I made a reservation on July 8, 2024 for July 18-22, 2024. Your property received the full cost of the reservation $616.82 on that day. I received a notification from your property asking for a valid credit card for payment of the reservation. Since I had already paid I figured it was a mistake and called and emailed and never received any response. Reservation was cancelled on July 15, 2024 by your property. Since no one ever got back to me after more calls and sending emails showing proof of payment I called my bank and got a credit. After a review the bank has said they are reversing the money back to your property's answer was a copy of your no refund policy with cancellation. I didn't cancel your property did, and how can you think you have a right to money that you claimed you never received. Will be taking you to court if my money is returned to your company. SCAMMER ARTIST!! Do not ever rent anything from this man. He cancels reservations last minute so he can re-book it for more money. The fact that ****** allows him to stay on their site is beyond unethical- it's fraudulent behavior that makes the company lose all integrity. I will never rent anything from this man, and it's my goal to get him off ******. STAY AWAY from anything this horrible man touches.Chase Street Properties, LLC Response

Dear Ms. Karen. You made an online booking using ****** as your booking channel, was not a direct booking. We had informed not only ****** but yourself, well in advance that it was a maintenance issue with the property that you booked (which in our business sometimes occurred) and ****** FULLY REIMBURSED YOU!Review from Marco B

Scammer! He owns many properties and plays the game. Calls himself minority owned company, Likes to work angles that benefit only him. Cheap on cleaning, has communication initiated outside of ******, so he's left outside of the loop, and has no accountability. He willingly plays the part but does nothing after being communicated directly thru the app. Now that I'm joining the other 1 star reviews I see Gonzalo is a joke and so is his company. *Stay away!* Do not book a property with this person whether directly or thru *** ***.Chase Street Properties, LLC Response

Marco, we had been working with ****** for over 10 years… We had hosted over 6000 guests and we have a 4.3 stars rating in ****** reviews only…. Our company had been in business for over 29 years and counting. We are not your typical one unit rental owner. We have a team of people working, from guest service managers to our in house cleaning team. We dictate how we communicate with our guests to assure a safe communication when you provide check in codes. We had been doing this for 29 years and it won’t change anytime soon.Review from Kristina D

On March 27th, my husband and I had to cancel our reservation through *********** for our trip to Baltimore. We had until April 21st to cancel our reservation for free. My husband first attempted to contact the property owner on March 29th and was not able to get anyone on the phone and so he left a message. Once again, he called on April 2nd and had to leave a message. So, he contacted *********** on April 4th and they informed him they would leave him a message as well. Finally, on April 10th, my husband was able to speak with the property manager, who informed him that we needed to send an email through *********** showing our cancellation. A short time after my husband followed through and sent the email, I contacted the property manager to see if he received the email. I just wanted to make sure it went through. The property manager G****** snapped at me for calling and then informed me that he was not in front of a computer to see. I stated that was fine and when could I call back to find out if he received it. He gave me a 2-hour time frame, so I called back around 4:25pm yesterday. His phone had a strange message telling me to put his number in on a messaging service, however it told me he was not a subscriber. I called multiple times more and texted. At 5:07pm, he left a voicemail stating he had not received the email and that we would not communicate except through ***********. *********** called and at 5:27pm, he informed them that he was not in front of his email, and he would check the next day at 9:00am. I contacted *********** around 12:30pm and he informed them that he had not looked at his email and was unable to answer the question. I called *********** again he is not answering his phone. So, thanks to Chase Street Properties, I will have to wait until April 17th, contact ***********, show proof of payment, and then must wait another 7 to 10 business days for our refund.Review from Michael W

The owner of Chase Street Properties used illegal threats to force my mother, my wife, and I to vacate our short-term rental in downtown Baltimore twice in less than 2 weeks. We chose to stay with CSP while my mother underwent a bone marrow transplant at *************, a process that required us to move to Baltimore for at least 3 months starting in August of 2021. CSP charged us $4,200 per month for a two-bedroom apartment that we later learned typically goes for $1,750 per month. When our 3 months were almost up, it became clear that we needed to remain in Baltimore for a few more weeks, though we could not know how long because it was contingent on my mother's health. When we requested an extension, the owner informed us that the rate would increase from $140 to $159 due to "market rates," which was odd given that the period in question (the first few weeks of November) is typically the slowest time of the year for rentals. When we asked why the rate was increasing despite the fact that literally every other hotel and short-term rental nearby was offering a discount, the owner became belligerent, and when we tried to negotiate a fairer price he refused to grant us an extension and ordered us to vacate, even after we agreed to pay his quoted rate. We appealed to ************* to get an extension due to medical need and reached out to a lawyer who informed us that it was illegal to evict anyone during COVID.
On November 8, we asked CSP if we could wait until we spoke to my mother's doctor the following morning before deciding whether to commit to staying for a week or a month, though we were extremely clear that we were happy to pay that day. The owner once again became belligerent and chose to deny us an extension, then insisted that I call him directly when I informed him that we could not leave due to my mother's health and that we were willing to take the matter to court if necessary. He began a vulgar tirade, threatened to turn off our utilities if we did not vacate, and refused to accept our payment, even though I explicitly told him we would pay what he was asking. Both of these threats are illegal under state law.
Even without his illegal threats, our stay was subpar. The apartment was dirty, the showers had visible mold, and none of the bathrooms were ADA compliant, all of which are essential for the immunocompromised patients like my mother that CSP claims to cater to. The apartment was so bad that we would have moved to another apartment had it not been for CSP's policy of requiring payment in advance and refusing to issue a refund under any circumstances. There is no regular shuttle service to local medical facilities, which CSP advertises on their website, though you can ask the sole employee to drive you in her few moments of spare time if you have the wherewithal to ask several days in advance. CSP also tried to charge us illegal sales tax twice, and only removed the tax after we explicitly reminded them that it was illegal under Maryland law.
I'm sure the owner will call me crazy, besmirch my reputation, or claim this is a fabrication because that is his response to every single review and complaint on this website. I do not expect Chase Street Properties to mend their ways. I just want everyone considering staying with this company to strongly reconsider, especially if you are a medical patient looking for third party housing.Chase Street Properties, LLC Response

