When we first moved in at waterfalls Village in ******* ny the property manager ****** and her assistant **** were amazing!!! Now a new manager took over and she is sooo rude to the residents. The previous stuff that was approved to be done now got canceled by the new park manager. Stuff that very urgent and top priority to be done she is not wanting to do. I've had roof issues for months that I've been asking about and the "new" park manager won't do anything. This park has gone down hill so much since she took over as the manager!!UMH Properties, Inc. I honestly wish I could do lower then a 1 star rating. We have lived in the ********************************** for about 4.5 years. We have seen change in property manager and tons of changes in maintenance. We had gone without heat and central air for over a yr. We had to have our kids sleep in the living room with a space heater. This was due to them not knowing how to fix our furnace. Finally got it fixed this past summer. Kids can't play outside really. If you use the water for a small amount of time(not even an hour) you get a lease violation. They did work under my trailer and left a huge mound of dirt and rocks in my yard then gave me a lease violation for no maintaining my yard when I couldn't due to the mess their workers left for over a week. The current property manager does not talk to the residents at all she just gives violations. She does not notify any residents when there is scheduled water maintenance. So our water is just randomly out whenever they are working on it with out telling any residents. Moving into the community was nice but after some time of being here it has been more and more of a hassle and struggle to just survive with having to deal with all the drama and ******** that you deal with living here. Tons of other tents feel this way as well. A complaint has been made to corporate as well.UMH Properties, Inc. Response

*** is completely fraudulent. I have called Arbor estates numberous times for complaints no one answers the phone, cooperate doesnt return phone calls. They violated my lease over 100 times over the duration of 5 years. I bought a house there, fixed it up. and now when I try to sell it. they deny anyone that comes in to make a lease for my house locking me into a long term forever lease. They tell me i have to get my home towed out of the property because they want to occupy the land on where my house sits to put new homes while s******* me out of any money i invested in my home. They have let other residents throw trash and furniture in my lawn, used condoms and bottles of **** from the surrounding nebhiors.UMH Properties, Inc. Response

They are horrible to deal with the never answer phone calls and if you ask people living in their parks they tell you its horrible. They let trashy people run the park so you live in a trashy place . They do nothing if issues pop up. They lie about situations and try to intimidate you so you dont sell your homeUMH Properties, Inc. Response

UMH oak tree mobile home park manager,harasses,intimidates and bullies the seniors and residents.violate safety conditions without correction,and unfulfilled usage of immenities we as residents are entitled to in our lot rent. The seniors and myself and boyfriend in oak tree are mistreated by manager ****************************** boyfriend has been dragged into court and he won against UMH day after them losing retaliation and hostility against my boyfriend has been on going.we have many altercations on video of ******************** unprofessional behavior.Hundreds of calls and emails go unanswered.We have reached out to so many township officials and we arent getting answers.UMH owes the residents a credit since Nov 9,2023 still waiting on credit of $380 awarded to us.UMH Properties, Inc. We have been living in ******** Manor trailer park for over 10 years. When we bought a mobile home in this park, the price for a lot rent was $575 per month. Then every year the price for a lot rent began to rise by 5-5.5% from the previous year. At the moment we pay $858 for a small piece of land. Where the management spends our money is a big question, because the roads are not repaired, the areas where no one lives are in terrible condition, the pool has not opened until mid-June for the last 4 years, although it was supposed to start serving its residents on May 31. The playground is in a neglected state, there are not even benches for parents. We just sit on the grass or on the swings waiting for our children. The manager never notifies her residents if they need to turn off the water, when the pool will open, why it is still not working, etc. She does not give a clear answer to all questions, and sometimes she can answer rudely. We ask you to help us not only live in this park, but also enjoy it.UMH Properties, Inc. Response

Lot rent has not been raised by the percentage being stated, it is much lower than that. The pool will open this week. We unfortunately had a power surge that delayed the opening due to maintenance and repairs. We are awaiting an inspection from the town of ******** before resident usage of the pool. In regard to the roads and the playground, those items are on our capital improvement budget plan for this year. We are currently collecting bids and approvals. Lastly, vacant lots are certainly kept up with. We keep them empty and mow the grass regularly. We hope this information helps. Thank you.Review from Regina P

*********** Estates will only get back to you if you are a man. The landlord will also tell you they have homes available, then after you pay for the application, they suddenly have no homes available. They will charge you a ridiculous amount of money for a deposit, when multiple friends and family of mine who lived there only had to pay first and last months rent as their deposit. They raise the rent and only care about money. This is why my friends and family were forced to move, they could no longer afford the ridiculous charges from the landlord. Horrible at communicating, sexist, and money hungry. Do not rent from these people.UMH Properties, Inc. Response

Current management in our park (********) are completely unprofessional and incompetent. Would NOT recommend doing any business with this company AT ALL. A complete audit of all their paperwork for the last ***** years should be required of them by the ********************* due to unfair practices against the residents.UMH Properties, Inc. Response

I've been a resident at UMH Properties for 18 years. Lately I've been having issues with the maintenance guy here at Oxford Village ********** **. He's extremely unprofessional. He bullies and intimidates residents. This past Friday Oct 27, he knocks on my door and accuses me of owning all the stray cats that are here at the park. I own 1 cat which is spayed and is always in my house. Yes there are strays around my house but at other houses also. When I told him they were strays not mine. He became very angry and aggressive. Told me I was going to be sorry if I didn't do something about it. Said I was in a lot of trouble. I just kept repeating that they are not my cats. I didn't want to engage. I am a mother and caregiver of a adult autistic son. I'm employed by ARC ******* Co. My son was present at the time. I just wanted this guy to go! The incident did greatly upset my son. I called our manager. I explained the situation. She said "he shouldn't have yelled at me" she apologized and said she would have a talk with him. Later when my husband came home my son told him about what happened. My son said he was afraid this guy was going to hurt his mother. My husband walked over to the maintenance guy's house to ask this man to never go over to his house unless he's home. Maintenance *** gets extremely angry tells my husband he's going to punch him. A mutual verbal argument broke out. Maintenance guy calls manager and complains. She sides with him and he happily announced we were getting evicted. I guess my husband shouldn't be mad right?! And according to maintenance guy, she never reprimanded him in fact she told him to confront me. Oh and during this argument he called my husband a "******" and my son heard it! This wasn't the 1st issue with this man either. There are many others. Some alleged and severe allegations residents have made against this man have been reported to the proper authorities. I'm waiting for my eviction notice to began proceeding with my suit.UMH Properties, Inc. Response

This company has cornered the market in my area for rental units. My husband and I have been trying to turn our lives around after losing my job. We are selling our expensive home in order to not live paycheck to paycheck. Our application was denied for our credit- I cant seem to find out if I can get a co signer or put down an extra deposit. No response at local level and corporate said she could send them an email to call me Im so over people talking about second chances- but not actually giving them out. What to do when you have 4 living developments and 3 are owned by the one company not helping or even guiding us for assistance, when we were denied. Since I ve sent 5 emails with no response- Im guessing she has written us off. This isnt like getting bad service at a diner- this is my home, a major component of our livesUMH Properties, Inc.
