  I am filing this dispute against my landlord. I have been dealing with rodents in my house for almost a year. I have complained to code enforcement. i have had an exterminator come out and try to solve the problem, but the problem is the house. I have told my landlord what the exterminator told me, which was the house needs new *****. They never came out here to do anything about the wood on the house after me asking numerous times. i have 2 daughters and i just gave birth to my youngest child a week ago. my children arent able to sleep in their room due to rats going in and out the room. This problem has been going out since last August and not much has changed. i have been paying rent to her every month and still nothing has been solved. Below I have attached pictures of the rats and the holes that the exterminator has tried to patch up. he ultimately said that the houses wood needs to be replaced

  This tenant has been filed against several times for eviction, due to non-payment. This charge is retaliation for her lack of responsibility. According to the owner's maintenance manager, this issue was handled and resolved, it was further determined that the rodent issue was due to the tenant's failure to maintain a clean home and yard. This property had no rodent issues during the previous tenant's residencies. 

  This tenant has remained in the property and begged to stay during the last eviction court hearing. So, I feel this complaint is simply an attempt to gain sympathy or detract from the fact that she is currently behind, as of the date of the complaint, 2 months in her rent and is pending another eviction filing. This time we will not be willing to work with her again and she will have to vacate. 

  She also has an unauthorized pit bull on the property, which is also against the terms of her lease. However, I try to not evict *************** with them. At the end of the day, it was it is. 

  Please advise as to what the next steps are. I have full documentation on this property and lease.
