I lived at ********** at ********************. On May 16, 2024, a tornado hit the complex, tearing shingles off the roof and causing extensive damage to my unit. Shortly after, Hurricane ***** ******, making the apartment completely unlivable. Since then, dealing with management has been a nightmare. Despite over 22 email threads exchanged, management has consistently refused to cooperate in providing a letter confirming the damage and my displacement, which **** requires for financial assistance.For over two months, the manager refused to write the letter, and when she finally did, she has consistently come up with different excuses for not sending it. Most recently, she is claiming that I was not asked to leave, which implies that she expected my family to continue living in an apartment with mold and temperatures reaching ********************************************************************************************* an extremely difficult positionReview from Brea H

Waterton in my experience is not a good company. Major lags (if you get a response at all) to resident emails and no response or action to a residents smoking weed in the building. I believe that if these things arent addressed people are risking their health living there. I have asked the city of ******* to come investigate but that will take some time. I moved into ******************* in 2022. The headaches with this complex and its management team started from day 1. When we arrived with our U-Haul truck, we were told the apartment was not ready for move in, on the day our lease started by the way, and would be a few hours before we could begin moving in. This caused us to be late with our U-Haul.Throughout the numerous times I interacted with the office staff, not once was I given any helpful information. Any information given is as vague as possible. Which brings me to the spearhead of my problems with this complex and management team. When finally leaving this place, we were given extremely vague move-out directions. Just do this or Just do that instead of clear, concise directions. Upon moving out of the unit, we were not contacted once by management. 8 days later, we were contacted by a collections agency stating we owed just shy of $3400 to the complex. Confused, I reached out to the complex directly and was told by the representative that they would not speak with us directly and we would need to speak with the collections agency. Upon speaking with the collections agency, we were told we are being charged for replacement appliances (Washer, dryer, stove and fridge) as they were broken. This is absolutely a shock to me as they were fully operational the day we moved. I have a disability and could not clean to the standard of a professional cleaner, but I certainly did not leave things in such a state of disrepair that these items were broken. No itemized list of the charges were provided and the collections agency stated this would not be provided to us, just that we owe this nebulous $3400. I have been a resident at ****************** for two years. **************************** as well as the other associates manage this property with integrity and professionalism. The maintenance team have prompt responses to my request and I always see them working when on the property. I enjoy our gated community for additional security. There are sometimes when the unfortunate may occur, but this usually is during hours that are more dangerous than other times so always keep a watchful eye during those hours . The landscape of both Point and ******* provide a relaxing atmosphere in this busy city of *********, **. The schools near by are pretty good learning institutions. We are close to shopping centers, grocery stores, and have easy access to the 215. I have enjoyed my time here so far.Review from Anna K

Terrible management at ************. There is a tenant at the apartment above mine that has been creating chaos with loud noise for a year and 3 months now by using power tools hammering and banging everyday and they are not doing anything about it. He should have been evicted by now for disturbance of the peace for the emotional distress that he's causing all the other tenants around and below but nothing is being done I have showed them evidence I have contacted many different managers because they change all the time and no one wants to do anything. The only thing they do is insult you by saying that the noise is not coming from there but from somewhere else. There have been tons of complaints about this but they want to be devoid of responsibility and do nothing. I've been a perfect tenant for 8 years. The Elle Chicago is absolutely NOT an elevated living experience. It only elevates my stress and frustration with management. Their cavalier attitude is, If you are unhappy, then move. I wish it was that easy to just pick up a move. Communication is extremely poor in resolving erroneous charges; maintaining lease renewal documentation; acknowledging proof of renters insurance; addressing strong smell of weed in the interior apartment, the hallways and other common areas. Contracted services to clean hallway carpets was not renewed; thus unsightly stains and the smell of dog urine is unpleasant at best and overpowering at worst. The lease agreement recognizes all of these issues and more; therefore, they explicitly name them (i.e. functional and accessible amenities; smell of smoke; etc) and hold themselves harmless.Review from Keith P

