomad to finalize a rental. We rented it out ultimately for the lowest guaranteed rent price, which was 600 dollars below their estimation of what I could get for rent. This barely covered my mortgage. Quite a few issues arose with the tenant Nomad found. When asked Nomad for help mediating, they ignored my emails at first, and then told me they could not do anything. When the tenant broke the lease and moved out early due to a flood, Nomad told me they could not honor the guaranteed rent ( this was the main reason I signed on with them) unless I denied consent to the lease end and charged the tenant. Because of the hassle of the flood, I felt this was unethical and ended up eating the cost of the tenant moving out. The tenant shared with me that he had a difficult time contacting Nomad and often received no response for various requests. Honestly, I think it would have been easier for me to manage this whole thing on my own. I thought Nomad would offer some mediation and support which I wanted as someone new to renting out their space, but really they just were an additional hassle and provided very little. Due to the poor experience, I decided renting wasnt for me and sold my place. Nomad offered to help me sell, but due to the bad experience with them I chose a different realtor. You won't find their contact information on their website, application process for renters, additional fees (yes, they take part of your pet rent for themselves and keep your deposits in their account), no sample lease agreement to review beforehand, etc. Apparently, you can't get any of the specific details UNTIL you sign a year agreement with them. They automatically sign a lease for you once an applicant has been approved by them (they use another company for applications and it looks sketchy so renters are skeptical about filling it out). You have NO say over who lives in your house. They only require one signature on their agreement so could lease the house without permission of owner. You may want one small pet only in your house, but they will approve anyone who has pets so could end up with multiple pets. Very misleading and deceptive company. Very little information is on their website. They say that they are NOT a property management company and you can have a DIY option, but that's not 100% true. I wasn't even aware that someone had rented my house until the night before they were to move in and still had other showings scheduled. They will automatically approve anyone who completes an application and gets approved on paper even without you meeting them or them seeing the house. DIY should actually be a DIY where you approve who moves in and not have an automatically approved tenant. They don't answer phones (when you can find their number) and charge extra fees that weren't listed on their website. Don't use this company - they don't check out properties before renting them either. The guaranteed rent is stupid because anyone who has a high credit score and great rental history will be able to pay the rent. You can do a rental yourself without a company like this.Review from FT M
