Hello - I closed on my new build ABD home 2/22/22. I paid $75 extra 6/21/21, during the design phase of my new build home, to have an extra outdoor ceiling fan electrical box installed. Builder's plan only allowed for 2 ... I paid $75 extra for the 3rd. I had arranged for electricians to install the outdoor ceiling fans on 8/9/22 and they inquired where they should be installed. I wasn't sure, so I asked Tito C*******, ABD warranty person, to show me where the exterior ceiling fan boxes were. He went into my garage attic and said there were only 2 electrical boxes installed. I asked, at that time, to be refunded the $75 I had previously paid for the 3rd ceiling fan box. Never received a refund. I then texted the builder's warranty person, Tito C*******, (text is the only contact method for ABD warranty related issues) who indicated he would contact Deborah H****** (ABD design room person) & Yuval B******* (ABD president) advising them that ABD failed to install the 3rd fan electrical box. No refund received after the multiple texts I sent Tito. In addition, I emailed Deborah H******, Yuval B******* & Matt B**** @ ABD Development advising of same - I paid $75 for 3 fan boxes and ABD only installed 2. See attachment. No reply to my email and no refund. I want the $75 they were paid, for services not rendered, refunded to me as soon as possible. ******************Business response

Business Response /* (1000, 5, 2022/08/22) */ Ms. ******** is demanding a refund for an upgrade that WAS included in her home. While she may want three ceiling fan prewires on her lanai, only one is included as standard. We added a 2nd, which she paid for. No refund is due to her. I purchased a home from this builder, We closed on January 28, 2021. Since the time that we have closed, there have been so many issues with the home, and the builder has really done nothing about it. They just don't care, you close and they take your money. But there is one issue that I feel they should take care of, The AC unit in my home has not worked right for the whole year we have been in the home, not even two months in the coils had to be changed in the unit, being new I did not understand why. We have had a problem with humidity, where you can feel papers and they are damp. I had them send service men out, but nothing ever got fixed. Just before the summer the system leaks water all over, they come out and tell me I did not drain my system, I told them that if that was the case the cut off value should have turned offed the unit, but it keep going. So I was then charged for that service call, , , Before my year was up, I had the system looked at again a service man can on January 27, told him my bedroom was always cold, looked and told me that i would need a air balancer. Never got put in, was told it was after the one year and if I wanted I had to pay, now this was said to me while I was still in warranty. In the beginning of February compressor blows, unit year old should not have happened. had to wait for the piece had no AC at all. I had someone come and look at the system and told me I need to change it and that it really should not have blow at just a year, they looked the air flow the way it was done on top of AC, and I was told it was done wrong, and that was causing the air not to flow through and it is probably the reason why the coils went and the compressor At my expense I had to pay for the repairs $1045, I then told the builder and refused to pay for the repair, They told me someone else looked at it, no one looked at the unit while under warranty except them. .Business response

Business Response /* (1000, 5, 2022/03/22) */ Mrs.************ voided her warranty by having a different company than the original installer perform work on her A/C system. Our A/C contractor will not repair a system that has been modified, serviced or tampered with by another contractor. This company is totally unethical, I showed them proof of the paperwork, There AC company was out on the 27th of Jan and I was told that I needed a air balancer, when I called them I was told that it was out of warranty because it was then after the 28 I called. They owe me for the compressor and the piece that had to be changed cause it was done wrong, and that what destroyed the compressor. Since we have no idea who this 3rd party is, and because our policy was clearly communicated to her that only the original subcontractor can evaluate and make repairs under her warranty, we will not be doing anything with her claim. On January 28, my one year was up with the builder. When I called about the air balance that I was told would be done, On that phone called was told out of warranty, I would have to pay myself. So at the point If I would have called the company Air Flow they would have come to look at it told me the same thing, builder not responsible cause again Out of warranty, and would have charged me. At that point I had the right to call anyone I wanted. This builder has left us with many repairs that will cost me money, cause they did nothing on my "to do list": I was already told by the warranty guy that nothing would be done on my home not even what was promised to me. I also called emailed one of then people in charge, Mr Matt B****, he did not even have the courtesy to email me back or call me, that is when I was told they would not do anything else on my home. This is a horrible company, We paid a lot of money for this house, we were told by a neighbor that we were supposed to do a walk through just before the year was up, but never happened. I would have then addressed all the issues with the AC unit. So them saying I used a third party is untrue, out of warranty, I had my right to call anyone I wanted, of course then I would not have been told about the things wrong with the unit that we had to repair: Mr. Matt B**** needs to just do the right thing, all the things wrong with my home, wonder how he would feel if it was his home, and paying so much for it also. Also I don't have any text that was sent to ABD or Mr B****, I only sent an email. So have no idea why ABD keeps saying I texted them:
