The first contractor on the job site, BEMco, LLC was hired by S&B *********** Ventures of ********* to pour footers, set appropriate grade for the house and pour the garage pad. The house was detailed to have very specific treatments done for elevations of house and sizing of the garage footings. The house was to have the same elevation at all corners to avoid having railings per code and to have the same number of steps at the front entrance and the side entrance. This is not the case and a railing was required at the side entrance. With the elevation change at the side entrance, this creates an awkward step going into the garage where the landing does not match the other entrances. The garage footings were to be oversized, however, one footing was poured in the wrong spot and "fixed" with a strip of newly poured concrete that was added to allow the blocking to sit on the edge of the footer vs center. I paid to have the garage area of footers oversized and to not have a proper construction of footer for blocking to sit on is wrong. I wasted money on over sizing footers when it is not properly built as called out.The garage flooring is very poorly done with very large jointing(1.5 inches wide) and a weather lip at 1 inch or more tall. The weather lip is a tripping hazard as my young children have fallen down many times along with my 85 year old grandmother. Again, I was very specific when detailing how I wanted to have a very minimal saw cut joints and a smooth transition from the garage to the driveway.I am not sure what the point of having very specific details drawn up and labored over for hours for a custom house if they are not followed. My concerns were brought to S&B *********** Ventures and when asked if they would be addressed, I was ignored and pushed off. Later, when further pressing the issues, S stated that the issue is the subcontractors, not S&B. S&B *********** Ventures is responsible for this review.
