My landlord keeps getting letters from Nemanich Consulting that are complaints against me and threatening fines. The complaints are for ***** things such as 1: a fence in my yard (I do not have a fence), 2: children playing outside (all of the neighborhood kids play outside together, this is a family neighborhood), 3: unloading groceries from my car at my own garage door. I have attempted to call this business and they were extremely rude and dismissive, talking over me and placing me on hold before ultimately hanging up and never answering my calls again. I feel like I am being harassed at this point and my peace is being jeopardized due to this business. They have unethical practices and need to be stopped.Business response

In April 2023 the 'building' sewage backed up into my condo, (Number 210), coming into the condo thru the tub and toilet, flooding the condo with sewage back up, at ************************* in ******, **. The sewage back up has created unlivable conditions in the condo. Nemanich sent a plumber to the building and Nemanich said they 'fixed' the problem, however, Nemanich refuses to pay for the damages that they caused in the condo. Their negligence in caring for the building sewage caused the damage in my condo, yet they refuse to take responsibility for repairing the damage they caused. They should take responsibility for the damages that they caused.Business response

Our company is the management company for ************************ ************ ****************** is an owner in the Association and her unit did have a sewer backup due to residents of the building flushing items down the toilet that compromise the plumbing of the building. Each owner on the first floor (where ********************** unit is location) is supposed to have insurance for sewer back up for these types of situations. Our company, Nemanich Consulting, does not make the decision as to whether or not to pay for damages. We are the middleman, we take directives from the ******************* of Directors , and follow what is allowable by condo law and the Declaration. If ****************** believes the Association should pay for the damages she needs to contact the Association's attorney ***************** at *************************** and ****** *************). He will explain to her the Association's responsibility with respect to damages. Our company is following what is allowable by the Declaration and law. Thank you!Initial Complaint

I am the resident at ************. I have some issues to report that have been lagging/ postpone by the association for a long time now.Six year ago, we reported the sinking of the foundation of our unit. We were told, it was going to be fixed last year, but did not happened. We understand COVID happen, but we are next on the list and we are expecting to happen this year. Our walls are cracking; we have replaced at least four of our windows due to glasses been broken, our emergency exit doors (back, front door, and balcony, have needed to be adjusted on their hinges twice because they cannot be closed or open any more). Our sliding door from our bedroom was replace because it was so out of place it was smashing down to the point, the glass broke and we could not open it any more. Our balcony is far apart from our unit, for at least 4 inches, and keeps splitting apart. It isn't attached to anything other than the siding of the building and needs urgently to be replaced and attached to something else that it before it collapses on its own. It is a matter of safety.Our gathers are so clog that soon rain will enter through our rooms, we thought it was a yearly maintenance from the association, but we need to report it every single year. Our front entrance porch needs to be repair badly; the steps are so loose that one day we are going to fall. We have to put the steps back of it daily so that we can use them. What did happen to the walk troughs??? Do we still have them?Two years ago, the mailbox hut was dismantle. They took out the roof. It has never been replace. The post are so rooted that we are afraid it will collapse any moment. It was also promise to be change totally. We saw others had, but no ours.Thanks for your attention to our needs. The owner had made our company aware of this issue in 2017. In 2017 Complete Concrete inspected the exterior foundation and determine there was not an issue. In May of 2020 the owner contacted our office again and reported the foundation had shifted. Complete Concrete visited the property and determined it did move since 2017 and prepared a quote for the Association. Since 2020 several other homes have experienced the same issue. Complete Concrete ranked the homes in terms of condition and provided a quote to the ******************* of Directors. The ******************* of Directors approved the quote and agreed to have a couple of foundations fixed each year. The repair to the foundation is scheduled for 2023 and Complete Concrete said the home is stable and not a safety issue at this time. Complete does not think this home needs to be fixed before 2023. I came home from vacation and noticed a water stain on my 2nd floor bedroom ceiling. That morning I immediately filed a work order via email to Nemanich and was informed the following day they would have a roofing company come out and access the damages. Since it was the winter and with my steep roof I was patient enough to wait until the weather got better to have it addressed. On March 25th I called their office and spoke to ***** who informed me this work order I submitted 5 weeks ago has not been taken care of and NO ROOFING COMPANY has been contacted. Furthermore she informed me that Nemanich does NOT follow up on work orders that are submitted and do not reach out to their subcontractors for status. This is disheartening because this issue with my roof continues to happens and has now caused more damage to my ceiling. In addition, to have a trail of follows up and emailed them on April 7th, and April 8th and have not received a phone call or response to my email. Their core values as they state of their website is nothing but a marketing scheme to entice when in reality they delay work orders for months and months on end and us a homeowners have to stay on top of them to get anything done to our homes. We pay almost $2000 per year for rudeness when we call all the while our homes are falling apart and causing more damage. Since this has gone on now for almost 10 weeks with no answers on when this will be resolved I have no choice but to file a complaint against this company.Business response

