I HAD TO REPLACE THE ENTIRE ROOF OF A HOME I HAD JUST PURCHASED IN THE AMOUNT OF $8000. WHEN I REACHED OUT TO ***** AND ******************************* OF A1 PROPERTY INSPECTIONS THEY TOLD ME THAT I SHOULD HAVE HIRED ANOTHER INSPECTOR. WHEN I LEFT A NEGATIVE REVIEW ON ****** ABOUT THIS COMPANY ******* SENT ME A LONG AND BELITTLING ***** AND THEN COPIED AND PASTED THE ***** CONVERSATION AS A RESPONSE TO REVIEW ON ******.       Complaint by client is not accurate. We inspected her upcoming property purchase back in June 2021 and provided her a written report. One of the MAJOR REVIEW items of the report were some roofing repairs that needed to be made. Our report stated those items should be reviewed/repaired by a roofer as to avoid current/future roofing damage, etc. Client did not appear to follow through on our REVIEW items of the report as part of the Inspection negotiations between Buyer & Seller and a few months after inspection roofing concerns as noted in our written report started to leak. Had client followed up on our written report as indicated as well as reviewing all inspection response documents between buyer/seller after our inspection the repairs as noted, etc. should have been taken care of prior to client closing on her new home.

      As for personal/private information we do not post personal/private information on the internet. Client wrote a negative review of our company and we have the right to respond. There is no personal information, other than her name as client initiated the review on their part and we are copying our exact response showing there is no personal information, etc.

      As noted in our written response there is an inspection process when purchasing a home:

      1. Inspectors visit the property and write a written report along with pictures when relevant of the property in question.
      2. Our company provided a written report to to a few hours after our inspection identifying roofing concerns noted under our REVIEW section (items 4-6) including pictures. A roofing company should have visited after our inspection to access necessary repairs.
      3. Once inspection report is received there are to be inspection negotiations in place between buyer/seller as to what repairs are made, by whom, etc. Any receipts/warranties are also passed on at that time.

      Again, it's best to review all inspection related documents after our inspection to obtain all the information you need for items noted 2 and 3 above.

      As you also posted about our company we have the right to respond to any negative review about our company. Calling our company unprofessional as we responded appropriately are misleading multiple reviews. We do not post personal information on the internet other than responding to your multiple reviews and if you do not want your name noted in the reviews it would be advisable to remove the post as well.

      As for requesting a refund, etc. we have provided our services, a detailed written report stating roofing problem, etc. and fees for our services rendered are not eligible for a refund and suggest client review all inspection documents (report, inspection response, and any other documents between buyer/seller)

       I am rejecting this response because:

      This is not my first time purchasing a home and this is not the first inspector I have hired. When an inspector is hired it is their responsibility to give detailed information of their findings and notify the client of any urgent matters. The inspection report that was generated by this company was vague and lacked vital information pertaining to the roof. I was told that the roof had no major issues but would need to be replaced within a 3 to 4 year time frame. During the inspection there was a question raised about the life expectancy of the roof. The response from the inspector was that I had time to prepare and that no immediate action needed to be taken. I was not the only witness to the statement as I had multiple other people with me to document the inspection for me. The wording in the inspection report was written open-ended just in case a situation such as this one should arise. That is false advertisement and misleading information. There are inspectors that are out just for the money and I believe this is why cash was the only accepted form of payment. There is no way 4 months after an inspection, a property should need a full roof replacement. 

      Also, I understand that a company or a person has the right to respond to a review of their business. But to copy and paste an email shared between the parties involved for outsiders to see is inappropriate and unprofessional. That is confidential information which is why it was sent in an email in the first place. Our private conversation did not begin on the internet. As a patron of this company it is my right to report my experience with this company but no detailed information about this company was posted in my review. To be so lazy as to copy and paste a personal email instead of creating a more public response to a review just shows the effort that this company puts into their work. From reading previous reviews of this company, it is normal practice for them to respond with personal detailed information about each inspection on the internet as a response to a review that they do not like. A1 Property Inspection was a referral from my realtor so I did not check the reviews as I trusted my source. Due to the unprofessionalism my realtor and her colleagues will no longer be referring ******* and ***************************. Until this is resolved and I have received a refund for the lack of a proper inspection this business will continue to hear from me.

      We stand 100% by our response as initially indicated. In Indiana home inspectors are licensed and follow ASHI/Licensing requirements. We provided a detailed written report with roofing concerns noted in our review section of the report. Home inspectors do not/can not say how long a roof would last etc. If client actually read the report, without stating what was "verbally said which we do NOT say" then client would have seen a discrepancy between what they are stating we said verbally vs the actual report. Again, client should have followed our recommendation to have roof be reviewed for repairs, etc. prior to purchasing as part of buyer/seller negotiations. We included pictures in report with arrows indicating the problems so can not be specific and unfortunate that client didn't follow our recommendation.

      As for client stating we only take cash and putting that on the internet that is slander. Even our website under "FAQ" shows we take all forms of payment (cash, check, etc. and even credit cards for those that do not attend or wish to pay that way as agreed in advance. Further comments by client stating we only accept cash will be considered future slander against our company.

      Again, client placed their name on the internet which is their right. Once again, we have same right to respond. Furthermore, the several other individuals that have left negative reviews are identical situations where they also DID NOT FOLLOW OUR RECOMMENDATIONS as noted in the report and we responded to those complaints as similar to our response to this complaint.

      Client also DID NOT FOLLOW the signed covid waiver/inspection confirmation email agreement which specifically stated "no more than two individuals party to the transaction and over 18 years old as spelled out below by bringing a total group of at least 4-5 to the inspection:

      Also, please remember attendance is limited up to two individuals and all attendees must be over 18 years old. Also, the inspector will be wearing a mask for client/seller(s) safety and it is requested to wear a mask during the entire time present for safety guidelines if attendees have not been currently vaccinated.

      We are considering this matter closed on our end and if client still disputes our inspection findings we suggest they review the REVIEW section (items 4-6) of the report and attaching copy of the actual report for BBB review as well.
