I am writing to express my frustration and disappointment regarding unauthorized charges on my account and the handling of my cancellation request.In July, I noticed that I was charged $35.02 multiple times, despite having previously requested the cancellation of my membership. I initially contacted your store to request a refund for these charges and asked for a refund for the past three months, as I have not been able to attend the gym due to unforeseen circumstances. I had sent a written cancellation letter to your gym, explaining my situation and my inability to use the facilities.Unfortunately, when I followed up with a phone call, I was informed that a refund would not be provided. This response is unacceptable, as it disregards both my cancellation request and the fact that I have not utilized the gym services during this period.I kindly request that you review my account and process a full refund for the charges incurred over the last three months. The business committed to provide me access to internet by spectrum and access to my mail once I submitted address change We reached out to the spectrum construction team and they stated starlight did not request access to internet nor stated anyone was living on this property before and after closing on this home March 20th We have filed complaints to **** since March 20th and made a address change And told us there is nothing on file or request of this address being added to the **** system by starlight homes ,Starlight homes stated we would get keys to the mail in 3 business days since March 20th We have tried to talk to the representatives of starlight who own and built these mailboxes and was told they dont have the keys either and its our problem to solve even after stating this address was submitted to be on file with **** and telling us **** own these mailboxes when in conclusion these boxes are owned and operated why starlights hoa which has not been established but are charging this community $206 a month for a service that does not exist nor functions the way it shouldBusiness response

This issue has been resolved and verified that all homeowners had access. The homeowner was one of the earliest residents in this new community and we had providers come inspect connections to ensure this was resolved swiftly.Business response

During the closing process it was explained that keys were to be available at the post office. The *** does not service or provide mail. They care for the grounds in and around the mailboxes, but the keys are distributed at the post office.Initial Complaint

