      H *******, 

      Thank you for your time on the phone today.

       

      We have a large estate that is 36 acres with a main house of over 18,000 square feet and two guest lodges of 1,400 square feet.  The main house has an indoor pool and spa of 8000 square feet.  We have half a mile of beach and two dock systems and 4 waterfalls with koi ponds.  The landscaping is amazing and we have miles of hiking trails.  We host many weddings and corporate events.  We run the estate at a loss each year.  We rent out each of the four areas on *** *** to cover some of the running costs which are just over $1000 per day.  

       

      ****** ********** has been a concern for all on our property for the past two weeks.

      She contacted us outside of *** *** on our wedding website.  She asked for a discount and we made many first exceptions for her.  First saving her $640 and secondly going outside of *** ***. 

      She gave us two payments to add up to $2,600.  One of the payments did not go through.  ****** showed up late night and said that she wanted the pool to herself.  I sent her copy of the *** *** shared amenities and explained that she was lucky that there was only one other rental that weekend.  She then called me back and said that she had left the property and wanted her money back.  I sent her a copy of our strict cancelation policy and said that our cleaning people would check on the lodge in the AM.

       

      Our cleaning people informed us that ****** had not left like she said and that she was still there with her  three guests who  stayed the night with her and partied in the pool area.

      We went to the lodge to talk with her. We were on the phone and on the porch of the lodge and it was 4 pm on Saturday.  Checkout is at 11 AM.  She was on the inside of the lodge in bed. One of her guests had just answered the door and the smell of marijuana filled the air.  We called  ****** and she said that no one had smoked in the house and that they only smoked on the porch.  We explained that we were calling from the porch..

      We explained that she has stayed and she must pay and she needs to pay the balance of the bill. She said that she would clean for the next guest.  We tried to reason that the next guest would expect clean sheets..  She said that she will stay till she is reimbursed.  We tried to reason with her logic and compared it to a hotel.. cant use the product and not pay, also need to pay for the cleaning.   We also sent her our no smoking policy and pointed out the no smoking signs on the door of the lodge and noted the two signs inside of the lodge.

      We further explained that we would need to use an ozone machine to get rid of the scent of marijuana and that families usually rent the lodge and would not enjoy the smell.

      They also had opened all the windows on a 90 plus degree day and the AC units had tripped the breakers due to them setting them to 60 degrees.

       

      We left and came back after half an hour and  we were greeted with a very confrontational ******.  She refused to pay the $1,100 she owed and called us liars, said she wanted the pool to herself.  We showed her our cancelation policy and also what amenities are shared.. baseball field, pool and spa ..hiking trials and beaches (we have two).

      We tried to reason with her that she cant possibly feel that the smallest rental on the property has exclusive writes to the pool and spa that is six times larger than the space they rented.

      ****** said we don’t have a contract and that she isn’t going to pay.  She was very hostile.  She ended up leaving soon after and has sent us threatening messages for damage to us and our property.  Her boyfriend and two other friends followed suit.  We have contacted the police and this did not stop her.  She calls on blocked number / no caller id up to 100 times in a row.  She called me five times while I wrote this.  Often I cant use my phone due to the constant calls and she calls in the middle of the night.  Our security has been on high alert.

      Thank you for your time.  This is a first for us in five years of business.  We will not rent outside of *** *** or **** due to this painful data point.
