      On August, 25th of 2023, I contracted with Warren B Landscaping and Construction LLC to do two jobs at my residence at ****************************************************. The work on the first job, remove some mold in a bedroom, was completed. The second job is the one that is contested, This job involved lifting the corner of a shed in the yard. I never got an estimate and the worker, *****, kept saying one was coming soon. By the time I saw the estimate, it was well above the amount that I was expecting to approve. I didnt see that estimate until about 2 hours before the contractor and I discussed the estimate (which turned out to be a bill for the job). We negotiated the bill and agreed to new terms. Completion of the project was scheduled to be completed on Tuesday, the 29th of August. However, he called me and said he had other work scheduled for that day, and Thursday was the new day to complete the job. Also, he wanted to discuss matters but he never contacted me. So, for now I have an incomplete job and he has the money for the entire job. I want the job completed.

      This is not the first project I have done for this customer *******************. I was actually really good to him and his wife and did a few projects rather cheap. I removed mold from a ceiling in a bedroom. Flashing tape around his deck to stop the water from making it inside. Sealed the screws on his metal roof.  Everything prior went smoothly this project he is speaking of was a lot larger than the others after getting a scope of the project I told him I would write up a quote and I wanted him to go over it before I started the following day so there was no misunderstanding or surprises. I sent the quote assuming he received it because he agreed to the material I had to pick up. When I went to take care of the job I found it kind of odd that him nor his wife had come out at all during the whole day. Which every other project he would either be out there watching me or would come out periodically.  Both him and his wife came out once an hour before I was done. Neither one of them mentioning they were not happy with the amount I was asking for. This raised a red flag but I didn't address it because I had done prior work for him and actually liked the couple. I completed the job and went inside to talk with him and let him know the job was done I showed him photos of everything that was done step by step. He had a piece of paper in his hand that he had typed up after seeing the quote. He stated he wanted me to read it but did not want to discuss it at the time . I honestly just wanted my money after literally busting my **** all day. Instead of coming out before I completed the job letting me know there was discrepancies he waited until I was completely done and told me he was not paying the amount of the invoice. I was honestly very upset about this because he had ample opportunity to address it but waited until I completed the job. I had to **** up his shed up and put in a tube and fill will cement I replace all the rotted wood which was alot, I replaced the flooring I had to remove siding and replace the outside plywood that was rotted and put flashing tape around the bottom. Because when the plow thats where the snow goes. I have before and after photos of this project. I ended up having to drop the price $400 for him to even consider paying the invoice. Mind you this is after I purchased the material with my own money. When I was leaving his wife handed me a bag of tomatoes that she grew in her garden and said I hope you don't let this affect our relationship because I have a lot of projects I need you to do. So when he contacted me to do another project for him I did not answer so he reported me to the BBB. Unfortunately I can't do all projects at a lower rate especially when there's quite a bit of material involved. I did what I could for *** and his wife and it just wasn't enough if he wants me to do any other work for him he is going to have to pay the remainder of the invoice that he refused to pay that day. Which is 400. I am a good person and I take pride in my work, and my business . I am good to my customers, but unfortunately I can't reduce the price for every project when I am able to I do. And that's why I continue to have the customers that I do. I am as loyal as they come. I wish you well *** and I'm sorry it had to end this way.

      Better Business Bureau:I have reviewed the response submitted by the business and have determined that the response does not satisfy or resolve my issues and/or concerns in reference to complaint # ********. Please add your rejection comments below; if you do not provide any details, your complaint will be closed as Answered. 

      The actual hours worked were as follows: Fri. 8/25/2023   09:15 12:15    3Hrs

                                                                                          Total hours worked    10 hours yet I was charged for 18 hours. Over charge of 8 hrs x $37.50 = $300.00

       

                  When I questioned the hour total, First I was told that it was commuting time and then it was shopping for supplies. This was all new to me.

      My wheelbarrow was broken beyond repair and not reported to me.  Replacement at Lowes is $99.00

      My 1 meter Construction Level was taken and not returned. Replacement at Lowes is $21.00

       

      As far as not monitoring the work on the project, I was ill and ended up in the hospital with Pneumonia and blood poisoning shortly thereafter.

      After some negotiation on the estimate when it finally arrived in my Email box, I paid him for the complete job which he had not finished as yet. ***** stated work would be completed on Tuesday, 8/29/2023. However, I got a call on Monday, 8/28/2023 stating there was a conflict with other work and that I would be contacted on 8/31/2023 to coordinate the schedule to complete the job. This never happened and I eventually had the work completed by another person. The cost for completion of the project was $100.00. In total he owes me $520.00. The dump fee of $50.00 is also questionable as there was little to no material to dump but that is not included here.


      My advice to future customers, get an estimate before work starts, use a sign in/out sheet for work hours, do not pay until the job is finished to your satisfaction.
