      I am writing today to express my discontent with JSB Home Solutions, and their complacent response for transparency. I went into contract 3/22/23 with a right of rescission by 3/25/23 or be charged 33% of my deposit of $8,302.00 The initial project cost was $27,671. This was for removal of the tub, flooring, mirrors, medicine cabinet, and toilet; along with labor and materials for a new toilet, vanity and shower. 


      The project start date was not until October 2023. In the interim, I made several request to obtain a breakdown of my costs. The itemized statement just lists the items with an “Each-1" next to the line item. I initially called the office and they stated that they don't do itemized statements, and that if I wanted an itemized statement that I would need to come into the office and request a statement from the manager/owner. 


      I went to the office to explain to them my concern, and questioned the material they were using. 
      I left with a bill increase of $4,225.00. I asked for disclosure of pricing details and was told that I had to obtain that from the manager. The manager never called back, not did they provide me with a breakdown. 


      I do not believe this company acts in the best interest in transparency when billing. I am 83 and they took that for granted that I would not pursue my discontent or continue questioning the prices. The $31,896 that I was charged was only for the above items. It did not include anything else. 


      My ask is that JSB Solutions provide me a detailed bill of all my expenses and how they derived to the total paid. I believe they are price gouging, and increasing the prices of the goods and services to a level much higher than is considered reasonable or fair. The job completed should have been around $15,000 - $20,000, but the lack of pricing transparency and unexplained expenses.

      ***** ******** signed a contract on 3/22/2023 to have a complete bathroom remodel which documents the items to complete the project.   On 4/25/2023 after several attempts to schedule a showroom appointment to make final selections on her project she did come into our showroom and signed a change order in the amount of $4,225.00.  She made several changes to the scope of the work from her original contract upgrading her wall system to our top-of-the-line walls.  The change order documents the changes made along with the total price for all the changes.  Please see the attached documents.

      I am rejecting this response because the issue was JSB would not give me an itemized pricing statement. The response they provided had to do with change orders and making selections. Once all selections were made and a deposit was provided, I asked they several times for an itemized pricing statement. I asked at the first visit, and I was told that I needed to call the office. I called several times, no return calls. So I went up to JSB to request an itemized pricing statement and I ended up changing some selections. Both contracts have pictures and a final price, but they never told me how much I was paying for each item. This is a sneaky technique to price gouge.

      I represent JSB Home Solutions, and I have been asked to provide its response to your letter dated 5/30/2024 regarding the above matter. I have also reviewed the correspondence sent from Ms. ********. I was aware of the situation before she contacted your office.

      The project is complete, and the business has been paid the full contract price. Before work began, Ms. ******** signed a contract which contained the scope of work and the cost for which JSB Home Solutions had agreed to do the work. During the project, Ms. ******** made a change, and that change was also memorialized as to scope of work and cost. She signed the change approving both. It is my understanding that she is satisfied with the quality of the work. 

      Her request for an itemization of the internal costs to JSB Home Solutions as to materials or labor, or both, is not reasonable given the type of contract that she agreed to. Both parties received their respective benefit of the bargain. i.e., the work done for the price quoted. The law of construction does not require a contractor with a fixed fee contract to share its internal costs either prior to, during, or after the work is completed.
       
      The owner and the personnel at JSB Home Solutions are concerned that Ms. ******** is not satisfied with the above explanation which has been provided to her before. The procedure I have described is the usual procedure with JSB Home Solutions and with all home improvement contractors who work for a fixed fee. It is also consistent with Ohio construction law.

      I am rejecting this response because the letter provided by JSB's attorney, ******* ****, only addresses that "the type of contract" that was agreed upon did not warrant an internal cost disclosure. The contract does not spell out that I cannot have an itemized breakdown of the work because I am signing this particular contract. I requested this verbally from the Salesman upon signing the contract and he stated that I need to get this from the Office. The Office stated that I need to get this from the manager, and then the manager said I needed to get this from the owner. This is sloppy business. Out of all those responses, no one said "we can't provide because of the contract you signed.

      I was not an informed buyer, and they were misleading. This is a form of abuse based on my protected class due to my age. When I went to the office to request in person an itemized statement, they fast talked me and had me sign another $4000 dollar agreement upping the original charges.

      As a consumer I have a right to report this misconduct and deception. The company needs to take ownership of their deceptive practices.