Few things that you avoided to mention....
Our guest service manager, gracefully and free of charge, took your mother and entire family to her medical appointments daily, again, this was absolutely FREE OF CHARGE.
You were allowed, to extend the lease as long as you wanted to, always giving our company less than 48 hours notice which in our type of business is totally unusual.
The shuttle service that took you and your mother to her appointments everyday FREE OF CHARGE, was not during her spare time as you mentioned, she took your mother to her appointments paid by our company.
You also forget to mention that an extra parking space was given to you FREE OF CHARGE.

Everything in this response is factually incorrect. First, we were always willing to pay and made that abundantly clear throughout our stay. Chase Street Properties had our credit card on file, which is usually considered sufficient proof of a customer's willingness to pay, especially after that card has been successfully charged 3 times. We also explicitly stated in writing that we were happy to pay on numerous occasions, even while being berated by the owner. The only issue was the duration of our extension and the exorbitant price increase.
Second, my mother used the "free" shuttle twice in 3.5 months, and provided notice several days in advance both times, since it required the guest service manager to clear time in her schedule. Calling it free is also a stretch, as I assume that the cost of the shuttle was included somewhere in the extra $2,450 that CSP charges for that unit.
Third, we were not allowed to extend our lease until CSP was contacted directly by *************, as detailed above. This first extension was made well in advance. Moreover, while the second extension was finalized with only 24 hours' notice, all parties had already agreed to a second extension during the negotiations concerning our first extension, so it was in no way a surprise that we needed to extend our stay. The reason we were unable to commit to a longer stay is that Chase Street Properties is more inflexible than any hospitality company I've ever encountered and refuses to grant refunds under any circumstances.
For example, CSP charged us for 3 extra days at the beginning of our stay because ************* moved my mother's procedure back a week, meaning we suddenly needed to push our reservation back a week. At first CSP insisted that we could not postpone our stay and that we would have to pay for the entire week regardless, even though the postponement was due to a last-minute change by ************* and was completely beyond our control. Then CSP had the audacity to claim they were being generous by only charging for 3 days instead of 7. CSP also rented the apartment out during this time, and then had the gall to ask us to postpone our arrival by a day - a day that we had already paid for, I might add. Given the fact that CSP ostensibly caters to medical patients it is inexcusably greedy.
After the owner's initial tantrum, we wanted to vacate as soon as my mother's condition would allow it, but since CSP required all payment in advance and refused to agree to even the most basic of compromises we were forced to decide whether to extend or not every week. A bone marrow transplant patient's health fluctuates rapidly under the best of circumstances and being threatened with eviction is obviously not the best of circumstances. My mother was bedridden the entire week in question, meaning it was physically impossible for us to move out. We could not plan more than a few days at a time, and a company catering to medical patients should be willing and able to accommodate that basic reality.
However, even if unable or unwilling to accommodate the needs of the cancer patients CSP supposedly caters to, there is absolutely no excuse for threatening to evict us and using illegal threats to intimidate us into leaving. Threatening to turn off our utilities and threatening to refuse to process our payment for the express purpose of bringing us to court later are unacceptable under any and all circumstances. Sir, obviously you are not aware of the marylamd housing law.
Your lease ended 4 weeks prior to your request for extension.
That extension can be granted or declined by the owner of the property.
We declined your extension and you refused to leave the property.
Once you refused to leave our property, it's our right to start eviction.
Again, it's our right to grant or decline your request for extension.
Also, all other comments are far from truth.
We had been hosted not only ************** families but **** and other medical institutions for the past 23 years and had never experienced a guest as yourself.
We had a great relationship with your mother until the last 3 weeks which you (not the person on the lease) decided that we should be granted any extension to stay without even a week notice.
We gracefully granted 3 weeks of extension to you without any notice and we the apartment already booked to other family 6 weeks prior to your first request for extension.
We relocated that family to granted your first extension request, still... you avoided to mention that in your unfair review.
The last time that your requested an extension we declined l, which is our right, and you refused to vacate and made phone threats.
Due to your behavior and refusal to pay or vacate, we started eviction procedure, which is absolutely legal.
