July 8th 2022 ********** A/C company was hired by my neighbor above my unit to replace air handler. Work was performed at ******************************************************************* unit 912 ********** A/C company while the installation without any city permits Broke boiler-water pipes that was below the air handler. Unit owner and his parents were instructed by the condo association that all work must be reported prior starting and that procedure of shutting main water line must take place. *********** and ************************* were the party hiring the A/C company. After the incident nether the owner nor the company took action to remediate water damage from my unit causing Damages to crown moldings, baseboards, ceiling and walls water stains. Protruded water caused my A/C air handler soaked with water and later grow toxic mold that spread throughout entire unit making it unsafe to live in. Neither party cooperated to provide insurance information or report and file a water damage. I had to go through extensive trouble in order get response from either party. I understand that accidents happen but the way you handle it after make a huge difference. I didnt have to go though this is things were done as requested by the association or at least conduct water mitigation right away. Today is January 28th ******************************************************************************* damages from that incident. I am so sorry this happened ,the day this accident happened I showed up to the job roughly 15 minutes after it occurred and my two installers, my customer along with a maintenance employee already were cleaning up the small amount of water that had seeped into ************ unit below, We had shut the water off fairly quickly to minimize water intrusion. There was not any water coming from the ceiling and we had very quickly moped and vacuumed any water that was on the tile and felt good about the condition we left the unit in.I had no idea that there were any issues at all with the below unit until a man by the name of ***** contacted us and told Rosensteels that he had been hired my ************ to take care of the situation.He had informed me that there was some water damage and a small mold issue. I informed him at the time to keep me in the loop and forward any quotes because depending on the amount of the quotes for damage that I may pay for them with company funds instead of using my insurance company. I believe 6-8 weeks had passed and did not here back from ***** so I called ***** and he informed me that he was still waiting on quotes from a mold remedial company. The next correspondence we received was from ************ informing us that she had a disagreement with ***** and he did not work for her anymore.That is when I turned it over to my insurance company.I have been in contact with *********** to try and help resolve this unfortunate situation,

I am rejecting this response because:
The water mitigation should have been done properly by the parties causing damage to my property.
Owner above my unit ignored required associations standard procedure to report work being performed and shot off of main water valve before work began.
Water protruded to my unit through walls and through opening in utility closet were my A/C air handler and water boiler system is located causing moisture being trapped between walls and lining of air handler being soaked with water, which led to microbial growth causing severe musky smell that I couldnt get rid of until professional mold cleaning and replacement of the air handler.
My AC system was newer and I didnt experience any need of repairs or replacing of the system prior to water damage.
Unit owner above my unit didnt replace wet flooring for over a month causing moisture being trapped between subfloor that led to ceiling discoloration in my unit and separation of crown moldings. Partial floor moldings were replaced due to water damage, discoloration and separation. If immediate proper procedures took place by drying out unit above and mine located below the possibility of moisture being trapped would be greatly reduced.
Unfortunately none of that was a concern of the owner above and their contractor during the damage.
I did everything possible to dry out my unit by letting dehumidifiers run for 6 weeks. They were not a commercial grate dehumidifiers though and I didnt know what else to do. My own insurance when I reported the issue directed me to get insurance information from the parties causing damage and file claim directly with them.I hired public Adjuster to help me get the insurance information from the owner above and his contractor since that information was not provided to me upon numerous requests from neither party.
Since, request for insurance information were not provided to adjuster either I did not pursue business agreement with the adjuster leaving our relationship on good terms and he is willing to testify if necessary.
In order to receive contractors insurance information I visited Pinellas licensing board.
Owner above my unit had simple expenses that it wasnt him causing damages.
I truly believe that if someone wanted to cooperate I did not have to go through all that trouble and headaches.
All Im looking for is a recommendation of my losses that I did not cause and had to pay out of my pocket.

I have followed up with my insurance company and they informed me that they were in contact with my customer and were handling the situation,I believe at this point it is in the hands of the insurance company,

On 05/06/22 my AC went out. I called Rosensteel's as they were the company that installed the prior unit in 2008. On 05/10/22 they installed the condenser & I discovered black mold damage from leaking AC drain line. I reported it to my ins company Southern Oak & they arranged for mold removal. On 07/04/22 the air handler was dripping so the mold removal had to be postponed because it would continue to cause damage. on 07/18/22 the air handler was replaced in morning. The AC was running non-stop so Rosensteel's came out to check it in the evening as they were working next door at my neighbors. Was told everything ok. On 07/21/22 I called again & they came out on 07/22/22. Again told everything ok. Called again & they promised they would come out 07/25/22 but nobody came. The new air handler started dripping water over the weekend. When they installed the new unit they didn't even have a filter for it. Twice over the weekend I had to remove the air filter as it was sopping wet. I put in another filter & it also stated getting wet. I stopped payment on my check today as they are not honoring their warranty & are possibly going to cause more mold damage. At this point I do not trust them. I am looking for new AC contractor & I want full refund from Rosensteel's. Even though their receipt showed $3450.00 I was told that I needed to pay an extra $750.00 for a 10 yr warranty. Also when their number is called after hrs or while office person is on the there is a message that no voice mail is set up. No professional message stating company name or hours of operation. My neighbors & friends have complained of same phone issue. As a result they chose NOT to use Rosensteel's & went with other contractors. I have mentioned the phone issue several times to the office person & am always given some excuse like their phone system isn't working. We have used this company since the 1990's but unfortunately we no longer trust them.Business response

Consumer Response /* (3000, 9, 2022/08/11) */ They have contacted me. There is a few remaining issues that have not been resolved as yet. Still waiting on information booklet for the new system installed & for them to property secure the new thermostat. I have rewritten them a new check as I was told that my bank did not return the prior check. I will personally hand the check to the tech once everything has been resolved. I have been holding onto it since last week waiting for the final resolution to all issues. Business Response /* (4000, 11, 2022/08/15) */ After talking to the customer at 12:30 PM 0n 08/15/2022 all matters have been resolved to her satisfaction. Consumer Response /* (2000, 13, 2022/08/16) */ (The consumer indicated he/she ACCEPTED the response from the business.) All the issues have been resolved & the AC is working wonderfully. I am very appreciative & grateful for all the hard work & diligence that went into getting at the root of the problem.
