      Armour Settlement handled the settlement of my home at XXXXX ******* *** in **** **** on 8/31/2021. the agent that handled this was Jeremy ** I recd a check in the mail for $33.40 this was to cover the difference in monies collected by Armour in the amount of $200 and the last Water bill for this home which at the end of SEPTEMBER 2021 was $181.60 according to Jeremy. I tried to contact Jeremy several times thru his email acct. about the fact that my home settled at the end of August 2021 not September 30 2021 as was on the water bill.. The last email we sent to one another was on 11/16/2021 where he advised me he called Rock Hall and when they get back to him he will contact me. I also sent a letter to Armour Settlement on 11/16/2021 about my experience with Jeremy and to return the check for $33.40 which was in error. to date I have not heard from Jeremy or anyone from Armour Settlements.

As discussed, our office received on Wednesday (March 23rd) via USPS, the above referenced complaint letter from the Better Business Bureau of Greater Maryland. After reviewing the complaint and after conferring with the applicable Armour processing staff that oversaw Ms. ******** Sale transaction (which took place on 8/30/2021 and which Ms.******* was the Seller), I can provide the below information as to why Armour disbursed the refund check to Ms.******* in the amount of $33.40 from our Title file. At the time of closing, the final water/sewer bill was not available, which sometimes occurs in our industry, so we held $225 in escrow, which both the buyer and Seller (Ms.*******) were fully aware of at time of closing. Ms.******* received a bill (copy attached) in the mail after settlement and forwarded it to us on or about 10/19/21. We paid the bill in full in the amount of $191.60 which bill represented and refunded the remaining balance of the escrow, $33.40, to Ms.*******. After further review of this matter, I see that the water bill provided by Ms.******* covered the period of 7/1/2022 - 9/30/2022, and as settlement took place on 8/30/2021, based off the applicable daily prorations that should have been applied from said bill, the Seller (Ms.*******) should have received $65.27 back, instead of the $33.40 that was originally sent to Ms.*******. I realize that Ms.******* alluded in her complaint that she had sent a letter to Armour on 11/16/2021 concerning her experience with one of Armour's Processors, as well as allegedly returning the check that was initially sent to Ms.*******. Please know that I'm personally unaware of any written correspondence received by Armour from Ms.*******. As such, I will check with our Funding Manager when she returns to our office on Monday (after being out on bereavement leave this past week) to see if she received any return check from Ms.*******. If so, Armour will provide a new check to Ms.******* in the amount of $65.27, representing the accurate amount that should have been provided to Ms.*******. However, if the original check in the amount of $33.40 was not received by Armour, then Armour will send Ms.******* a new check in the amount of $31.87 covering the difference from the initial check Ms.******* had originally received back in October of 2021. I trust my response will enable you to close this case matter as to Armour Settlement Services, LLC with the Better Business Bureau of Greater Maryland.
