In December of 2022 I signed a lease to my apartment with this business. When I moved in, the stove was nasty, the refrigerator was held together by zipties, there was insulation coming out from the bathroom wall, and the apartment while it looked cleaned wasn't. In February 2023 I noticed black mold in the apartment and contacted *************** who said she put in a work order, I waited. Come September, I got violently sick bc of the mold. I contacted *************** to address it and was met with attitude bc the original work order was deleted. Maintenence came out and took two of the cabinets out and used the incorrect product to clean some of the issue up, telling me that they won't fix it until I move out. I just signed my intent to vacate and in doing so I was wearing a body camera for my protection and further evidence and I am again met with attitude from *************** saying she will no longer communicate with me. Hey, she is the one that lied and I got proof. I've never done anything but pay my rent and all bills. Now she wants to protect herself but it is all out there in emails and texts on how this company was negligent for the whole term of my lease, therefore causing my illness.Business response

Each tenant is given time to walk though a property and see its condition before a lease is signed. And they agree to sign the lease with the current status of the unit. No one is forced to put a deposit down if they dont like the unit. There was a work order put in for mold in February. It was canceled out and there was no follow up from the tenant until November when she was sick. As soon as the work order was put in i November we went our right away remedy the issue. We always advise tenants to follow up on work orders and there was no calls, texts or email for several months after February. We are human and some stuff slips by. But we always take care of any issues that there may be.Customer response

I am rejecting this response because: I did walk through the apartment before renting it and nothing seemed out of place. The pictures looked good. They didn't give me the time.to look into everything bc he had to be at another property to show it. It was only when something rolled under the cabinet that I noticed the issue and reported it.
As to deleting the work order, that is common practice for your company as many of your reviews point out bc you don't want to deal with the issue. The stove was filthy but again until I was going to use it I didn't know. So I've never used it.
Then I put in another work order and maintenance comes out and again puts another bandaid on the issue by tearing out two of the cabinets and cleaning with Simply Green and not bleach to kill the mold. The main cabinet is still standing with mold on the top of it which would have taken years to get there.
When they tore out the two cabinets, another issue started with field mice entering the apartment, which I'm never had an issue with until 3 days after the cabinets were removed. They did come out and put sticky traps down ... those caught 4 field mice in one night but the field.mice only.go on the stove as they haven't bothered any other areas of the apartment just my bread which was on the stove. Like I said *************** said they just took over the property right before I rented it and really didn't inspect it throughly but flipped.it quickly for ***********************.
The new owner of this.property ************************* and he just received a l2 page ***** outlining all the issues this whole house has. I understand he bought the property from the previous owner site unseen.
I can't make this up, I have all the communicate to back up these facts. Fort Wayne Property Management Group LLC needs to do better and stop cutting corners. It isn't all about the money, it's about people's lives and quiet enjoyment of thier apartments or homes.

We did not replace any kitchen cabinets yet as the tenant gave a notice to vacate. We were waiting so we could gut the whole kitchen. It would be best for the tenant to leave if she is not happy with the current condition. We have treated for the mice. Cold weather tends to bring on the mice and it is a multi unit so other problems could be coming from the other units. We would be more than happy if she wanted to terminate here lease now and prorate the remaining of the lease to move out now so we can take care of all issues.Customer response

I am rejecting this response because: because I have many doctors appointments as the dogs also have one final checkup and grooming appointment to wrap things up here in Huntington before I leave Indiana to go home to TN and also I got to go through everything to donate it all to help others within my community and finish my job at the ************** until my last day.
I get it ... the other tenants could be causing the issue, but last winter, I didn't have mice, as I put my food on the stove then also bc lack of counter space. It would have been nice if they would have done this in February bc of the nuisance neighbor, but they told me I would have to pay $900 to terminate my lease.
I'm hiring an exterminator to look at the issue and document his findings. I will also have an inspector come in and take pictures of apartment before I vacate, so that I am not charged for things that are not so. But I do appreciate the offer bc again this is thier way of not dealing with it.
My main point was to get issue on record with the proper authorities and I'm assured that it will be better for the next tenant. Consider this complaint closed.

