      Worst HOA ever. Sheila and Kelli both are avoiding responsibilities when due. Damages have been done to my closet and has been a more than a month with no visit from plumber or contractor to repair the walls and see if my water heater and pipes were affected from the incident from the upstairs closet. I stated if my pipes are busted from my fault, I will get a contractor which they immediately thought to not send out a plumber to still access the rest of the closet. They jumped straight to that conclusion without an inspection. Very unprofessional and they do not abide by the law which I have sent them the files for the Maryland Condo Law repeatedly.

      They don't do anything besides control your payment ,I have a flood cause from rain water came in my unit as bean over 2 month ,Still watching to hear from this !@#$ association, I Hat to move in with my daughter because of the smell and mold

      Unfortunately, this company has not lived up to the standards that his community is use to. Complaints and questions are sent to the ACM rep and there are no responses. I have asked that the president and the treasurer of the ******* ** ***** **** be named. To this date, no one in this management company has answered. I shared in November of 2022 that there will be four vacancies for our Board of Directors. I was told there would be 2. Zoom election held. The ACM rep did not open the sealed envelopes at this meeting nor did the community get results. Community members shared that the former Treasurer of this HOA walked around to some residences with filled in proxies. ACM Landover, Maryland have not followed our by-laws. This community is facing unnecessary and frivolous LAW SUITS. There has not been any Open Community Meetings. I have asked who are the individuals signing contracts? NO ANSWERS, What am I getting for the $970.20 yearly dues...A MESS? Legal representation for this community is a joke.

      I've submitted emails/resident request to Catonsville Gateway Condo's on several occasion about different hazards/issues/problems/fixes and also asked questions regarding 2023 annual budget. To date no response/answer. This poor work ethic, customer service and poor response time, should be reviewed immediately by her employers. While the lack of response has continuously happened to me, other homeowners are experience this lackadaisical unreliable support. You would think if you have hired AMC property management company, Emails submitted with pictures depicting our safety being in jeopardy, parking lot lines not being visible, cigarette butts and pet feces all over the lawn would not fall on a deaf ears. We have renters parking cars without tags stored on the property. Homeowners not living in the community are not held accountable for their renter tenants and American Community Management has helped create this circus/zoo like conditions. The atrocity continue with, we were told our association dues currently 209.00 (which increased 20.00 in 2022). Now they claim that a 12% increase due to inflation and homeowners not paying their HOA fees would occur in 2023 bringing our monthly fee to $234.00. The budget increased approx $3500.00 for 2023. There are 96 units. Paying an additional 25.00 a month totals $28,800. This is fraudulent activity because where is the money going? We do not have ANY amenities (no pool, playground, gym, business center or a club house). American Community Management is not managing our property, they constantly have an excuse if asked what is taking so long to get things accomplished? We asked for lighting on the building to work for security, the lines in the parking lot to be visible for safety and dog trash cans available to prevent illness from poop just laying around, removal of abandoned cars, so our love ones have a place to park. Dealing with AMC puts all of our security/safety at risk.

      Not sure how this is a "business" when they don't help the home owners. Only the company themselves to make profit. Nothing ever gets done and they push all responsibility to the home owners when they have a job to do. They told me to call the cops next time I hear honking in the middle of the night instead of them addressing it. I asked if I need a special smoke detector when I moved in and after i sent a follow up after a week they told me to call the fire department myself. I do not live and pay this much for them to steal my money and not provide services which they state they do

      I live in a community governed by a Homeowners Association's Covenants, Conditions and Restrictions and ByLaws. This Association does not have a full-time board of directors; ACM is contracted to manage in lieu of that, and is to manage the community in accordance with the aforementioned governing documents. When ACM was introduced as the new property management company, during a open association meeting, their "A Team" presented the company as a well organized and professionally proficient organization with years of experience and were committed to manage our organization in accordance with its governing regulations; time proved that to be false. The only proficient section of that company is their accounting department. Beware, in addition to not following rules of the association, their service contract demands that ACM has sole signatory authority, control and require all monthly assessment fees are deposited into a bank of their choice. ACM collects, banks, pay themselves for administrative services and management fees and any other commitments in the name of the association. Homeowners also beware, ACM do not follow tenants of their own service agreement nor do they read or try to understand and manage this community in accordance with its governing documents. Under ACM's management over 48% of this community members are seriously in arrears while little to minimal collections efforts are taken to resolve those delinquent accounts. My advice to you is to seek a property management company elsewhere.
