To be honest I cant even give this place 1 star. They were previously Lakes housing. Now Palm Harbor. I have never come accross so many problems in my 59 years of life. They will steal your money, They took over 2 years to have a mobile home ready on my lot. They do not take responsibibly for anything. I can go on, but wont have enough room to write.Review from Jacob O

My sister recently surprised my with a brand new double wide put together by ****'s Housing center. Since she is from **** she couldn't physically see the property and had to do everything online. She went ahead and paid for it because it was brand new and supposed to be ready for my fianc, our 2 yo daughter and I to move into. When we finally got the surprise and went to go see it the ac didn't work, all the front and back door didn't close properly, and all the trim, wall panels, and tubs are falling apart. It looks like ****'s got some Crack heads from a day labor place to put the place together. When we got the ac fixed the unit worked, they just never ran the air ducts. They also didn't hook the drainage up on the plumbing so it all leaks under the house. The didn't call around any of the windows, have gaps in the siding, and the soffit is all messed up. This house was NOT purchased from Lake's Housing Center, **** and we have nothing to do with the product. We were hired to do the setup of a home that was already purchased and built. We were again hired to service it after the investor didn't coordinate with the factory to repair many flaws that should have been addressed by the manufacturer as we directed them. The issues you are mentioning are factory issues. Ductwork is installed at the factory, windows are installed at the factory, soffit, wall panels, counters, electric etc. all done at the factory. We have never seen a home with that level of factory issues in our 48 years of business. RV Finance Solutions was the investor and their project manager up and left not finishing this home. I met their Realtor out there a few weeks ago to show them what items needed to be addressed by the manufacturer and they waited too long. The factory washed their hands of it. The home was a Legacy and that is not a brand we represent, sell, or recommend in any way and we never will. It is as cheap as manufacturered housing comes and we would never go there. If you wish to go after someone about the condition look to the person you purchased it from and the factory that built it. That home was sitting without power for months because they didn't finish getting what they needed to close out their permit. We were hired to do very limited parts. My husband and I had a terrible experience with Lake's Housing Center. We purchased the home and signed the contract in August, 2020. We were told it would be approximately 4 months. It did not arrive until July, 2021 and we were not able to move in until October, 2021. We have several cosmetic issues with the home which we reported in November, 2021. To date, these problems have not been corrected. We also had issues with the estimated price of the property improvements. We financed the anticipated impact fee into our loan, but were later told that the fee was thousands of dollars less. When we requested a refund, we were told that their costs exceeded their estimates so they deducted the money (approximately *******) from our loan overage.Lake's Housing Center Inc Response

We are terribly sorry you had a bad experience. The unforeseen material shortages and labor issues stemming from the ******19 pandemic that the construction industry is experiencing has been unprecedented. We honored the original price of the home as contracted as we have for ********************************************************* cancelling them all together per section 6 on the back of your contract. In doing so we literally spent money out of our pocket to put your in your home and honor our home price. Not just taking a smaller profit, but actually losing all profit and going into the red. We provided the invoice to show you this. Our pricing from the factory is not locked in until approximately 4 weeks before delivery. This is new policy with most manufacturers because of the unpredictable material costs that are bing dealt with. The average invoice increase from the factory is ****% since January 2021. You'll be happy to know that your house today sells for approximately $65,000 more than you paid for it. In reference to your property improvement items. The estimates used were made based on amounts that were being seen at the time of signing. Nobody could have predicted that electrical materials would go up over 350% in 16 months, plumbing materials up over 225%, and lumber up over 400% just to name a few items. This is not even mentioning increases in labor costs. To be clear, the 3rd party improvement items listed on your contract for electrical connections, septic, well, etc. were estimates for those items. You paid actual costs for these items with no upcharge. We showed you the receipts and you are welcome to verify them with any of the contractors. You have a hard copy on the way that was mailed a couple days ago as you as requeseted. From the beginning ALL of our customers are informed that the property improvement numbers are estimates and you'll pay actual cost. The impact fee funds that were unused still left you with a balance of funds back to you despite several of the other items coming higher than estimated at the time. I'm sorry it is less that what you expected. it is less than we expeceted as well. Your husband called about using some of the unused funds over the estimate to cover the costs of the higher priced water treatment system you selected. I told him again, at that time, we do a reconciliation in the end and you will receive any unused funds in the property improvement estimate. You cannot expect us to only refund you for items that were under costs and pay for items that were over costs. All of this being said, our total improvement amount was still under our original total estimate despite record increases in inflation and materials. In reference to the factory punch items these items are handled by factory service crews. These are obligations of the manufacturer to remedy. We have records of your punch lists being submitted when received and also records of resubmission to the new service team at ******************* We will be happy to produce proof of delivery for you if you would like to see them. You are also welcome to reach out to the factory directly at ************. Our primary service contact is on maternity leave currently, but the head of the department is ***********************. They have been experiencing significant labor and material shortages, but we will continue to push for them to take care of their obligations. We share the frustration with you with the slow response times we're seeing from service, but it is out of our control. For emergency service items such as leaks or electrical issues please contact us immediately, and we can get the factory to issue a PO to get those items resolved by local contractors. They do not issue these orders for punch list items. We wish you and your family nothing, but the best of luck navigating these unusual times and hope that you find happiness with your beautiful new home.
