Hello *********** as I have explained in our prior conversations, there are a number of ways to accept payment without any service fees. Continuing to verbally abuse JIT's customer service support team, in addition to leaving inappropriate and harassing voicemails will not resolve any issuing you are having with JIT. In each of our correspondences, I have tried to resolve your issues and answer your questions, however your responses are consistently abusive. If you need to contact *** going forward, please contact me on my direct line as I do not want any of my customer service team to have to deal with additional harassment from you. Called to investigate why I can’t see my analytics and they don’t answer the phone which ends in (8693) on my homepage after logging in. When looking at my bill they add a credit card fee for no reason and option to remove even though I’m using a debit card which is so frustrating (SCAM). $3 admin charge to process my payments, sounds like the owners don’t want to pay employees from their pockets? Heating and cooling charges when I don’t even use heat or cooling and keep my windows open. Many things wrong with this company especially with the fact that I can’t access or monitor my usage analytics.JIT Services, Inc. Response

Hello ******************** -I spoke to you yesterday at great length about all of your questions you had regarding the billing on your account. You seemed very satisfied with our conversation and even inquired why we had a ****** rating of 1 star, to which I replied that we are a billing company and residents do not typically provide positive reviews for a billing company. As I also explained on the call, the fee of $3.95 is for credit / debit cards only. As explained, this fee can be avoided by paying using your checking account and routing number. The credit / debit card fees are passed from ***** MC, **************** and Discover. This was discussed on our call as well, so I'm unsure why you felt the need to leave a BBB complaint. As I also explained, your property does not have owned sub-meters to monitor your utility usage. This is not a fault of JIT or your property, but a simple fact that you cannot monitor usage of 1 resident if the property only has 1 master meter supplying the utility to all of the residents. I pointed out that Xcel owns your electric submeter, provided your Xcel premise number and reviewed your usage with you. Again, and as explained on the call yesterday, Xcel monitors this usage since Xcel owns these meters. Usage (and a visual graph of this electric usage) is located on your monthly JIT bill. Re: heating and cooling, as explained yesterday during our call, your property has one bill from ********************* Energy. The residents at your property are billed using a share of this utility.

JIT Service is a third-party utility ****** that is hired by your property management company to bill the residents at ********************** water, electric and hot water energy consumption via property-owned sub-meters. In reviewing your resident profile, I do not see that you have tried to contact our customer service team via phone or email to discuss your concerns. Our phone agents are available 8am-5pm, Monday Friday, **************. You can also send an email, ******************************* This contact information is located on the front and back of your monthly invoice, as well as on the Welcome Letter that was mailed with your first invoice on 11/30/2023. When you signed a lease with the property, there was a utility addendum noting JIT as your 3rd party water, sewer, electric and hot water energy utility provider. It appears your first 4 months of bills were not paid, which is the reason you were charged a $15 late fee. Once your account is 30 days delinquent, a delinquent notice is mailed to your apartment and an additional $15 is applied to your account. These fees are optional and can be avoided by (1) Paying your monthly utility bill before the due date, (2) Contacting our customer service team to get on a payment plan, (3) Reaching out to Energy Assistance. Energy assistance resources are located on the back of your monthly bill and on the Welcome Letter that was mailed. I have waived one of the $15 late fees as a courtesy per JIT policy. Hello **************** - Your property management company has provided details regarding any refunds that were provided to residents at your property. If you have any questions regarding these refunds, your property manager should be able to assist. I do not see that you have previously inquired with our JIT customer service team about these refunds. Our resident billing team has been working successfully with Anoka county in providing utility assistance for your electric bills over the past 12 months. In reviewing your account, I also see that our team assisted in working with you on setting up a payment plan for a past due amount in July 2022. I am not locating any negative interactions with our customer service team that would result in this negative review of our company. They have so many charges when they handle 1/2 of the energy costs for 55 plus communities. I am basically paying misc charges to 2 seperate companies. Excel and JIT. It is a crime to make seniors pay these extra charges just because they can (their words)JIT Services, Inc. Response

Hello ****************,I am reviewing your account and am not seeing that you have tried reaching out to our company directly to discuss your concerns. This may have been helpful to try and understand your sub-metered electric billing. JIT is the billing company for the property owned electric sub-meters. JIT charges a $5.00 administrative fee for our work in reading the meters and preparing the bills monthly. All of the other line items that appear on your bill are charges passed through from Xcel Energy based on the Xcel rates and the individual electric usage by each resident. Xcel does not provide a bill to residents for the electricity at your property as the property owns the resident electric meters. The worst electric company you can ever come across. extremely high electric bill, the fees are so ridiculously high! $15 for every paper notice they send out! $50 for every payment received to reconnect the services! $15 charge fee (don’t know what for)! another $15 charge fee for (late fee)! $3.95 fee for using a debit or credit card. I really wish someone would open an investigation on these people. I am going to submit a complaint to the state of Minnesota and see what they think about this company! I just find it really off that they can charge 3X’s more then Excel EnergyJIT Services, Inc. Response

Hello ******************. JIT is a third-party billing company that bills your property-owned electric sub-meter for your apartment electric usage. We charge the rates provided by the local municipality, in this case, Xcel Energy. I see that you received a notice for disconnection on 6/9/2023 for the delinquent amount of $315.40 on the account. It does not appear that you contacted our office to set up a payment plan or pay the delinquent balance in full prior to the due date on the notice of 6/24/2023. As such, you were disconnected on 6/28/2023. The labor fee for disconnection of service is $50 and the labor fee for ************** to return for reconnection is an additional $50. In order to avoid these fees, as well as the fee associated with hand delivering delinquent notices, you will want to pay your bill on, or before, the due date of the bill. JIT also offers 3-month payment plans to assist residents on their balances. Feel free to reach out to me directly if you have additional questions.Review from Ton E

This is a horrible company. This company sets low income as prey. I let the energy guy in thinking they where repairing something in the building. The guy sat in the community area for 2 1/2 hrs arrived at 10:30 and waited until 2:30pm to turn everyones stuff off. This drown the service line so you could not get through until 4:30pm they close at 5pm so if you were to pay your bill you would go 24 hrs without electricity. You get lose your housing, thats the first thing. Then when you call to make a payment they auto service does not connect to dispatch so you couldve paid but because they didnt se it your service is interrupted. 3rd The *** rep was not at all professional. The lady said if I would have paid my bill I wouldnt be there. Now mind you at the time of her saying this I paid and was caught up. But non the less, she dont know anything about me and to say it as if she did was nasty. Coming from a nasty place as I hear from others that they speak to you like this. I did ask them all 300 to come and voice their opinion of the company and to vote that we wont resign our lease because of there service to the community. I called and reported to the supervisor and waiting to hear a response.Review from Charlene M

Ive payed twice in ******* (2022).I called the office to explain this billing. Billing department email me to say the **** also for the month of Feb. Feb came around got another **** for February. I called back to Jit, she stated the extra **** for ******* was for the time you move in the complex. Ive been in this complex over 2 yrs. First of all I sign a contract in the middle of the month. I did not physically moved in until the 24th of the Month. I did received a March **** with a low rate. I continue receiving a billing for each month. Now she stated that the payments were for the free months. I didnt received no free months. These people are ridiculous!! They cannot explain a dam thang and cannot tell the truth about crap!!! Trying to talk civilized to them, but they always comes back defensive. This company got me F..k up literally. You called the complex for information they claim they dont have nothing to do with the water ****. We are literally paying for every thing in *********. My lights dont be higher than some of my water bills I wondered whos reading the meters; *********************!!!Review from Sonia M
