      Franciscan of Arlington They claim to be luxury but far from it. The gates are always open, maintenance never comes unless you deem emergency the list goes on. Just last week, the water was shut off from 11am to the next day 6am. Please, Be careful everyone. On Saturday 11/9 while looking at my ring camera I noticed this random guy going up to my door just listening in on my apartment. It was made aware by my upstairs neighbor to the leasing office and they told them that they didnt want to send an email or make the community scared and a police report can be filed. I went myself to the office and was told the same thing. One of the leasing managers ***** was very condescending and rude, and informed me that because it wasnt an issue directly on the property, no email would be sent out and a whole bunch of excuses. She also said several people have told them it happened to them so its not just me. This is very frustrating and scary. I dont get how a leasing office is just so cold in regards to their residents safety. They send an email out about little things but not warning their residents about whats been going on! I wish i could Upload the pictures and videos on here.

      ***Move here at your own risk!!!***The reviews say it all our experience was no different. High turnover staff so whenever problems occur your going to be meet with the famous im "new here response"! Maintenance issues that were brought up at move in were never done from the start of our lease until the end with the exception of our AC going out and replacing our air filter lol smdh. After signing our lease agreement we were notified of the internet issues or lack their of. Working from home based on that was awful. We were promised a credit for a hot spot the next day after move which they did apply 3 months later after us having to be super persistent with multiple phone calls(which they never answer)emails and office visits. You could tell they wanted us to give up and not honor something they told us we would get right away. Gate hardly worked, when we moved in our mailbox lock was broken,our car was broken into as well, amenities are hardly available(that you pay for). They do send regular and updated emails about everything but guess which one they claimed to send out that we did not get(lease renewal email)? Of course we are now being charged for an extra month but the funny thing is when we were 35 days out they were still reaching out to us about renewing our lease and this time of course the email came through and they put a notice on our door as well which let's me know their intentions were never for us to not be complaint to the 60 day notice period! I know this like others is a long post but companies/landlords that operate like this should have tenants share this information with others so they avoid renting from them as well!!Blessed to have the opportunity to post this type of stuff and glad others have as well. If they have had this much turnover in our 6 months and during the stays of others and these issues are still happening then the problem has to start from the top!!

      This company scams their potential residents. The advertise renovated apartments but they are not. I have lived at Magnolia Terrace (*********) for over a month. If I had been allowed to see the apt before I moved in, I would not have moved in. I was bamboozled tbh. A full list of maintenance issues, and more, were presented to the assistance manager A. at move in and she made the work order. I've spoken to the assistant manager A. and the manager M. About these issues and was told they're be completed ASAP. This was false. There has been no effort to complete even the simplest work orders like the microwave, the clogged sinks, and the broken blinds. Even if the maintenance team is short staffed, a month for the simplest stuff is just lazy. I saw the maintenance man letting his 10 year old son drive the maintenance golf cart while he rode along recording. Is that allowed? I wondered if he was playing with his son instead of completing work orders. Or does that means he brings his son into people's apartments while working, which is a huge liability. That was when I started to truly regret moving here. Either way their business practices are disgusting and immoral. Here is my problem list: //Living & dining cracked fireplace tile Blinds need replacement Verticals blinds broken sliding screen stuck Unpainted spots //Kitchen and Hall Hole in the wall Torn refrigerator seals broken microwave handle Paint on counter tops Broken cabinet door Clothes Dryer not working //Bedroom 1 Broken blinds Stained walls Hole in the wall //Bedroom 2 Stained walls door does not shut //Bath 1 Shower rod is broken the sink clogged no stopper Paint missing from the wall Bath tiles are coming away from the wall promoting mold growth, and need repair The sink cabinet has water damage at its base Paint on the floor //Bath 2 Paint missing from the wall Sink clogged Sink has no stopper Pet or water damage at the base of the sink cabinet cabinet needs repainting

      Be careful if deciding to move to this apartment complex. They will offer one free months rent but when it come time to sign the document they will "FORGET" to include it into the paper work. When I realized what had happened I asked if I was getting what was promised and received a firm yes to my question. Several months went by and I never received my free month so I went to the office to talk to the property manager to see what happened. Comes to find out that only people moving in right away get the free month NOT people who had to wait for an apartment to open up. I was not aware of this stipulations. I had asked several times if I was getting the free month before signing the paperwork and received a firm YES to my questions. I'm not sure if this is a common occurrence, but this is not how you do business. All I received was lies and deception, and the property manager should be replaced.

      This company owns the atlantic at ********* in *****************. I applied for a one bedroom apartment. The application fee was $75. The reservation fee was $100. I paid for my application and reservation fee on August 30, 2024 and I was denied the same day. I called that same day and spoke with ****, she said she will speak with her property manager So I could have my money returned since my application was denied due to credit called back to follow up to see where my money was because I did not see a credit in my bank account. So tuesday september 3rd i contacted the property to see why my money hasnt been returned. I was given the run around and when i asked for corporates number i would always get placed on hold. I get an answer that a check is being mailed to the address i listed on the application. I was never told or there was not a disclaimer stating how my money would be returned if my app was denied.. Ive called everyday this past week and have gotten anywhere. I read reviews that it took 3 months for a individual to receive their check. I should have been given an option i paid with a debit card i want my money back the same way i paid. I did not pay with a check so why am i receiving one to a address i no longer live. If your property was up front about the application and reservation fee process i would have not wasted time by applying. This experience has been a total nightmare and i feel i should be refunded the application fee as well for lack of communication from the property. Also for them not knowing or guessing what the issue was just telling me oh i see we credit you the reservation fee but cant tell me how it was credited when i paid by debit card. Then state they are putting in a request with accounting to see what happened as to why i havent received my money. Then you ask what is the *** on that they dont have an answer. I paid yall same day and i expect my money to be returned in a timely manner not jump through hoops.

