07/03/24 contacted agent ****** concerning selling my mobile home. Was not happy with contract since it showed 6% commission with a minimum amount of $4,000. Which is $400 over the 6% amount. When I called to complain I was told that they actually now get 8% commission when reviewing commissions on ****** the show 6% is the going rate. I feel this company is overcharging its customers.Business response

Our standard commission for most transactions is 6%, with a minimum of $4,000. I'm not sure where the 8% figure came from, but I'd be happy to discuss it with you. I am rejecting this response because: if they charge 6% with a minimum of $4,000 that minimum is over the 6 % . The selling price is $60,000 if my mobile home sold for that price 6% is only $3,600 and if it sells for less than the asking price it would be even less. How can they say 6% with a minimum of $4,000 when that is way over the 6%.also when I called the office the woman that answered the phone said they charge 8% and if the agent was charging only 6% then it would come out of her commission. So someone is not telling the truth. This company needs to be investigated.

Regarding the commission rate for your home, 6% is typical in standard "real estate transactions". However, since your home is on leased land and is not a "real estate transaction", it is governed by different regulations. In the manufactured home industry, contracts usually include both a percentage and a minimum fee. I purchased a manufactured home in *********** (******) listed by Four Star Homes, Inc. (Four Star). The Realtor/Sales Agent was ***********************************. The closing was on 3/22/2024. Part of the sales contract included a home warranty thru Old Home Republic Home Protection (Republic). The warranty was purchased by the Seller, the cost included as part of the Sellers closing cost with payment to be remitted to Republic by Four Star at time of the closing. I experienced a problem with the refrigerator located in the home on or about 5/02/2024. Assuming, I had a home warranty in place which was intended to address this type of problem, I called Republic on 5/06/2024, to place a service order. Republic informed me that the warranty had never been funded by Four Star; they only submitted a warranty application. I then contact *********************************** to report the non-payment. She contacted their finance person which in turn resulted in Four Star issuing a check dated 5/06/2024, for payment of the warranty. The check was mailed to Republic. Upon receipt of the check, Republic made the effective date of the warranty 5/06/2024; they refused to back date coverage to 3/22/2024, the effective date of my closing. This action resulted in the repair of the refrigerator not to be covered under the warranty because Republic considered it to be a pre-existing condition.Four Star failed to fulfill their fiduciary responsibility by not funding the home warranty with Republic at the time of the closing on 3/22/2024, as stipulated under the terms of the closing agreement. Four Stars position is that there is nothing they can do and refuses to assume any responsibility for failure to remit payment to Republic timely or pay for the repair of the refrigerator. The total cost of the repair is $414.40 (four hundred fourteen dollars and 40 cents). I have requested Four Star to reimburse me for this expense and they have refused. We contracted with Four Star Realty to sell our manufactured home on 8/31/23. Our real estate agent was *******. She showed the house a few times and then nothing. After a few weeks, a gentleman named **** called and said he was our agent. He had a few open houses, no one showed up. About a month ago, a lady, ******** called to show our home. She showed up and said she was our new agent. She was showing the home and knew nothing about it. The age of the roof, home, the ** unit, what with home when we sold, she knew nothing.We started out selling for $142,711. During the time that Four Star had it listed, they suggested we drop the price of house. We dropped it a few times and nkw we are down to $128,999. This is a 4 bedroom, 2 bath, 2100 square feet of living space home, worth much more.I am 100% disabled, lost my daughter 3 years ago and my wife a year after my daughter passed. I cannot afford to live in this home. I have begged, and borrowed from everyone that I know. Four Star has done nothing for us. They have switched realtors on us, lost paper work (** rect, POA). None of the agents shared any info with the next agent, so ***** knew anything about our home. We spoke with agent from park that said our home was priced to low and has people interested in it.. Being a private park, only agent from park can show homes listed through the park. We called Four Star for 5 days to speak to ******, the manager. He was never availabe, we left messages. He never returned calls. Finally on day 5 he was there. We told him we wanted out of our contract because of reasons listed above. He said no that we cannot get out of our contract, unless we pay commission. He was supposed to return call, and never did with the amount we owed him. We are not paying Four Star a dime, for doing almost nothing, and not doing it correctly.The house is at ***********************************! **., ***** and owned by ***********************. On September 1st, 2023, our agent ******* initially listed the home. However, after ********* departure from Four Star Homes a few months later, the listing was reassigned to another agent. Despite hosting numerous open houses, there has been minimal interest, prompting us to suggest price reductions.
Regarding the home's pricing, it's not uncommon for park agents to contest our pricing strategy due to competing interests. As a regional manager overseeing the East Coast, Im not always in the office when calls come in (Im often in the field), although I specifically stepped out of a meeting to speak with the clients friend (the person who wrote this complaint and is not mentioned in the contract). During the call, she mentioned securing a buyer independently and expressed a desire to terminate our contract prematurely.
I informed her of the signed listing contract, valid until March 15th, 2024, and explained that terminating it early would necessitate payment of the due commission to Four Star. I promised to provide them with a figure but they lodged a complaint with the BBB before I had time to research and respond to her (less than 24 hours later.)
Despite the insistence on canceling the contract, we're committed to continuing marketing efforts, including additional open houses, in an attempt to sell the property before the listing expires. However, it's essential to address the contractual obligations to ensure a fair resolution for all parties involved.I plan on reaching out to the client during the next business day.

