We purchased our new home from Savannah Homes located in *************** on June 24, 2022. As the house was being built prior to our purchase, we were given 3 selections of flooring for our home. **** luxury vinyl plank flooring. After living in home for about 6 months we started noticing where the flooring was pulling apart and "flipping up" at the intersections. One area in the hallway has a raised area like a buckling. I reported this issue to Savannah Homes representee, ***************************** and ***************** realtor owner. From Royal Flooring I spoke to ********************* and another man who has since left their company. Finally on March 16, Royal flooring sent 2 young guys down to look at it. They took pictures, said they'd have to contact their boss, *******************. I have been back and forth with both Savannah Homes and Royal Flooring on the need to replace the flooring. Various dates of contact: First of March by phone call, other phone calls & text messages: March 16, 29; April 6, 12, 9, 19, 21, 27 and May 2nd. Savannah homes says it's Royal Flooring's problem and Royal flooring is blaming it on the subflooring installed. I have told them we needed replacement of flooring done by June 1st as we have family coming from out of state for the summer. Still no response from either company. We've had a floor engineer look at the flooring. He said it all needs to be removed and replaced with a better quality flooring. He said this has very little stability to it and doesn't appear to have been installed correctly. We need this issue resolved immediately. I don't care if it's the subcontractor for Savannah home who installed faulty material or if it's the cheap, defective flooring from Royal Flooring, we just need it fixed immediately. Can you please place a complaint against both of these companies and see if you can help us get this resolved quickly. June 1 is just 3 weeks away. Our Third-Party Warranty representative, ******** Services, had been informed about a possible floor issue. He was notified it needed to be addressed in February. This coincided with an ankle injury in the family which necessitated the use of a knee scooter on the floor. We are not aware nor have we seen an engineering report on the floor. This past Monday (****), additional support was added to the floor to the owner's satisfaction. This Friday, representatives from Royal Flooring and ******** Services will contact owners and schedule a time to meet at the house and assess what may or may not need to be addressed.
To illustrate our service, the owner made a prior claim about a damaged countertop which we replaced. Owner claimed it was damaged again and our supplier gave them a reduced price to install quartz. Owner later admitted she had caused the damage.
We apologize for a slower than hoped resolution and trust our supplier will satisfactorily address the issue.Initial Complaint

We bought a house from Savannah Homes in January 2021. Our walk through showed some issues that have still not been resolved. We have warranty issues that still have not been resolved. Some of the issues we are dealing with are leaks in our basement from our front porch and leaks from an egress window. There are several other things that have not been fixed. I attempt to contact ***** with Savannah homes multiple times a month to get to a resolution but my emails go in answered or she will get back to me. We have lived in our home for over 19 months with these problems. We are paying a mortgage for a house that is not complete.Business response

Following is a list of steps and expenditures we have taken reference buyers concerns at ********************; This home closed on 1-29-2021.
1. 1-27-21 Final Walk-thru with BBSG, our warranty company at the time, 21 items noted, $600
2. 2-8-21 ******* Construction, our callback company that does actual repairs based on Walk-thru items was at the home 9 hours, $601
3. 2-18-21 Replaced garage to house service door, $512
4. 2-21-21 **** Drywall repair, $200
5. 3-22-21 Replace garage door seal, $138
6. 4-6-21 Replace 2 pieces of siding, $140
7. 6-16-21 Repair sinkhole in yard, $300
8. 8-3-21 Replace garage door panel, $432
9. 10-18-21 Centurion Stone fixed front porch leak
10. 1-6-22 Rehung basement drywall, $342
11. 2-16-22 ******* Construction return, $420

Our construction superintendent met with the buyers 6 to 8 times since closing.
Remaining items per the buyers complaint are (a) repair basement egress window which ******* Construction can do. This is a different complaint than the two mentioned during the Final Walk-thru, (b) repair basement bath floor which Royal Flooring can do, (c), repair subfloor at top of stairs which ******* Construction can do, (d) this last issue is a little different regarding the front porch leaking. Our subcontractor was at the home (per #9 above) and fixed the leak, but when the buyers were asked about a leak, they only state they want the stone replaced, which we will not do. Our newly hired warranty company (1-1-22), ******** Services, met with the buyers in July of this year and the only concern expressed by the buyer was the sidewalk repair (see #**) above.
We are also including a copy of the 1-27-21 Final Walk-Thru with notes and pictures. Please note the four items mentioned on the letter to the BBB were not on the original Walk-thru. We propose to schedule a date for our people to meet at the property to address the four items. We believe our expenditure of almost $5,000 and having over 16 subcontractors address warranty issues on multiple occasions are certainly proof we have not ignored this customer.

I am rejecting this response because:
2/21/21 **** Drywall did not come out on a Sunday
**/18/21 ***** showed up,unannounced, to inspect leak on front porch. Caulking that she had the men put down is not an acceptable way to fix the leak. ****************** said, it is not foundation that is leaking, it is at the sill plate. Therefore, the stone needs to be pulled off to find the leak at the sill plate and then put back on.
5/12/22 KLM plumbing left concrete pieces on floor when they laid the flooring back down which in return broke the flooring. This was the second time of them coming out because they didnt do the job properly the first time.
LVP Flooring problems have not been fixed including the subfloor by the stairs. Royal Flooring has not come out to fix any of this. They told me they were ordering product in February 2022.There are multiple pieces of flooring that need replaced/fixed.
NE Egress window has not been addressed. Issue #** from walk through in 2021. The drain pipe needs to be cut back still and the gravel slopes toward the house.
SE Egress window needs to be caulked around it. It has been leaking and the possibility of needing to replace drywall from that leaking for an extended amount of time.
The following contractors have been out to our house: MM Concrete, **** drywall, ****** Foundation, ******* Construction,KLM Plumbing, ***************** and Pella windows. This is certainly not 16 different contractors as claimed.Contractors have had to make multiple trips to our house when things are not properly fixed the first time.
It has taken extended amount of time than reasonably expected to get things fixed. It took a year and half to get our sidewalk fixed. This was broken when sod was laid in spring 2021 by grading company. We are going on two years of living in the house, and we are still waiting for warranty items to be fixed that ended ** months ago and the walk-through item from 2021 to be fixed.
We have not met with ***** 6-8 times. She has showed up unannounced a few times. We have been more than patient with all these issues. We just want the items fixed and fixed correctly.

Dear BBB;
Buyers rejection letter mentions 6 items. We had already agreed to address/resolve 5 of these items (flooring, sub-floor, NE egress window, SE egress window & basement bathroom floor). We will ask our current warranty company, ******** Services,to address the front porch leak. Again, we propose to have our people meet at the property with the buyer, on the same day, to address these issues.