      I currently reside at the Atlantic Aerotropolis . It has been nothing but pure mess since we moved in . We moved in June 15 2024 , and have paid almost 8 thousand+ dollars in less then 3 months. Its 9/2/2024. Ive asked for explanations of fees that were never told about, discussed or in our lease agreement. The amenities never work . The pool has been down for a few months and the other rooms are always filthy . We are paying all this money and cant even enjoy the amenities which is what they mainly sell you on. The elevators are always broken as well and the security gate to walk into the ***** the maintenance Supervisor is rude as all get out . Ive asked on my acct to have them call before coming in to our home due to having daughter and personal respect . Truth be told they need to drug test the people they have working here . The management continues to add on different fees to our acct and cant explain them. They added $350 and $20 monthly fee for a pet and we dont even have an animal!!!!!!Nothing is getting resolved its like they are stealing our money bc were locked into this lease. Ive been mentally messed up since moving here . Its already a stress to move and they have done nothing but make it even worse. They dont care about the tenants and its clearly shows. We chose this place for our family bc it seemed clean, safe and professional. Nothing has been shown that since Day 2 of moving in . Kitchen flooded bc of broken and molded dishwasher . With sitting water , God only knows how long its been like that before moving in . That should have been replaced before lease was signed . We just want to be treated with respect and them too understand that this our Livelihood. We work hard , served this country and we just want to come home and relax and dwell in peace . With out being spammed out of our money and paying thousands for things that dont work. Charged extra .As well as our issues being dismissed by the leasing team and corporate Mgmt.

      This company is listed as owning Azure place apartments in *******, **. The Management team is never available. They list (miscellaneous) fees on your rent and make you pay them and a different company. I have been charged 3 late fees, when rent was paid on time. Rental insurance is listed in the rent total every month even though I have shown where I pay rental insurance through another company they recommended. They change extra $40 for water, that is supposed to be reimbursed, but I haven't seen any credits from them or MLGW. Plus every day between 2 until whenever, they shut the water off inside the apartments. I have left several messages for the rental office and the ***************** with no results. The security is only on the property when the office is open, the gates are always broken. Sometimes you can only get in by foot. I have had to spend several nights away from home because we can't get in. I have been late for work because you can't get out at night. One of my cars was stolen, one was broken into, and one of my guests cars was towed. They claim there's visitor parking, but there are no signs. These people are crooks and now they're trying to evict me for making very valid complaints!

      I am a current resident at ********************. I have been here since 2019 and never had such a negligent experience with them until now. I put in a work order for my unit because my A/C hasn't been blowing cold air. I submitted my first work order in June 2024 and a few more after that for the same issue. I am pretty much emailing them everyday (the apartment complex and Atlantic Pacific) and have gotten little to no responses back. June and July have now passed and it is August (the hottest months of the year) and it still isn't fixed! They temporarily fixed it a few times but now it doesn't work at all. They told me they ordered a part two weeks ago (when it should have been two months ago) but had to fix two other units last week because it was worse than my unit. I still don't understand how that is my problem and still don't understand how it wasn't ordered two months ago. I am at my wits' end on dealing with this since no one seems to help out with this issue.

      I applied for an apartment October 11, 2023 & paid ALL necessary fees to apply. October 12, 2023 there were emails being sent between ****** and I throughout that morning. Just as her, I had a job to do & tried to schedule a mutual time for us to talk. Unfortunately ******’s manager was impatient & told her to cancel my application. When the last email was sent that afternoon around 2pm or so, I told them they could send my deposit/Reservation Fee back to my P.O. box & gave ****** the information. (if that wasn’t an option, I definitely wasn’t told) Anywho, weeks go by & I have yet to see my check for my Reservation Fee. I called November 15, 2023 and spoke to a Leasing agent whose name I cannot remember, she was a female & I told her what happened and she said since I dealt w/ ****** to give her a call back when she was done touring. I then call back a few days later November 20, 2023 & finally speak to ******. I asked her why hasn’t she replied to my email regarding the follow up for my check that I sent to her Nov 14, 2023, she didn’t reply. So I then asked her what was the status of my check she said she didn’t know, their main office/Corporate are the ones who write the checks. She said it could have been a delay because as she told me “last month was a holiday”. She was referring to Halloween… Here we are November 26,2023 and I still haven’t received my check. Per their contract in the lease application they have to send full refund “within 30 days” They are in breach of contract. They are trying to keep my money.

      Our first issue was that maintenance is very slow. When we first moved in they had us fill out a form of all the things in need of fixing. We did so but after many calls and visits to the office, nothing was done until 3 months later!!!!! This is even after they would specifically say they would come before today is done or by 4 pm tomorrow. Of course because of that I just fixed things on my own but there were still other issues like blind replacements and whatnot that we had to wait on. We also moved in to an apartment that reeked of marijuana. The office said they could do nothing about it but to report if we saw someone smoking. Months later we still get heavy waves of the smell. The next huge issue was the amenities. We moved in April with outside temperatures of 85+. The pools were closed though. The office kept saying it will open in a week over and over again with no success. The pools did not open until mid August!!!!! By the time pools were opened it was 115 outside and too hot to swim. Along with the pool being closed the gym was also closed for the same amount of time. As for management...when touring the apartment they seemed so nice and competent....but that was all a front. To be fair one of the office ladies that was good no longer worked there as soon as we moved in. But the office people were rarely nice and not usually willing to help. And the property manager was never around and impossible to reach. To top all that off when you are nice and polite with them asking for assistance or even dropping mail off that was delivered to the wrong address, you get met with what I can only compare to a sarcastic teenage girl that is truly just rude. Not enough room to explain but they are dishonest about rent.
