C and S management is doing a terrible job in our community of **************************. They DO NOT respond to any emails and have NOT taken care of things in our community. If you are looking for a management company DO NOT go with them. They are useless.Review from Bob T

C&S community management board members are picking and choosing who they want living in their community. A certain board member is new and is making up lies about certain homeowners so they can get kicked out. I’ve lived in my home for 11 years and NEVER had anyone ever complained and this certain board member now has been my neighbor this entire time and never has complained before and now that their on the board their making up lies about homeowners. Really wish Judith was back as manager. She was amazing.C & S Community Management Services, Inc. Response

C&S does not have Board members in a community. The Board members are elected by the owners in the community and the Board then hires a management company. C&S works for the Board and not the other way around. The Board does make the decision in reviewing an application to rent or purchase. C&S does not make this decision. I am pleased that the homeowner has been happy with C&S until they have had issues with the Board which we have no control of. Chris B - President C&SCustomer Response

Well I’m being threatened and harassed in my own home that I’ve lived here for 11 years and never once have had a complaint till Josh became a board member! And he is my neighbor! Since my wife is where she is now he makes up lies to the board and now I’m being threatened with a lawsuit when I do nothing but stay to myself. I have cameras that show I do nothing! I have all camera footage of the neighbor Maryann and her sons kicking my trash cans around, driving through my yard cause they just don’t want to move their car, ripping up yard sticks that I had up cause I was going to plant some tall trees to try and help the madness of the neighbors driving through my yard and the mother Maryann trying to rip my door bell camera off . I have all the footage and the board does nothing! But lies can be brought up about me from Josh and I get threatened with legal mail and a law suit. Yea you have no control but yet it’s your company!Review from Patrick M

************************ has not been involved with Crooked Creek since very early this year. The end of last year she had been very ill with much time in the hospital. This year she has been in the hospital most all of the time and is still in the hospital today. She obviously is no longer with C&S due to this and has been in and out of critical condition while in the hospital. **** has been an excellent manager the past twenty years for C&S and we wish her the very best as she battles on.Review from Stacy W

I would first like to start with the fact I am a. real estate agent and one of my jobs is to ensure I give accurate information to a buyer and their agent in regards to HOA details of a property. Sometimes we have to verify with property mgrs to confirm information so that we can keep deals together. I cant tell you how many property Mgrs I have to call daily for help that just have no care to return my message or to answer an email. The frustrating part is deals can die if you cant get answers in a timely manner. All that being said from day one I took a listing in Bradenton *************************** fro C&as Community Mgmt has always answered my calls or called or responded to my email quickly. Just this week I needed some help and reached out and she told me she was no longer working in that community and referred me to ************************* who was the new contact. She politely told me she would forward my request to **** for help. I said thank you and hoped for a quick response from ****. After a few emails and messages left for **** and no response for 2 days. I was forced to ask ***** to help with the 2 very easy questions about the community that I needed to verify for the buyers in order to keep the deal together. This all had to be done within our inspection period. ****** again was available to help and not only did she respond to my email she was emailing me late in the evening with all the answered I needed to get back to the buyers so I can keep a deal together. I cannot be more thankful for her effort and her understanding of helping me out. I know she could have ignored me and waited to this morning to call me but she went out of her way during off hours to ensure my questions got answered. Thank you so much ****** its people like you who we are missing in the world and I appreciate you taking time to help and understanding that we are also trying to do a job and I appreciate you be available to help every time I needed it. C&S just recently took over management of this community. The information we proceeded with was from the previous management company. Once we heard from the home owner we updated the information and waived late fees. The actual homeowner dues are still owed but remain unpaid. To waive any additional fees would be unfair to the other owners as this homeowner would not be paying their fair share.Review from Susan M

I want to praise ************************* for her prompt and efficient response to my problem with the landscaping service. It wasn't really her problem but she went above and beyond to address the problem and it was fixed the very next day. Actually, every time I have contacted her, she has addressed my concerns in a timely and efficient manner. It's nice to find someone with a great work ethic!Review from Jennifer A

Judi and Lynn were very informative and helpful to myself and my buyers throughout the process of purchasing a condo in Sea Pines on Longboat Key. They made sure everything was done in a timely manner for my buyers to close early on their new condo. I appreciate the immediate response I received from both of them. As an agent, I have dealt with many different HOA management companies, and they by far exceeded my expectations. I know my buyers will be in good hands with them.Review from Nicholas H

This is the absolute worst property management company Betsy D. will not return calls or respond to emails or get back with home owners with information I've requested I really don't understand how this persons still has a job managing this property
