      We hired Mike P***** to do all work necessary for installation of our modular home on site. We have had nothing but issues and delays. I have attached the contract that laid everything out. We were guaranteed we would not have water issues and the basement leaks badly around where the well line comes in and the entire side room we paid extra for is completely unusable. There is mold growing now. We were told the problem would be fixed for over a year now and he has not once came back. Also the driveway was never graded properly and every time it rains the water runs downhill into the garage and it floods, the garage had a drain installed in the center for runoff from cars in winter, but it heaved up so badly in the middle that none of the water goes down the drain installed for that purpose in the center of the floor, it floods over to the sides. There are many other issues and photos I could provide but it would take too much data to send. The final one is he backed out of the deck last minute and we couldn't find ANY other contractor to build it after talking to 5 different ones, but it had to be built to meet the mortgage requirements for the bank estimate for the value of the property, so we had to take out another loan for 3 times the quote he gave us landing us deeply in debt.

      This is Mike P***** addressing the review that was written by ********* *********. 

      My company was hired to do a PORTION of the work that was necessary to install Mrs. ********* modular home. She had other contractors in to install a heating system, a metal building and perform interior work. 

      Like any and all projects, there are always delays and issues, especially when other contractors are involved. It’s an unfortunate nature of the beast. For example, NYSEG took weeks to get the pole in. It was impossible for us to around the heating contractor, both of us having to be in the same spots. The customer ordered a generator, which we agreed to install. Yet, they neglected to get all the parts required to do that. I could go on…

      I went down in the spring to meet with the customer and set a date up to go back with several of my employees to fix the issues mentioned in her review. Late in the afternoon, the day before heading down there, I received an email from Mrs. ********* stating her husband was unwilling to unlock the basement door and give us access to assess the damages she was referring to. This went on for over two months. On another occasion he indicated that if I couldn’t have the outside dug up and repaired in one day, not to do it because of a function they were having. Email documentation can be provided. 

      Our location is 2 hours away from the ********* and I had carefully planned out how to attack the issues as I saw fit. One crew inside and one out. When Mr. ********* continuously refused to unlock the basement I had to take a step back and reevaluate, as it is my full-swing busy season. 

      I was unwilling to install the Trex decking for their hot tub in the winter. They were unwilling to wait until spring and were reimbursed for that scope of work. Though, I believe they did have it installed this spring. 


      Though extremely personal, I’d also like to address my filing bankruptcy and allegedly changing business names on multiple occasions. I owned ONE other business with my now ex-wife, many years ago. After going through a horrible divorce and losing my 19 year old son in a tragic accident, I filed bankruptcy. It was a very dark time. 


      I had every intention in coming back to rectify any issues for the Geertgens. I have also sent this review to my attorney to look at. Her comments could be construed as slanderous considering their false nature. I wish she has painted both sides to this picture.

      Better Business Bureau:

      I have reviewed the response made by the business in reference to complaint ID ********, and have determined that this does not resolve my complaint.  For your reference, details of the offer I reviewed appear below.

      Firstly, the original delays in the project have nothing to do with the complaint we filed, As a matter of fact we never mentioned those delays at all in our complaint, we understood that parts of the build were delayed due to other people working as he mentioned NYSEG was slow, and they had to work around the HVAC people at the time which I had to play go between for. Even though I provided correct contact numbers for Over the top to be able to arrange to work around my crew, who were very willing to speak with him, and Mike agreed to call, no contact was ever made by Mike. I work for Mirabito Corporate Holdings and spoke with my side of the crew to verify he contacted them, they will verify no calls were ever received. Mike claimed he had the wrong number and I triple checked to make sure it was correct and sent more than one possible contact. Again no contact. A matter that could have been handled in a 10 minute call was dragged out. Also in regards to the generator, we bought it in a box and assumed (incorrectly) that all parts came with it, and that any parts not included would be provided as part of the installation cost on detailed on our contract. He corrected this assumption. We were contacted by Mike in regards to this but were not given clear instructions on what to buy or where (2nd attachment).

      Also please see the e-mail chain (attached) in regards to the contractor's complaints. Yes my husband did have a problem with leaving the house unlocked very briefly because there was no lock on the door leading into our home from the basement, but we went to *****, bought a lock and installed it and were set to go within days not weeks or months. As a matter of fact, Both complaints (the unlocked basement and the one and only time we could not have him come) Covered a period of time of just over 2 weeks. As you can also see I usually responded to e-mails sometimes within minutes. We also were texting back and forth and I may be able to get those text records from my cell provider, I'm looking into it. We also never said (as you can see from e-mails) for him to have it dug up and filled in in 1 day. We asked if it would take a week, and that was only because we wanted to be sure we wouldn't have an open hole around very small children, and we wanted to be safe. Before that point and from June 8th on, we were free and willing to have him come down. We contacted him July 24th, 31st, August 14th, and September 21st, asking when he would head down to repair. We were told "We will get you on the schedule" but no follow up more than that was done

      We disagreed with the way he wanted to fix it only because we brought in 3 other contractors for estimates so possibly we would not have to bother him, One was Woodford brothers who are waterproofing specialists, and they all told us that the front of the house would need to be dug up and sealed from the outside to fix it correctly, all he ever mentioned was doing a "punch out" on the inside which would do no good if the outside wasn't sealed first. The drywall would just get wet again as soon as it was replaced. The basement ICF walls under the porch leak through the wall, along the seams, and around the outside of where the well pipe comes in. (his original solution to this was spray foam around the hole which did nothing to stop the water.) We have a video of it pouring in like someone turned on a faucet. We were never told of his plan to have 1 crew inside and one out tackling both problems at once, and it does not make sense that this was his plan because 1 e-mail in if he had told us that we wouldn't have kept having to ask him to fix the outside. A sump pump would not have solved the issue either, because that was at one point mentioned but all it would do is take the standing water out. Not prevent more from coming in.

      As I previously stated, I had every intention of fixing your issues. We needed to get inside the basement and do the do the work outside at the same time. You stated that you did not want us to come back to finish the work. I have 11/20-21 and 11/27-28 available if you’re open.
