      In an attempt to maximize the security deposit refund/return for everyone, I made a special one-way 6-hour drive from Dallas and stayed for several days repairing, repainting & hauling off things left by former tenants who lived there from 2019-2021 as well as my housemates. I was told it would cost $600.00 if everything left wasn’t hauled-off. Seeing as we only got back $20.56, let me ask you...Had I not hauled it all off, were you planning to invoice us the $600.00 ($579.44 specifically) to have someone do it? I also bought & left replacement light bulbs on the kitchen counter (however, you list the need to replace light bulbs?). In addition, we cleaned the house. I would imagine you always bring in a cleaning crew & clean the carpets due to trying to lease a property and the normal everyday wear & tear, meaning that shouldn’t be withheld from a security deposit. The $645.00 for “full cleaning and carpet cleaning (house was left dirty)” should be refunded. If you choose to have the property cleaned again or have the carpets cleaned, that is part of the cost of doing business as a property management company. I am appalled you sent a letter or returned a total of $20.56 (1.42% of our overall security deposit of $1,450.00). Couldn’t you think of something else to deduct? After all I went through to maximize our security deposit refund/return, I am seeking the return of money for replacement of light bulbs as well as the “full cleaning, carpet cleaning (house was left dirty)” or I can invoice you the $600.00 you quoted me for hauling off all the trash & discarded items left by former tenants as previously listed and housemates. Further, I encourage you to change your process. It’s not fair or equitable & certainly not in good faith. Times are hard for everyone without a company arbitrarily stealing from struggling college students.

      The property was not left in a clean condition upon move out. As stated in your lease agreement, the cost of cleaning would be deducted from the security deposit if the home was not cleaned at move out. The lease states that the property should be left in the same clean condition in which it was received.

      The owner should not be responsible for the cleaning bill when there was no attempt to clean the house. Yes, you did remove your belongings, but the home was left full of dust on the floors, baseboards, fixtures and the toilets, showers and the appliances were not cleaned at all. I did not notice the light bulbs on the counter and a $30 credit has been applied.

      All charges listed in the disposition letter were a result of tenant caused damages. We did not charge for touch up painting the entire home, as that falls under normal wear and tear. However, the holes in the walls do not fall under this category, which is why those charges were applied.

      Regarding the items left outside the house, had they not been removed, there would have been an additional $600 charge for hauling and disposal, as that is the vendor's rate. Please understand that we do not control the prices set by vendors, and a second quote was obtained. The first quote would have exceeded your deposit.

      I have had the worst experience of my life with the lies these people told. I did put an 800 deposit down on a unit here in Baton Rouge on November 9th 2023. I was told it will be a couple of days before I can move in. I said ok take your time because they had to clean it. I was contacting them on when I can move in. She gone say didn't you say take your time. Not knowing the apartment wasn't worked on she kept saying that it needed cabinets replaced and still to this day. She says the cabinets not replace yet. She keep claiming that it will be this Tuesday on November 28th. She claimed that they emailed the lease several times to me. I had several people I know emailed me and I've gotten all of them. So that was a lie. The for rent sign is still in the window even after they took the deposit. I have pictures of everytime I went around there to check and see if anyone has did any work. I have been staying hotels. My job is currently putting me up. And most of all. I don't have a place to call home for the holidays. I lost so much money in this past month waiting on nothing! I want my money back no dam explanation! I don't normally get upset about anything. They didn't hold up to their end of the bargain. I am 58 years old! And I'm pissed as hell! No more texting them. You all need to shape this B.S up! You all say that if you rented a unit from BG Realty. You have to take it within 15 days. Well you forfeited and I want my money that is 800 for my deposit! I will not listen to another Lie! Because a lie don't give a dam who tell it! I want my money because I am going to get it back one way or another if I have to take yall asses to court! It's simple give me my money! I don't trust you. You guys have the address to send it to. At the end of the day. I still don't have a home Lesley! Don't text with no more lies I'm not responding! Now tell these folks why I can't get my money back! We waiting. You must be forgetting a lot of us knows our landlord tenet rights. You guys are in the wrong. I know you gonna try and pull that its off the market when I have to many pictures that you guys still have it for rent! The sign is still in the window. I'm waiting because this is gonna go far. I'm going tell let everyone who has an ear hear me! I'm not going away. Refund my money that's all I want and it will be settled!