Did a apartment application the week of the 7th of November. The application was approved the 14th or 15th of November and I was provided a answer over text message on the 15th application was completed and approved. Set up a showing to see the apartment on the 18th.I was instructed to give a Security deposit to the maintenance man and there was no receipt or any pickwork filled out.The place knew that I was opening air if I was going to accept the apartment or not but if I did it was gonna be December 1st.Cause I had other things to figure out and to speak with my current landlord and issues with my mom's health. So that was gonna be related to them the following week if I was going to take the apartment or not but they wanted me to give a deposit.I called the falling Tuesday the 22nd to let them know I discussed things and everything and that I was not gonna be able to take the apartment and I wanted my $795 Security deposit back I gave on the 18th to the maintenance man. And they told me no I could not have my money back it was their policy.Well the agreement I signed in the application for the apartment States I would lose my Application fee and application deposit If don't sign a lease. When I did my application all they requested was a application fee not a application deposit. So my application was completed and done.Days later I looked at the apartment and they wanted the money so I did that. I never stepped a foot in their office or signed any paperwork saying they can keep my security deposit.They are refusing to refund me. The lady on the phone told me it's like buying a house if you don't buy the house you lose your money.It's against state law for them to keep a security deposit.I told them if they don't refund me within 10days I will have to file a civil suit against them for conversion.I have screenshots with time dates they still have the apartment listed for available on sites and on some sites they remove the apartment on the 22nd after we talkedBusiness response

It is common practice and the ****************** that when someone gives you a deposit to hold a unit and not rent it to anyone else and you take it off the market, that the deposit is forfeited if you back out. That is why it is called a holding deposit. His deposit was returned on 12/2/22 only because the owner of the home relented.Tell us why here...Customer response

Because what you did was not Common practice. You did refund me but it was most likely due to civil suit that was gonna be against you. I have all the evidence it's not common practice to change your website the following day after someone requests their money and for you to change all your documentation stating non refundable. No legitimate place does that just to take advantage of a person. Plus you guys didn't start to remove the listing until the 22nd in the afternoon after I said I wanted my refund. And still continued to list the apartment available on other websites wow oh keeping my security deposit not holding deposit. I mentioned a couple times and email to you guys. And 2nd you guys withheld my money without cause and without reason. Your simple answer was we was keeping it From the lady in accounting.Her words was when you're buying a house and you don't buy it you lose your money but the thing is I wasn't buying a house.Additionally if you guys would like to see the evidence of you changing your website I can't provide it. I would love a formal apology for how long took Is advantage of a person on disability. I can only imagine how many other people you took Advantage of. Plus our contract wasn't even valid on the application because I paid with debit card over the phone and you took $52 not ******************************************************************** person and you didn't even follow that part of your standards.Business response

Their phones don't work. It gives the prompt and no matter which one you press..it goes silent for about 10 seconds then just hangs up. Been this way for months now and nobody had fixed the issue at this establishment. I cant even put in a work order for maintenance! Management should have been had this issue resolved.Business response

We have been in contact with the tenant. Couple different maintenance techs have been to the house assessing the situation some of which was caused by her air conditioner that they put in the window incorrectly. But we are addressing the floor issue. There are several other items the tenant has pointed out that we will handle as well although minor.We do have online access for filling out work orders as well as we are only 1 mile and a half from the tenants home.

****** was contacted and weve had a couple different technicians out to the house looking at the floor damage which appears to have been caused by their window air conditioner that they installed and properly hand was leaking water into the home. We are making arrangements to repair that as well as a couple other minor issues. Let tenant know that we have online maintenance request and of course we are only a mile and a half from their home. Was not aware of any phone issues but well check that out with our operations manager.
