They are predatory harassment specialists. They are a debt collector who also manages mortgages for Habitat for Humanity. They treat you like youre a derelict every month calling you about payments youre not late on. They also mis-report to your credit report! They have been migrating pre-2017 late payments forward every year to my credit report. Late payments from summer of 2017 are STILL showing up as late payments for 2020. They do this because they demand payments on the first when you have a documented agreement with HFH that is not the 1st. This is bullying you to get you to accommodate them and punishment when you refuse. Ive been patiently trying to get this to stop for a few years now and Im done being patient and tolerant! They focus on making sure you are constantly having difficulty, credit injury, and making you jump through hoops monthly before you can get to telling them for the 57th time youre not changing your payment pattern. I will be documenting everything from today on to demonstrate a legally admissible pattern under the advice of an attorney friend. If they dont figure out a new approach, a class action lawsuit will downgrade their A- rating. I will also be calling the director of HFH again and petitioning them to consider seeking a new mortgage management option with better business practices.

Per federal regulations we are required to call you at least 3 times by the time your payment is 36 days delinquent. We would not continue to contact you if you made a payment arrangement with our staff. We are happy to send you a copy of your Note which states your payments are due on the 1st of each month. You do have 25 days to make that payment before a late fee will be assessed. Your 2017 history will still show in the credit reporting, but we have reported you current every month that you have paid on time. You do have months where you do not make a payment so those are reported as late. We are happy to send you a copy of your payment history so you can see what payments we have received. Very untrustworthy. Loses payments, don't apply payments, impossible to get results from, unprofessional. Since they took over the mortgage they have applied a late fee for lost or missing payments even though I pay them a month in advance. They are very shady. Why do they lose payments? Every review of their company a bad review with good reason. We all say the same thing. Something is wrong at this company and our credit is on the line because they "lose" every single payment every month every year for every one??? How is that possible

We would be happy to talk about the payment or payments you state have not been applied.   I show we have reached out to on several occasions, but you refuse to have a conversation with **.   We do not lose payments, we post all payments we receive the day they are received.  As the Postmaster General stated, mail would be slow, and we cannot change this.  If the post office doesn't deliver a payment, we cannot post it, and we cannot control what the post office delivers or doesn't deliver to our payment facility.  It is unfortunate that payments come late or not at all, but again we cannot control post office.

Company does not always process payments in a timely manner. Called company and explained mortgage was mailed from my financial institution on the forth. Company claims payment wasn't sent until the 18th. I was charged a late fee in which I wanted to dispute. Company suggested sending it earlier. Should take this long to process payments. Totally not satisfied with this company.

Very sorry for any confusion during your conversation with us. We were not saying the payment wasn't mailed until the 18th, that is the day we received it. We do post payments the day the are received. Unfortunately, the mail is moving very slow, but again, we do post the payments the day we receive them and this one was received after the grace days had expired.