I bought a Mobil home, did not have enough of money for a inspection or time. I been in the house 5 days the A/C only shuts off if you turn off the circuit breaker, there is a leak under the sink I believe there is a issue with the circuit breaker and the sink needs to be fixed, at there expense they know a home before they sell it and do not reveal the problems. There so nice to you until you sign the papers then there mean. First the realtor said she would send someone out on four stars expense I have the email. Then she denied it but she said she could fix the issue and I have proof. Her name is Pat at four stars in Eustis FL.Business response

She withdrew her offer on 10/14 and asked for the deposit check to be assigned to a new home. She stated she needed to close by 10/28. On 10/17, she signed an "As Is" addendum, and declined a home warranty. An inspection and home warranty were both offered by our agent. The home closed on 10/26. On 10/31 ***** began texting our agent with complaints about the home. Within that conversation, the agent offered to contact a handyman that she knows to go over and look at the AC. She did not say that Four Star would pay for it. The conversation continued into 11/1 at which point Ms. ***** went silent with all communication. This is the day she filed the BBB complaint. On 11/30, Ms. ***** texted the agent that she understands the issues are not the fault of Four Star. I signed a contract with Four Star Homes on June 17, 2022 to sell my manufactured home. Before I signed, I verbally asked the sales agent what would happen if I needed to cancel the contract. He told me everything EXCEPT the part that if I cancelled I could not sell my home until the contract ended in December. My mistake was believing him so I signed. I was not offered the contract to read. In fact, I never received a copy of the contract until 4 weeks later. I had to ask for it. The sales agent did not disclose everything and that is my main complaint. I told the agent that the description of my house was wrong but he told me he was insulted. During the first week on the internet, only one half of the pictures were online and the square footage was wrong. At about 3 and a half weeks, the sq. footage was finally updated. The only open house that was reasonably good was because of the open house next door going on at the same time. The realtor had advertised so she sent people to my house after seeing her listing. The next two open houses were rained out and not rescheduled. At the four week mark, I finally got a copy of my contract which I had to ask for. The fifth week I cancelled due to NO showings since I signed with Four Star. The sales agent wanted to lower my price by $5,000. I only asked for $10,000 more than I paid and was giving up the additional $3,000 I put into the house. I finally was able to reach the manager at Leesburg through email (currently cannot give out my new number for safety reasons). I explained to the manager that if she would give me a date and time, I could block my number and call her. That was last week. I want this contract cancelled or at least changed to a 3 month contract since the sales person did not disclose what I specifically asked him about. After reading the other reviews, I am concerned and seeing a theme. Four Star Homes is not dealing in honesty and transparency.Business response