My situation and issues with this company has only been frustrating. . Let me start off by saying that when I first went to see the community and perhaps speak to an expert that could guide me through the process based on my needs, Eileen advised to fill out an application. According to Karen which is the loan processor with Trailblazer Mortgage, who we spoke to while I was at the office she then reviewed my application, finances and credit history she stated we won't have any issues and gave us the ok to proceed. Eileen and Karen advised that the official application needed to be filed asap to start uploading all files which I did. That day, I was VERY clear on my financial situation and needs which they also knew because I could not be more hesitant. Eileen reconfirmed that everything looked good and that we will only needed to pay the 10.5k before closing. Starlight Homes was requesting $5k for deposit and I only had $2.5k at the time. She accepted and in a week she requested another $500. That was already a red flag to me. Then she started insisting that I needed to pay off my credit cards and that we needed a plan rush. I made it clear to her from the beginning that I did not have that type of money to pay anything off in such a short term. After hearing nothing from Eileen thinking everything was flowing, I sent her numerous text and made calls to her because back in October my husband and I lost both of our vehicles due to hurricane Ian. She explained that either way the lender did not want to give us the loan due to financial issues and because it was not something we had in control she was able to request our deposit. I understood and agreed that after all we had to be realistic and accepted the request of our $3k deposit as we also needed the money to recover from the storm. A couple of days later, she called me to please please please speak to another lender "Nestor" because he was the "best" working with similar situation and making impossible possible. Once again going along and trusting the process I accepted. I spoke to him and agreed that ANOTHER application will be submitted. Keeping in mind it would be another hard inquiry in my report. I was in contact with his assistant and I believe the only thing I was missing was the 2020 taxes which I had requested from my accountant. Weeks have gone by, kept trying to follow up with Eileen no response. Until she finally sent me a text that I never submitted my application with the new lender and that either way she was no longer working at Starlight. Whaaaat??? I was shocked. Firstable, because of the unprofessionalism because she tried to make it seen with was my fault( I have proof of my inquiry in my report when In submitted my application) and second because I was following and trusting the process with Starlight Homes. She later quit and after sending numerous texts once again looking for a follow up she responded that she had quit. NO ONE had contacted me to take over Eileen tasks. No contact number was given to me to follow up NOTHING. My only way of trying to communicate with this company was sending an inquiry online and that's when Rafael (another sales rep) contacted me. The first thing he said was "I need proof that your husband no longer has the child support debt of 11k and that the closing money is sitting in your bank" I was once again speechless and even asked him if he was confusing us? He said that it looks like Jose has a child support debt which is NOT true as his older daughter is 19 and he always paid the court directly. Our two children both live under our roof so there is no child support. Since Agust this was not an issue and out a sudden it is? He also mentioned that we were changed from lot. We NEVER signed a new contract with a new lot. This property was sold to someone else without us agreeing. He also tried to make it seem that he had spoken to my husband which is also a LIE because they number they have on file is mines. Either way the last thing we signed from Eileen was an addendum like if the lender was going to contribute more. All this time Starlight is trying to sell something that's already been sold? I don't understand the scams this company is trying to run but all I'm asking after all this issues and lies is my 3k deposit as soon as possible. There are many more hiccups and Starlight Homes is not taking accountability for it. I'm demanding my refund and the manager at this property never followed up with me and as soon I was given his email address and I sent him and email stating what was just mentioned he did not hesitate to sent me a cancellation of contract. Hello Mackenzie, I have spoken with your sales team at length at the beginning of the process which was Eileen. Once everything started taking a twist I would say it was more like chasing your team for answers. The Sales manager at this location was no help and refuses to admit they failed in so many ways. I just need my money. As I mentioned before, they knew I was not getting a home but because they know the system this company made it look like it was my fault and Starlight homes did everything possible WHICH WE ALL KNOW ITS NOT TRUE. At this point I'm not interested in doing business with a company that scams un experienced buyers, I want to move on from this horrible experience. I recently purchased a home in Lincoln Oaks. The flooring is subpar to say the least. The house is 15 months old. I can feel random nails throughout the upstairs and the stairs. The carpeting is coming apart at every doorway and tiled area and the nails really hurt when you step on them. I have had to put area rugs down at all door thresholds so I don't bleed from stepping an a carpet tack. The carpet is also coming loose at the walls.Business response

If you could give 0 stars I would of done that, this company and their partnered company trailblazer mortgage are a bunch of frauds, scammers, liars, and thieves! A deposit was made in march for 10,000, with a projected closing date of may 27 2022. That date has come and gone and now the rates have risen and the sales rep Justin B****** found it appropriate to text message and bully my 67 year old elderly retired teacher mother that if we don't provide and answer to where the down payment is coming from they will terminate the contract and keep the 10k deposite. Yet when asking for an official closing letter one can not be furnished. The refuse to provide a closing date and it's now the end of June 2022. Not to mention if we want to keep the payment the same as it was supposed to be (it went up 375 a month) they want to extort my elderly parents for another 20k at closing, for which we don't even have a date. It's being reported to the state attorney general and the federal level for the finance company we were strong armed into using. If you use them beware and don't expect your home to be completed any time close to when you're told when signing up for this whole ordeal. We have since had to sign another year lease as our apartment needs 60 days notice. We were supposed to be in the home in may or should I cal it maybe! Oh the house has been fully complete for over a week also. What a shame of a company to entrust and do business with! We lived up to our end you haven't refund us our depositBusiness response

