Lakeside was doing a ********************* install at my next-door neighbor for 6 weeks. From the start of the job their employees were using my property as a cut through to the job site. After two weeks I contacted the neighbor and then called and spoke to ******* at Lakeside whom informed me the they would instruct the crew to make other travel to the job. The next day it continued. I was trying to be patient and had been out of town for a week. I came home to a destroyed yard and damage to my fence from Lakeside. ******************************* VP of Ops came to the property inspected the damage and refused to make an offer to correct it. I provided an offer and they rejected and counted with less than 30% of actual damages and no compensation for my time or personal expenses to correct. They are refusing to compensate and correct.

      Dear **************,

We are genuinely sorry to hear about your experience with our team. We understand your frustration and appreciate the opportunity to address your concerns.

First and foremost, we apologize for the inconvenience our crew caused by using your property as a passage to the job site. This was not in line with our standards, and we regret any distress this may have caused you and your family.

Regarding the damage to your lawn and fence, we immediately took steps to address your concerns upon being notified. Our VP of Operations, *******************************, visited your property to assess the situation and committed to repairing the fence and compensating for the lawn damage. At the site meeting, you did not provide a specific amount that you felt was fair for compensation but verbally committed that if we fixed the fence, we would likely be even with regard to the grass.

Subsequently, you requested $1000 for lawn repairs, including $400 for watering and $600 to aerate and overseed more than half of your yard. We contacted your landscaping company and were given a cost of $200 to aerate and overseed only the affected area. Additionally, we offered funds to cover the cost of ****** gallons of water, bringing our total offer to $278.00.

We had already purchased the necessary parts for the fence repair and scheduled a time to complete the work. However, when we did not agree to pay the $1000 you requested, you refused to allow us to fix the fence and informed us that we were unwelcome on your property.

We take all feedback seriously and continuously strive to improve our services. We regret that our efforts to resolve this matter did not meet your expectations and that the compensation offered was not satisfactory to you. We remain committed to addressing any unresolved issues and are open to further discussions to find a mutually agreeable solution.

Thank you for bringing this matter to our attention, and we hope to restore your faith in Lakeside Renovation and Design.

      Sincerely,

      *****************************

      Complaint: 21959935

I have reviewed the business' response and am rejecting it because:

The compensation that as been offered for the Trespassing and Property damages are far below what is the fair market cost to have these repairs corrected by reputable companies.  There is also not an offer of compensation for additional out of pocket expenses and time that has been be incurred by me as the property owner both in past and future repairs.  The trespass and the property damage is undisputed by ************************ and Lakeside Renovation & Design.  As a homeower and business owner my time is valuable as well as actual cost of repairs.  This offer is insulting.  Please review the Demand Letter.

      Sincerely,

      ***********************

      Dear BBB Representative and *************************,

We appreciate the opportunity to respond to the complaint filed by ************************* regarding the alleged damage to his property during our siding work for a neighboring homeowner.

      Summary of Events:
      1. Initial Complaint: ************************* reported that our team damaged his yard and a fence post cap while walking along the street line. We promptly investigated his claims.
      2. Resolution Efforts: We purchased a replacement fence post cap and offered to install it. Additionally, we offered $278 as compensation for any inconvenience caused.
      3. Response from *************************: ************************* declined our offer, stating that he does not want us to come onto his property to make the repair. He has requested a payout of $2,000 instead.
      4. Evidence of Yard Condition: We have photographic evidence showing the condition of ***************************** yard one week after the incident, and the photos clearly indicate that his yard was in perfect condition after one good rain.

      Our Position:
      1. Property Access: We have respected ***************************** request not to enter his property for the repair. Despite this, we are still willing to repair the fence post cap at his convenience.
      2. Compensation Offer: Our offer of $200, along with the fence post cap replacement, was made in good faith based on a reasonable assessment of the damage and the cost to repair it. This offer was not intended to insult but to fairly address the issue.
      3. Yard Condition: The photos taken three days post-incident demonstrate that the yard was not permanently damaged, contradicting the claim of extensive yard damage.

      Conclusion:
We strive to resolve this matter amicably and fairly. While we understand that ************************* has incurred some inconvenience, we believe our offer is reasonable and appropriate given the circumstances and the evidence available.

We cannot justify a $2,000 payout based on the current evidence and the actual cost of repairs.

Thank you for your attention to this matter.

We signed a contract for a total of $53796.20 after changes and have now paid 53,796.20. Our contract was for full siding, trim, fascia, soffits and gutters along with replacement front and rear doors. The siding was completed with many problems including mismatched window sills, missing caulk, siding over nails so that there is a bulge, and missed nails on the trim so the wind already has pulled it away from the house. The bottom edges of the siding do not come down as low as our original siding so there is now a gap exposing our crawl space. There are areas of the flashing looking really diy. An electric outlet was removed to replace the trim and then put up vertical when the original was horizontal so now it doesn't match the direction of the trim. The front of our house is still missing the trim for our door awning so the colors are mismatched still waiting for it to be finished. Our doors are still not done and there have been no updates on install 6 months out. We have contacted the company many times and have been told they will fix it but no progress has been made.

On 1/26, the ********* paid in full for the siding portion of their project (they still have remaining ½ of their door contract due once door is installed).
On 2/18, ***** (the salesmen) went out there as the ********* had some concerns. There were in fact, as stated in their post, issues. Those issues are partly some work that needs to be changed, and also the sills were not executed in the same way they were sold.
We have every intent on addressing these issues, we are just waiting for a crew to get over there to make the changes. We contacted the ********* yesterday to give an update.

In regards to the door, unfortunately timelines are way far out there for our door right now. It is expected to in by the end of May and then we will install and complete that portion of the project.