Signed lease at element *********** in late 2022 for 15 months. No one checked apt & recurved wrong model. We rented two bed/two bath & got wrong apt. They apologized & asked us to wait month for correction on model. By the way Im in mid 50s & now have to move to a third floor apt. We there 1 night & NEW apt is completely infested with roaches! Now we have roaches is EVERY cardboard box. We have yo wait is this disgusting apartment for days until they moved us to the BEST apartment next to pool. Well guess what now. In summer time theres 15 G-string bikinis, girls kissing girls, guys kissing guys drinking ***************** overflowing, loud music, dogs In *************** baby diapers in bathroom trash cans uncovered in 90* heat on from ********** favorite of all is the constant smell of *************** crap! There are piles all over the facility & along the the outside where my ******** used to walk. We used to walk *************** but could no longer because of wife was scared of numerous encounters with the homeless in area. The neighbors in C2048 put 16 marks on my wifes car door & have been moving people in & out over 12 months. Three different girls have left with garbage bags in hand. We had enough so we signed 1 month lease & left. Now we have $673.00 charge for 1 room of carpet replacement & cleaning. This retired ****** had never had a company make so many blatant mistakes & still try to squeeze all the juice so to speak. One more thing. ********** verbally told the manager we would be moved out by 14th of *********** took it upon her self to but a move out day of Apt *********************************************** month to month lease probably would of covered the ***************** replacement (word of their vendor) no pics to show me proof of damage. looked over lease as well & couldnt find where tenant is responsible for 15 month used carpet? This company is a joke. They took over management of the building Ive lived in for the last 5 years and theyre such amateurs. Their level of communication is terrible. Ive had so many issues with my most recent lease that its ridiculous. I dont have enough sanity left to elaborate on all the details but they can never get my monthly balance correct. Theres always extra charges for something that shouldnt be there. The Property Manager does not step in and take initiative when a situation is escalated it took me ccing the leasing offices email and stating how unbelievable it was that the Property Manager hasnt contacted me due to all of the issues Ive had only THEN did he step in and his communication is terrible. The unit I moved into was not cleaned. I pulled out my stove and I dont think it had EVER been cleaned behind there. There was also dried up pee on the outside of the toilet. They gave me like $100 or something as a compensation since I just recleaned everything myself it was disgusting and I sent the office a video and pictures of what I saw. Property Manager never reached out on that topic. The quality of the property at ******************************** in ******* has declined since Waterton took over. Everything from the name of the building (********? Really? The ******* L is dirty, rat infested, and unpredictable why would you name a luxury apartment company after that?) to the kitty litter looking rocks they placed in front of the building (literally kibble sized light gray rocks covered in dog pee and poop), to stuff like gym equipment that needs to be replaced due to wear/tear, to (some) of the incompetent people in the leasing office (including the Property Manager). Its just ridiculous. This company is easily bringing in over $1m/month in rent yet they seem to struggle with keeping track of the most simplest of expenses and account details.Review from Sung Y

it looks like everyone is having the same problem as i am. a promised refund that never came. i was in the processes of renting a property in **********************. and the there was a breakdown in communications and for some reason the apt i was promised was delayed twice. so i was waiting for about a month to sign the lease and paid a refundable security deposit of $625. the leasing agent that was helping me was on vacation and i stopped by to sign the lease and they said they could not generate it without the original agent there so i asked to speak with the manager and for some reason she started getting angry and began to yell at me so undoubtedly i was offended and she even threatened to call the police on me for trespassing if i didn't leave, and i was still under contract and the property had about $1000 of my money.so i waited for my original leasing agent to get back from vacation but in the meantime the property manager canceled my application. and i have proof because of the timing that i was canceled and other emails that they acted on their own. and now the regional manager ********************* is denying my request to even prove the timing. and its all documented. i have spoken with her about a month ago and it was all excuses about why im not getting my money. and last week my bank call her and she promised that my refund would be sent on friday. Now she wont answer our phone calls. i have proof in documentation that the time line is all wrong. And now all i want is either a refund or a letter for the reason for the denial of my refund. so by all the complaints it seems that the management *************** their mangers to ignore the problem until it goes away. if the issue is not resolved soon i will be forced to take the next steps.Review from Garrett H

Arcadia Apartments claims Waterton has cut a check for my reimbursement and said its postal service, claims shes not withholding my money, but dodges my calls, no one from either business calls back still have not received my money from a promise date that 12/7/2023.Never lived there. Opted out of moving in after reading horrible reviews about the apartment complex.Waterton Associates L.L.C. Response