To Whom It *** ************************** originally received ********************** work order on 2/3/22 and responded to her on 2/4/22 that a work order was entered. **** Construction went to her home and cleared an ice dam. We were under the impression the issue was resolved. When ****************** contacted us again that there was still a leak; we issued the work order to ******* Roofing. ******* Roofing accidentally overlooked the work order in their tracking system despite us sending a follow up to them. ******* Roofing has repaired this roof.

I am rejecting this response because: I personally spoke to ******* at **** construction and he misinformed on the extent of damage to my roof/ceiling and stated that his company does not perform work on the roof. Furthermore, ******* stated he informed Nemanich that he was not able to do this and a roofing company would need to be secured by Nemanich. I waited patiently until the weather was warmer and when I reached out by phone on 3/25 Nemanich informed me that they DO NOT follow up on work orders with their subcontractors and will put in a request to have stooping company come out. Furthermore, I spoke to **** from ******* roofing and there company was initially received a request to perform this work on 3/25 after I called. Then I had to email again in April to follow up on this matter.All in all, it took me reaching out on 2/3, 3/25, 4/7, and 4/8 to finally have my roof taken care of on 4/16. When a person is paying $160/ month and Nemanich owns the outside of the building and is fully responsible for any/all repairs it should not take 10 weeks.
In addition, I was informed by a license professional from ******* Roofing that there was NO ice ****. The shingles were loose, there was a gap between the joist and the caulk that was on there separated.
Its very unsettling that Nemanich continues ti spread misinformation and does not care about the homeowners and does NOT adhere to their mission statement. They are the first to issue a fine/late fee if 1 day late yet will take weeks upon weeks to repair anything they are solely responsible for maintaining.

We understand ********************** frustration regarding this issue. There seems to be some miscommunication regarding the repair issue. First of all, Nemanich Consulting and Management does not own this building. ********************** home is part of town home Association we manage. The property manager was informed that snow and ice was removed when **** Construction when they were on site in February. **** Construction then communicated to us that if there is a future issue a roofer would be needed. When the owner called 3/25 stating there was the same issue we entered a work order for ******* Roofing. ******* Roofing contacts and typically resolves issue within a timely manner. ****** Roofing does not have employee by the name of ****, so we are not sure who ****************** communicated with. Our office follows up on works orders within ten days or less, as sometimes the contractors do not have the opportunity to update us prior to ten (10) days. ****************** called to report ******* Roofing had not fixed the leak within this window. We immediately contacted the owner of ******* Roofing regarding this issue, as the work order was issued to them immediately after ********************** report that she was still experiencing an issue. ******* Roofing also stated to us that there was a small opening/issue with the flashing, and there was nothing wrong with the shingles. They also stated the do not know what she is referring to when she says gap between the joist and caulk. ******* Roofing is willing to write letter regarding the time line of events and what was discovered and repaired if that will help. It is our understanding the leak is now fixed.
