Compass Design Builders LLC (hereafter "CDB") was contracted to complete an addition to our home in March of 2022. CDB did not finished, or attempted to complete the job he was contracted to do. CDB has been paid as required by the contract, but has not held up it's end of the contract. The portion of the job that has been completed is not completed properly and has been described by a professional home inspector and a licensed construction expert as poor craftsmanship. While CBD has agreed to fix minimal issues, it refuses to fix all issues and complete the job as contracted. CDB has improperly placed a lien on our home for the amount of the contract due upon completion. The lien is improper as the amount is not yet due since the job is not yet complete. *** refuses to settle this issue amicably and has advised us to contact his attorney for any further communication. It has been reported by the ******* building inspector CDB did not file an electrical permit on the portion of the addition it wired. The poured concrete is not supported structurally and will deteriorate within a few years due to erosion of soil based on the slope of the yard CDB has left behind. We have paid CDB on time as the contract states. CDB requested the final amount prior to the job being complete, due to financial issues it was facing. There are over two dozen items that need to be either fixed or replaced, and these repairs have been estimated to cost approximately thirty thousand dollars ($30,000). CDB should not be in the construction business with this type of work ethic and craftsmanship.

Compass Design Builders did do exactly what it was contracted to do. We have tried to resolve this matter with both of the homeowners and they have made promises to pay at each level of this contract and never held up their end of the promise. They expected us to go well beyond contract scope **************** not agreeable to their demands to complete their request they decided not to pay the remainder of the contract. This is why there is a lien on the property. As for the complaints, they are baseless, as they brought in a private inspector and his report noted nothing structurally wrong with the addition. The other contractor was a friend who decided to berate the work even further as a favor to the homeowners to further make their point and has no merit. We have been accomodating with these homeowners and they have been malicious and uncooperative.

I am rejecting this response because:We were told this would not look like an after thought, the people hired to do the inspections were in fact not friends rather people that were recommended by a law firm. This company has made promises time and time again, and have not held up his end of the contract, which is why he hasnt been paid. There are still bolt without nuts that are supposed to hold down the hand rail, theres a door **** on the inside of the house, there are numerous issues. The people that were berating his work are actual professional, and have called him out for the work that he has produced. The blueprints that were drawn up by his architect have things that are still not done, which is another reason he is in breech of his own contract. The room isnt even square, weve had 2 drywall contractors come by and tell us the same story regarding his faulty and poorly incomplete mudding on the drywall.

      Sincerely,

I wanted to send an update to my last response. I was in ****** when I received the last email, and after reading what the business wrote, I become upset and missed some details that need clarifying.

I would like to add, that we did pay on time, at every step of the way during this process, even when he wrote a change order out of no where for an extra $2100. I am not sure why he is claiming this, when we have check stubs with dates to prove this. He was paid when he completed each task as designed in the contract. We havent paid him for the final portion yet because the job is still incomplete. There are still wires hanging out of my wall, unprotected and live.

There is a lien on house house that his attorney filed, and come to find out in the great ****************, you dont need proof that a contract has been completed or fulfilled. You can file it without any just cause and this makes the homeowner have to dispute the claim.  We are in the process of having the lien removed from our property, and have spoke to an attorney regarding this matter.

CDB has acted like a child during this whole ordeal when we have tried to have a reasonable adult conversation about this matter. Our neighbors have advised us that he has had several arguments with his employees on the job and have had several walk off the job due to his behavior.

Im not sure where CDB is getting their information about who we hired to inspect his work, but he is just plain wrong, once again. If we knew these  friends that are general contractors, why wouldnt we have just hired them to do the construction in the first place instead of hiring and trusting a complete stranger that made promises and articulated why we should hire him, just to be duped and roped into this nightmare.

I should have seen the red flag at the beginning when he advised us he had an attorney in retainer because his clients dont often pay him at the end of his job. This company has lied to us about aspects of this job and are now trying to steal from us for a job he hasnt completed and need to be brought to justice.

Thank you for your time and attention in this matter.
