I originally had review on ****** regarding Neighborhood loans to describe the problem: ----Source: ********************** I worked with *********************** and his team; unfortunately, I cannot say the process was smooth.In the initial disclosures, I noticed mistakes because they had falsely credited me for part of the appraisal. I had signed an appraisal waiver to supposedly get me back my 500$, but they then informed me it was too late and that I wouldnt be getting the 500$ back. But that was only one of two mistakes that would carry on through the process.Second, there were assumptions made that I used one of the teams contacts for home insurance, but I did not. So they had to correct this issue 4 times before the final disclosures arrived.I was informed by my realtor and title company that the final disclosures usually arrive a few days before the actual closing. However, my final disclosures arrived when I got the title company to sign the final documents.[........]Lastly, we (my realtor and the title lawyer) waited while the final disclosures were corrected 3 times before we could finally sign all the documents at the title company.-----However, I have a new huge issue from all this: Ive been improperly or falsely insured for nearly 2 years. And its yet another mistake from neighborhood loans.I logged into my portal ********************* for verification of insurance to compare with alternative providers & found that my address numbers were flipped! They read **** (incorrect) NOT **** (correct).I called my insurance company and they confirmed that Neighborhood loans staff verified the correct address. They additionally mentioned that correcting the address would require a rewrite, so I have to look for alternative insurance providers. No insurance for 2 years.I paid over 3,000$ in closing including $1,450 in processing fees. With how horrible the process of neighborhood loans has been (even over 2 years), I think I deserve it back.Business response

In response to the complaint, the Sales Manager reached out to ************ and discussed the complaint. The Sales Manager assisted ************ with the insurance policy regarding the incorrect address reflected on the insurance dec page. Neighborhood Loans, Inc. provided the correct property address request to the insurance company, but the address was transposed, and this was not caught. The Sales Manager also pointed out to ************, he did not have a condo insurance policy, but a standard homeowner's policy. The Sales Manager provided ************ with the master condo insurance coverage to provide to his insurance company.
At the end of the conversation, ************ was pleased and appreciate of the assistance. ************ will reach out to the Sales Manager if anything is needed in the future.

On January 14, 2022 I purchased my home, & closed on the same day. However, I am still not in my home because the violation on the home is still not complete; this should have been done before I even purchased the home. The contractor is not able to finish the work because the seller's lawyer will not pay him the extra money (about $3500) from the escrow; they aren't even paying him for some of the work already completed (about $10k+; where only 50% has been paid to him). The contractor has spoken to his lawyer, where his lawyer stated all to be done is to put a lien on the house. The seller's lawyer lied, and told the contractor that he hadn't gotten paid, due to ME saying not to pay him; I had not spoken to said lawyer. My lawyer also, spoke with the seller's lawyer, and was told they'd (the sellers) pay the contractor, but still have not. I have spoken to multiple real estate individuals, whom stated FHA usually wouldn't even approve a home like mines, in the condition it is in. Please pay the contractor, so that he may finish the job.Business response

We're reviewing this complaint right now, but we weren't aware of any holdback or escrow for repairs. The appraisal we received did not show any repairs required or that funds were being held for code violations. Neighborhood Loans does not have the funds you're requesting and the seller's attorney doesn't work for Neighborhood Loans.
We are reaching out to the other parties on your behalf and will help in resolving the issue, but it does appear that most of the concern is with the seller's attorney.

I am rejecting this response because:Good morning BBB,I totally disagree in what the neighborhood loan said, he has no knowledge of know her, because I didn't know her ,!! She was given to me by him. or by the realtor but I do know he know all about the repair because I have called his office and questioned him about what was going on with this house, I told ***** that was not in the home, and it need a lot of repairs what should I do. Good afternoon,
Neighborhood Loans has interviewed the parties involved in the closing; we did not require an escrow to be set aside for repairs, which was done with the seller's attorney and apart from our financing. The seller's attorney does not work for or represent Neighborhood Loans.

I am rejecting this response because:Good morning I'm not understanding why you are not getting my messages back but not only neighborhood loans should be in this dispute these people that help sold me this house also was into this and that I'm not still in this home because no one wants to agree finished paying the contractor do the work, first and foremost my lawyer should never had me to sign off on this paperwork to agree for the contractor to do the work before I move in that's a bad move on my part. The work was supposed to start January 19th and finish February 16th and they still not finish. it is not the contract fault.It is the lawyers and the seller, they are not agreeing finish paying him his money for the work that he has completed but I didn't understand I trust all of them ,they said they had my back and I believe them here are the other people should be in this alone with neighborhood loan and I hope that no one ever would have to be a part of them because this is a nightmare,I closed on this house January 14th 2022 and I am not yet in this house. I have to pay my mortgage and also where I'm still living. the lawyer who represented me was *************************** in *********, **, my realtor was *********************** from Century 21 in ****** ****** ******** ********************* is this seller lawyer, he is ***********, **, and the seller name is ***************************** , please I do not want anyone else to go through this night I am going through. Can someone please help me. please put a red flag up with these people thank you. respectfully ********************************* .
