Very poorly managed property. Predatory parking and towing practices. Safety and lots of police presence which has increased since 4+ years at complex. this leasing year started charging $250 amenities fee for very under par facilities; pool, gym(?), and(?). Management office cannot be reached by phone and displays lack of concern when tenant issues are presented. Rats are visibly present around apartment (outside) and very poor trash maintenance. There seems to be a definitely shift in qualifications for tenants moving in. I'm very disappointed in overall standards at this complex and would not recommend living her to anyone

This place is the worst. I have lived here for a couple of years and within that time they initiate cleaning fees which I have never seen someone to clean the place. There are charges for the water bill which is estimated by a company in ***** who are very rude when you call. Instead of installing a water meter for each apartment. the bill balloons to a different charge each month even if you do not use the water. The tenants were never informed of a water bill increase and we are subject to a surprise amount every month. tenants are also charged for a common area electric fee along with paying their own electric and gas fee. Is this even legal to price gauge on a rental property?

This company owns rental properties that are completely neglected. The leasing managers they employ are an even bigger joke. More than 4 in the last six years. There are several issues that are present at their Laurel location. There is an infestation of rodents and bugs. The property charges each tenant a cleaning fee yet there is no cleaning service in place. The maintenance crew lacks boundaries and make women feel uncomfortable. They walk into the apartments with no prior notice, almost purposefully. When the leasing office is informed they brush it under the rug. The leasing office barely answers the phone let alone an email. They are extremely hard to get ahold of considering the property is immense. I have personally been stalked three times and the leasing office has not done anything to enforce safety. Which is witnessed through the broken front door which anyone can access without key. When your items are stolen the property managements puts the onus on the tenant instead of actually finding a solution. The appliances are outdated and constantly need repairing. The walls are not even cleaned before being painted over and you can see old material and hard dried into the paint. They charge you a carpet cleaning fee upon move out although they replace the carpets. They have a number of ways of collecting money from you that later goes unseen. Again, as witnessed through the lack of upkeep throughout the property. There’s fecal matter in all the grass and the grass is untreated. Leaving tenants and let’s susceptible to illness. I mean if you are going to continue to raise rent prices the least that could be done is the improvement of management and the property. There aren’t even enough parking spaces although each tenant pays a $50 fee, otherwise your car is towed to a third party shady location. The company they partner with is predatory and borderline harassing. This is a reflection of the real estate company .
