      This company does not stand behind its work. Their failure to find a report a plumbing issue ended up costing me over $12,000 and then they wouldn't even engage in a discussion about it. It wasn't until another inspector found the issue that I learned that there were polybutylene pipes that needed to all be replaced which requires tearing out walls. This was a basic finding that every inspector should be able to spot. They were defensive and refused to even communicate about the issue. They have unqualified inspectors and missed HVAC issues, plumbing issues, and roofing issues. Do not use this inspection company.

      When Home Inspection Carolina did a home inspection in 2021, they did not follow the ** Home Inspection Guidelines for inspections which says they have to identify piping materials. When the townhome was listed for sale in 2023 and went under contract, the buyer's inspection showed the home had grey polybutylene pipes, a material that no longer can be used because of all of the lawsuits. Unfortunately, Home Inspection Carolina would not acknowledge this is a problem. This omission did not allow negotiations with the seller from 2021. Home Inspection Carolina does not seem to have the integrity to acknowledge an error. They have lost my trust.

      I recently closed on my first house (6/14/2023) and the inspector missed significant plumbing and HVAC issues that were only brought to my attention when i was having items worked on from the punch list based on his report. Only last week, I was notified that all the cast iron piping was corroded - only items mentioned was a leak in one part of the crawl space and one wobbly toilet. As for the ***** the inspector noted that the unit needed to be re-sealed to the wall, the bathroom exhaust duct needed to be repaired, the insulation wrap was loose in some parts (or started to deteriorate) and that the sun room had no heating unit when in actuality, all the air that is being pumped into the house is dirty air pulled from the crawl space. And although it was stated that there was an old unit left in the crawl space, what he failed to mention that the ductwork that did attach to anything was to the old unit which was completely open on one side. I was also recently notified that the ductwork was filled with debris and animal f**** (rat, mouse?) and that critters may be living in the ductwork since it is open. Anything that was brought to my attention as a concern for a need for an expert follow up, I arranged for further investigations so my agent could use this with negotiations. I did this with electric, plumbing, roofing, etc. Everyone that has since come to look at these issues, stated that they don't know how such things would have been left off an inspection report. I am currently looking at $15-$20k for work that was unplanned and it was even advised by one HVAC team to not sleep in my house until this problem is resolved because of the quality of the air I am breathing in.

After reviewing your concerns, we noticed the inspector identified leaks in the plumbing systems and recommended further evaluation by a licensed contractor. The **** gas pack was identified as having issues as it was not attached or appropriately sealed to the foundation, and ductwork damage noted, directing for further evaluation. To our knowledge and understanding, contractors were contacted as directed within your inspection report and provided additional detailed information about any concerns before closing on the house. We are sorry for any inconvenience this may have caused.