After receiving his permanent U.S. residence papers & arriving from Canada to care for our aging parents we started looking for homes for sale in Florida. My husband & I went to our appointment on Friday Jan.7/22 at 12.00pm to meet the salesman to view homes at Starlight Homes ********************************************. that were building and to see about purchasing a new home. We asked many questions as first time buyers; specifically, regarding the $5000.00 deposit they were requesting. The salesperson said "if you don't qualify for financing, guaranteed 100% refund of your deposit". Homes were delayed in selling because of windows on back order for the particular model we were interested in. Finally on Feb.27th we were told the Firefly model was coming up for sale. The salesman also said we would be going into a bidding war for one of the two homes available. He also encouraged us to not to use our real estate agent as we would have a better chance of getting the home. We were notified that we were successful in having to bid $1000.00 over the highest bid which cost us an extra $,46,000.00 more than the original advertised price of $329,990.00 for that model. We forwarded the $5K deposit as requested and entered into a contract and finalized the signing of such on March 29/22.************ were to be the mortgage lenders for said property at******************************** On April 26/22 We were informed that we didn't qualify for financing. The decline letter from************ was sent to Starlight Homes salesman Devan as requested. On Apr.27/22 at 9:53am I sent a text to Devan as to when and how will Starlight Homes be sending our $5,000.00 deposit back. He did not respond. on May 4/22 at 11:59am I sent another text could he please update as to the status of our refund. At 2:46pm on May 4/22 Devan text: "I just reached out for an update and my team said that they will not be returning the deposit. Horrible experience. In December of 2021 me and my partner came across Starlight home's subdivision found in Seffner Florida. We viewed the model home and was told that the model home would be exactly how our home would look if we decided to buy a home through them. On December 23, 2021 we gave a deposit of $4000.00 as a deposit. Since then, the process has gone downhill. We were assured the home would be in excellent quality standing and what to be expected when buying a new home through their company. We went to view the progress of the home on March 11, 2022, and I noticed a lot of cosmetic and structural issues throughout the house. We decided to have an inspection done on the home which took place on March 21, 2022 and it had a lot of issues. The master bedroom has a drooping ceiling, the truss shows damages and make shift remedies with staples and tape, damages done to the roof due to equipment used, and many problems that made this house nothing qualifiable for brand new or good standing for $429,000.00. Our realtor has brought it to their attention and supplied a copy of the inspection report to look over but following the correspondence between my realtor and management has been a horrible ordeal. They are not going to stand by supplying a quality home for our purchase and they intend to punish us if we do not except their poorly built home and close on March 29, 2022. If we do not close, we will be charged $200.00 a day starting after the closing date. How can a company threaten and bully a buyer into buying a poor-quality house? They have been dismissive and seem to not care to stand by their word on supplying a quality house. They are not cooperating and insist on us closing even with the issues and inadequate quality of the home. We do not want to be forced to get an inadequate home and we are devastated at losing more money due to us not giving into being bullied and threatened.ÂBusiness response

