The property managers continue to do a terrible job at notifying their tenants in advance when there will be things done in and around the property, including entering our apartments. I thought we were supposed to be notified 24 hrs in advance? This would've been courteous, helpful & likely caused less complaints months ago when they changed the locks without notice, causing many residents to be locked out of their apartments when they came home from work. Now we got emails this morning, after the fact, about tree maintenance and the need to move cars. Seems like they could've avoided this if they sent out these emails yesterday. Some people don't work from home, and some people don't drive their cars to work, so are now unable to move their cars. Also in regards to the tree maintenance, a heads up would've been nice so we could've moved things on our back patio. Instead, the workers haphazardly moved our stuff and broke our Adirondack chairs and flower holder and knocked down all our lights. Just utter disrespect and disregard continues on their part. And in the 3 emails I've sent directly to the property manager over the last month regarding these issues, I've received ZERO response.Review from angela s

Inept property managers. The Hamilton Company can and will change the locks to your apartment without giving any prior notice or communication. Hopefully you are home when they do it, otherwise you will find yourself stranded.I came home from work to find myself confusingly locked out of my apartment. I called the emergency maintenance line, waited 45 minutes for a worker to arrive, and they were able to use a master key to get me into my home. Apparently, the Hamilton Company changed the locks during the daytime and left behind the new keys INSIDE on the kitchen floor. How is somebody supposed to retrieve the new keys if they are behind a locked door? I missed an important appointment due to this. There doesn't seem to be anyone managing these projects. No email or forewarning was given. Poor service for a supposedly "professional business with close to 70 years experience". They need to do better.The Hamilton Company, Inc. Response

We lived in a Hamilton Company (THC) property for years, and while security and maintenance were excellent, management was highly problematic:* The pool was closed for most of our tenancy due to COVID and construction, with no rent reduction to compensate.* We were erroneously charged $25 monthly for lacking renter's insurance despite sending proof of said insurance. It took multiple attempts to resolve and we were not refunded until moveout.* Property manager ********************* was nearly impossible to reach.The biggest issue was how THC handled building renovations:* In April 2023, we inquired about lease renewal. *************, the assistant property manager, said long-term residency couldn't be guaranteed due to renovations, offering no explanation or apology.* After visiting the office, ******* assured us we would be guaranteed residency until 9/1 and could break the lease without penalty. She attributed the lack of notice to an intent to include it in renewal offers expected by the end of April (which were never sent).* When searching for a new place, THC's leasing consultant showed us a unit, assuring us it was unlisted and there was no rush. Two days later, the unit was inexplicably taken, and we were offered a more expensive option beyond our budget.* ******* finally sent a renewal offer in late May after being prompted to; it came with an addendum allowing us to be forced out with 30 days' notice. When questioned about it, her responses were vague and contradictory, providing little clarity or assurance.* Upon move-out, THC failed to return our security deposit and owed funds within the legal timeframe, with no explanation or apology.Property manager ********************* finally reached out AFTER we moved out, far too late to address our ongoing issues.Dealing with ************* was the worst part of this experience, her lack of empathy and professionalism deeply unsettling. We were tenants of ******************************************************************* from Nov 2020 to Jun 2022. Our lease is originally until July 31st, but we moved out earlier on June 4th. This is because our neighbor upstairs (PH5) has been repeatedly having loud parties after midnight. Starting from Jan 2021, we had tried to contact residents of PH5 and the leasing office multiple times, but that did not resolve the problem. From February to April this year, PH5 has been holding even more loud parties between 2 and 6 am. We called 911 FOUR times, but it still did not help much. Even though we are victims of PH5's behaviors, we are forced to pay half month's rent to terminate our lease early. In contrast, there is NO penalty at all for PH5, who repeatedly break the lease's term about not having noise heard outside their premise between 11 pm and 8 am.We tried to negotiate this with the property manager. He just demanded us to pay half month's rent as a penalty and questioned if we could hear any noise from upstairs. We indicated that we had evidence including video recordings and *********************************************************************** 24 hours. However, he sent NO reply in the following TWO WEEKS, during which time we gave him eight calls and two emails. In the end, he insisted on half a month's rent as a lease termination fee. He suggested that he had done an investigation but revealed no details at all. The leasing office also had poor communication with their maintenance team. The latter came on May 30th and insisted that we should move out on May 31st. They even threatened to enter our apartment on May 31st without our permission to re-paint the whole apartment. Ironically, the night before we moved out, PH5 had another loud party. We had to called 911 again to make them quiet down. We are extremely offended by Hamilton's negligence of our rights. What offended us the most is the property manager's arrogant and irresponsible attitude and lack of respect.The Hamilton Company, Inc. Response