The Listing Agreements are a single page and the terms and conditions are very clear. Ms. ***** signed the contract in person and therefore, had the contract in hand and had the opportunity to read the contract prior to signing if she had chosen to do so. We do apologize for any errors made in the initial listing. Our administrative staff did make the corrections once made aware of the errors. Both the listing and the Open Houses were advertised on the FourStarHomes.com web site as well as nationally syndicated sites. Additionally, the home was included in weekly print advertising as well as being featured on the cover of Homes Digest magazine and receiving a dedicated 1/2 page ad. It is our professional experience that when a home is advertised and does not receive calls for showings, it is an indication that the home is priced higher than buyers are willing to pay. This resulted in the recommendation from our agent to reduce the price. Four Star Homes has acknowledged Ms. *****'s concerns and has offered her the opportunity to work with another agent. She has declined. When she expressed the desire to withdraw her listing, we further offered her 2 options within the scope of the Listing Agreement that she signed. She could wait until the agreed listing period expired and then sell her home or she could pay the brokerage fee and be free to sell her home at any time. The response from Four Star Homes is what I expected. They defended the actions of the sales person while simultaneously finding fault with the client. This is not a professional business; the reviews plus the complaints and responses indicate a recurring theme of dishonesty and lack of transparency. I would never work with this company again nor would I ever recommend them. My advice to anyone who is considering using Four Star Homes would be to read the reviews and the complaints on the BBB website. Also, check with some of the consumer advocacy groups including consumer affairs. That should tell prospective clients exactly what they need to know. Maybe this response will keep others from using Four Star Homes. I sincerely hope so. I would like to further note that I requested the opportunity to speak with you regarding this situation and you refused to provide a phone number where you could be contacted. My email address and office phone number were provided on all of my email communications and I could have been reached at any time during business hours. This situation likely could have been resolved pleasantly through a conversation. After reading the agreement several times, I decided against it for the following reasons. I complained that this company was dishonest and not transparent. When I found the email yesterday from the manager as noted in the last reply from Four Star Homes claiming she could not speak to me on the phone, I took a screenshot of the email I sent her on August 5th stating for safety reasons I could not give her my phone number and I apologized. I offered to call her at HER convenience by blocking my number. She did not read the email. Up until that point we had been emailing until she requested to speak by phone. Yesterday she proceeded to send the complaint to the BBB about not being able to reach me when she knew the truth. She should have deleted that paragraph. In the last paragraph, there is questionable language making it impossible for me to sign. My original reply still stands. Everything in this complaint indicates what I said previously. I'm trying to get out of my contract with four star homes out of Port Orange they've had my contract for four months it's up it's it's up in August they have not showed up in my house since February but only four times first real estate agent Timothy F**** never even gave me a contract I just received the contract 3 weeks ago the first real estate agent Timothy F**** I tried to get him to cancel the contract he tried to extort $9,000 out of me as a commissioned to do that they hung up on me multiple times they would not talk to me on the phone and when I went to the office to talk to them they threatened to call the police and have me taken away for trespassing one guy came up to my face and told me he was going to throw me out on the money I'm an American with disabilities and a service dog they told me to get my dog out of their office it doesn't belong there that's a violation of the Ada law I can't get out of my contract and I don't want them handling it anymore if you could please help me get out of my contract I'd be appreciated to itBusiness response

Four star homes turned the keys to my home over to the new buyers before I was paid and I still had the title. The buyers threw away my food, clothing, plants and deceased brothers dog tags. I tried to settle without a complaint and the sales agent lied about me and continues to slander me. I tried to contact her broker 3 times the on December 1st no success. I am out about $500. I was never provided a copy of the sales agreement. I gave the agent a 4 point inspection papers that she never returned to me and lost because she was in the middle of moving herself. The only paper I ever received was the original contract for sale of the home. She says I was forced out of the senior park due to not being of age to legally live there when my mother who is 75 years old was the lease holder on the property my home was on. We were both approved to live in the park before I purchased the home. The agent repeatedly told me December 1st was the closing date and I have text messages where she told me not to come sign the title over until the 1st and pick up my check. I had offered to come on Nov 30th and she told me not to. The agent was fully aware that I had possessions in/at the home. I have text messages to prove that as well. I have documentation that the title was not signed until December 1st and I was not paid until December 1st. I trusted Maggie R***, the sales agent. She has lied to me repeatedly and blamed me for her mistakes. She has slandered me to the new owners and lied to her company's lawyer. When speaking to the new owners when I tried to get my property out of the trash, she had lied to both of us. The dealing with this company was so bad that the selling agent quit in the middle of the transaction.Business response

The simple fact is Maggie R*** turned the keys over to my home, to the buyers, before I was paid and I still had the title. The buyers proceeded to throw my property away. I am attaching text messages and documentation to support these facts. I was never given the contract with the seller, Maggie was in the middle of moving and didn't give me the copy. Also, she kept telling me it was December 1st. I trusted her and had no reason to think otherwise. I tried to contact her broker 3 times on the 1st and her broker refused to call me back. In the final text message, she thought she was texting her broker and accidently texted me, this proves I tried to talk to her broker. I am also attaching a letter and response from my lawyer to 4 star homes and their reply. Maggie R*** had zero rights to give the buyers the keys to my home when I had not been paid and I still had the title. The bottom line is that we properly represented Ms. ****, marketed her home, sold her home and she was paid for the sale. While we are sorry that she was not happy with the service provided, nothing improper was done. Four Star responded to her attorney with a detailed account of the transaction; however, this client did not accept that response from Four Star or her lawyer. Ms. **** is incorrect is her assessment of the situation, as in almost every housing sale the buyers pay the money, received the keys and then the seller is paid. Following the closing, the titles are then transferred with the State of Florida. It is unfortunate that Ms. **** is unhappy with the level of service she believes she received.