Starlight Homes stands by the quality of the homes we build and will work through this directly with the buyer. On March 23,2022 I wrote complaints about the house that was being sold to us. I was upset at the flaws and issues I believed were not acceptable for a brand-new home. On March 24, 2022, my partner was contacted by our realtor informing us that the company had seen the reviews and wanted to know if we wanted to just end the deal or give them the opportunity to supply a house to the standard they stand behind and we expect. We all agreed to move forward with the purchase and given them the opportunity to make things right. We scheduled a reinspection, and we were expecting our walk through and closing on March 28-29, 2022. We proceeded to prepare for our move and completed packing. March 25, 2022, we were sent an email from our realtor saying that Starlight home was canceling the contract and refunding our deposit. We were in shock! Our realtor told us that the complaint on this site, BBB, was their reason for canceling. I posted here on March 23, 2022, and that was explained but they were not hearing that. I tried to speak with Mr. C***** about the situation and try to clear up that this was just a delay in the sites posting but his response was from a place of emotion instead of professionalism. It was all about getting a one up even though everyone agreed to move forward. Even the last attempt from my realtor to reconcile turned into remarks from an emotional standpoint than a professional one from their company representative. If this were the reaction when the situation was first addressed, I would have dealt with it but since they reneged on our agreement to move forward it was unacceptable. If they intended to just cancel the contract and not bother to speak with us on the subject after the fact, we all agreed to move forward, then that should have been shown on here in their response. It was shown here they would speak with us about the situation but instead they sent a message to our realtor that they alone have made the decision to cancel our contract. They canceled our contract on March 26, 2022, officially, and put the house up for sale for $40,000 more that same day. Hopefully, we receive our refund promptly at least so we can put this whole dreadful experience behind us. Deland Lincoln Oaks...Process started off pretty quick and almost sketchy. Was told I was good to go with applying for a loan with in house finance company. Had them run my credit and came back I had to have 2 years of taxes on a 1099 which I asked about previously because I had already approached my bank about a home loan and thats what they educated me on. Sales rep for Starlight said yea your good to go. So ding on my credit for no reason. That should've been red flag but I let it go. Fast forward a month and i approach said sales rep saying I'm still interested once I file 2021 taxes and that turns Into we can prob do something for you before then..Why that changed idk I didn't ask. Comes back they were going to have everything for the loan completed and we would just wait for me to file and everything would be good to go. We'll I had to claim $0 according to the loan officer in order to get approved for the loan so in doing that I had to go on a payment plan with the IRS to repay the $20k I now owe. Fast forward everything for the loan is COMPLETED minus proof of the payment plan with the IRS so they could include that in the monthly payment I have. WEEKS later and hours of time dealing with the IRS they could not give me an answer on when the online account would be updated to show verification and said it'd be 2 to 3 weeks before I received any verification by mail. Sale rep of Starlight and all loan officers were tracking this. Last week I get an email saying I have 24 hours to provide documents other wise corporate is terminating the contract since closing was in 10 days. Obviously that's not a realistic request at all knowing the situation. Sharon was the person who emailed me and I reached out about the deposit since it was clear I was losing my 1st house I didn't even get to move Into. Came back with typical corporate jargon and said non refundable even tho it's due to a document out of my control to possess ASAP. Pretty crappy I'm punished for the IRSBusiness response

My wife Frances and I went to Starlight Homes in Saint Cloud, Florida in the week of Thanksgiving. We filled out an application for a home loan. We are preapproved. To hold a house we put $3,000. After 2 weeks of the deposit we received a call that the contract is not signed if we can sign it again and we decided at that moment that we don't want the house. If no contract is signed we decide not to move forward and ask for the money back. Rosamar P**** said that will not be any refund. We called corporate and someone contacted us back by December 27 saying that Rosamar P**** will be contacting us asking for our address to send us a check with the refund. December 30, 2021 Rosamar P**** texted me and asked for my address to send me the check with the refund. Today's date (January 31) we are still waiting for the check. No one from corporate or Rosamar is taking our calls or texts.Business response

In early January 2022 my husband and I visited Startlight Homes Hidden creek and met with a gentleman about purchasing a home. We asked a lot of questions; specifically, if financing couldn't go through if we got our earnest money deposit refunded and he said yes, within 30 days as long as it was not us backing out because we changed our minds. He told us that to move forward we had to go through their lending company on a kiosk, but we didn't feel comfortable giving our information that way, so we applied at home. We got a call from Trailblazer Mortgage to get an approval and on January 15, 2022, who told us rates and amounts to close etc. They were within our budget, so we put down $5,000 earnest deposit for a home and then on 1/21/22 we got the docs that showed the true cost of the purchase. It was $22,728 to close instead of $16,000 minus our $5,000 earnest deposit we were told over the phone would go towards the 3.5% down payment. Also, instead of 4.08% it's 4.625% and payments $140 higher per month. Now, we have no way of closing and will lose $5,000 earnest money because the salesperson told us the deposit is non-refundable even though we can't get the financing needed to close. We even offered to move to the same model home that would be built a few months later to save more money for the extra costs but were told we couldn't do that as there were no more homes being built yet in our criteria and if so, it would be a higher price at that point. Had they been honest and upfront; there is no way we would have put money down on a home we knew we wouldn't be able to afford and close on; since we had just moved across country and knew how much money we had for closing and down payment. Please refund our $5,000 earnest deposit since it's a financing issue.Business response