Hello *** Thank you for leaving us this feedback as we are always receptive to hearing our residents experiences and learning where we need to improve. That being said, we were able to connect with the property manager of your apartment with us and do feel that we handled the situation you outlined here in the best way possible to the extent that we could control. We do recognize that you first reported noise complaints against your upstairs neighbor in 2021. We promptly addressed this complaint with the respective tenants, sent them lease violation notices for the disturbance, and the problem seemed to be corrected. Typically if there were parties/noise to the degree you have outlined here, we would receive numerous complaints from multiple different tenants; which was not the case with your upstairs neighbors. This building is also designed to mitigate noise between levels with concrete floors; it is very rare to get a noise complaint from one resident above another as opposed to a next-door neighbor which would be more commonplace. Neither resident on either side of PH5 have ever lodged a complaint. Regardless, we continued to address this with the neighbors, spoke with them directly, and they made concerted efforts to remedy the situation due to the noise sensitivity in your unit. Please note that we were never notified of or given any reports from the police for disturbance. Nor are we aware of any such threat to enter your unit or insistence on you vacating early as none of our staff, Maintenance, or administration is aware of this. In summation, when you requested to terminate your lease early; we were amenable to this and worked with you to actually greatly reduce the fees associated with terminating your lease early. Your lease is a signed and executed contract so when a lease is ended early, there are some administrative fees that are required. However, where we normally require a fee equal to two months rent, we agreed to only require a fee of half months rent. We are sorry that this was how you feel about your experience with us, but we do feel that we handled this situation to the best of our abilities respectfully and in fairness to all parties involved. This response reflects how poorly Hamilton protects its client's rights. You are simply repeating the property manager's excuses. Are you suggesting we are making false claims, or we are abnormally sensitive, or we are not supposed to complain about this situation if no other neighbors complain? PH5s party was held in the living room. The bedrooms of its neighbors are separated from its living room by at least two walls and a room, which significantly reduces the musics volume. However, our ceiling is basically PH5s floor, so we can clearly hear their loud music and heavy steps throughout the night, especially between 2am and 5am. The fact that we can hear PH5's music even in a building with concrete floors demonstrates the noise level of PH5. There could be all kinds of reasons why PH5s other neighbors do not report this. Maybe they are too shy, being away when PH5 was having loud parties. A landlord's job is to investigate and fix problems, not to make speculations and excuses to deny problems. When we tried to resolve this with the property manager, we had to make 10 attempts (8 phone calls and 2 emails) to reach him for two weeks, even after the property manager promised to call us back in 24 hours at the beginning. This is the most disrespectful communication we ever had. We can show video recordings and request 911 transcripts, but the property manager showed ZERO transparency about his investigation into this matter. The maintenance team apparently had no idea our lease would end on June 4th due to an early termination, and simply assumed everyone vacates on the last day of each month. This again reflects the poor communication within the company and their negligence of tenant's rights. Lastly about the lease, PH5 violated lease terms and only received a warning. Hamilton failed to maintain a quiet enjoyment for us and incurred no loss. We were disturbed many times and forced to leave but had to pay a large early termination fee.Review from Deanna B

The management doesnt respect our privacy. I called about a neighbor harassing me and they called the woman who is harassing me and informed her of the voice mail I left about the woman harassing me. Very unprofessional and not how a business is supposed to be ran. There are roaches in the buildings and the grass is contaminated with worms that could make your dog very very sick. These people that work here need some kinda of formal education on how to run a successful business. My ceiling is only partially fixed. Housing came to due an inspection and the apartment failed inspection. They want you to respect them but they dont have to give it to their tenants. My rent is paid every month on time. My neighbor doesnt like I am a white woman and my child is half black. She called the office about me having sexual relations within my dwelling to complain. This is not the place for yu want to rent from if your looking for peace and tranquillity. YOU WONT GET IT LIVING IN THIS H*** HOLEThe Hamilton Company, Inc. Response

Hello ******, I am sorry that you have not enjoyed your tenancy with The Hamilton Company, however, over the past several months, you have had a pattern of leaving ludicrous and untrue reviews directed at our staff and despite constant communication and phone calls with you, we have been continually harassed by false allegations. We have scheduled pest control and treatments throughout the building in the past and have a current pest control schedule, but we do not have evidence of ***** activity. This is also the first time ever that we are hearing about worms in the grass and have no comprehension of what this is that you mention or any reports of your dog or anyone elses becoming sick from the grass. Your ceiling is fully repaired and has been for quite some time when you first reported this to us a few months ago. In addition, when your property manager spoke with you on the phone yesterday to discuss your pending moveout, it was reiterated that there has been no failed inspection of your unit, as we have no record of this whatsoever from the ****************** Lastly, although we understand that it can be frustrating to have issues between neighbors, this has been an ongoing inter-neighbor issue between you both for quite some time which we have done our best to add peace to, but ultimately we cannot resolve these personal inter-tenants matters.We have truly gone above and beyond to provide you with understanding, open communication, and resolution, but have unfortunately been met with hostility and false accusations repeatedly. We hope that we can have a smooth transition as your lease comes to an end and your move-out is pending. Please remember that for any issue or concern you have, the best way to communicate is directly with our office so we can be notified properly and avoid any further issues.
