      On January 10, 2024, I signed an agreement with Sell House Columbus for SHC to purchase a property in Pomeroy Ohio. I was told the closing would usually be in 30 days. On Jan 29, 2024, I was asked if I wanted to close immediately or agree to sign property disclosure forms so they could act as a realtor and that would take about 2 more weeks for closing. On Feb 12 I was contacted by a gentleman named **** who tried to reduce the original agreed priced they offered to purchase the home for. I spoke with **** today March 7, 2024 and he claimed their best offer was $10,000 below the amount they offered to me in January. I was patient and accommodating with SHC, when they asked me to sign the disclosures and give them another 2 weeks, I believe there is something shady with this company. If you need any more information I can be reached at ###-###-#### I do have all my emails and the contract I signed if you need to see any of it.

      The guaranteed funds the seller is referring to would only be paid out if the purchase and sale agreement was fulfilled.  The buyer in this transaction exercised their right to terminate the agreement after inspection (#6 in attached document).  Since this transaction was terminated there was no transaction that took place therefore no funds to guarantee or disburse.

      I am rejecting this response because:   SHC had pictures of the property inside and outside submitted by me and had viewed the property on Zillow BEFORE any offer was made.  it was discussed that only cosmetic upgrades were needed  I was contacted by a person named Jenna to set up an appt for a walk through - no one showed up   I was then contacted be a person named **** who said he would be handling matters now and expressed that SHC could not honor the contract at $50,000   and could I accept any offer beginning with a 4 ?  I countered with 49,900, and asked about the property disclosure forms I signed  **** was unaware that they were signed and said he would get back with me by the next day   No call came for about 5 days at which time he wanted to set up an appt for a walk through again a no show.   I reached out on March 7 and **** called back  He said his best offer was $40,000 as they would not make any profit @ $50,000 and the property was not buildable that it was too hilly.  If SHC was a legitimate company they would have known that from my pictures and Zillow, or Google earth, etc.  and if the property was unbuildable at $50K what makes it buildable @ $40K      There is a home existing there now.

      Thanks for your response and we understand your frustration as well as your point of view.  Unfortunately it is impossible for us to determine things like elevation or grading when it comes to land based on pictures and/or google earth.  After inspection it was determined that the land was in fact "hilly" and would no longer meet our buying criteria.  Therefore after inspection we exercised our inspection clause in the purchase contract and terminated the agreement.

      I accept the business's response to resolve this complaint as it is going nowhere.  I still stand that they engage shady business practices.  Their statements as to not being able to determine the outlay of the land doesn't hold water with me,  they had pictures that clearly showed there were hills.  It's a no win situation.  Again, I stand on my comments that they stated they would pay $40,000 but not $50,000 for the property.  So is $10,000 going to make the hills go away ?   I think not.

      I spoke with one of the owners ****** ***** on October 4,2023 and negotiated the sale of my house in Dayton Ohio. On October 5 I signed a contract to sell the house for cash. The closing was to be done within three weeks. But Mr. *****'s unethical company and his employees repeatedly lied to me. At the end of the three weeks I called Sel House Columbus and was told that they had run out of money to buy my house. A junior sales person told me that they needed to convert the contract to a land of as a result. I was told that I could expect a check by October 20. That day came and went with no money being paid to me. The next week Sell House Columbus scheduled an inspection but never showed up and didn't reschedule the inspection. On November 5 the contract expired with Sell House Columbus in breach of contract. Sell House Columbus attempted a second inspection but again didn't show up and didn't reschedule the inspection. Two weeks ago I received an email from ****** Title that the house had a clear title and that title insurance would be issued for $105,000. I again contacted Sell House Columbus to find out if a closing was scheduled. I was told that I would hear back from them the next day. I never did. On Monday Sell House Columbus sent me an email attempting to cancel the already expired and breached contract with no cause stated. I attempted to contact Sell House Columbus but they refused to respond. I intend to sue ****** ***** and Sell House Columbus and *** *********** for $200,000 each for fraud, breach of contract, and interference with a contract. If this cannot be peacefully resolved. They improperly attempted to terminate a contract without cause after it had already expired. They legally owe me $63,187. That is what it will take to resolve this matter.

      ****** ***** is not and has never been an owner of Sell House Columbus.  Any and all agreements our company enters clearly state that the agreement is subject to inspection of the property and verification by the buyer.  In many cases multiple inspections are needed for various aspects of the house ie:  basement, roof, etc.  If we're not able to perform an inspection for any reason or if the results of the inspection are not satisfactory to the buyer, the buyer is not obligated to close.  This is clearly documented in all of our agreements.  After inspection this property failed to meet the expectations of the buyer and the buyer is not obligated to close.

      I received an offer on my property from this group 7/22/22. It was less than 30% of the valuation of my home. I was in need of a move so I accepted it. The guy told me we would close in 30 days. After 30 days passed and no response I aggressively reached out only to find out they weren't going to purchase the property. They had my home tied up in a "wholesale' deal and probably couldn't get approved for the repairs it required plus the cost. I am now out of 30 days to find a new buyer and to move. Absolutely disgusted unprofessional and would not pay the per diem cost for the house due to them reneging on the the contract. Never deal with this company they have telemarketers who use a application to see who buys the houses in the area an they simply get your contract to go resell. They are using deceptive business practices to get people to sign over there property but they don't have the funds to buy it.

      Hi and we're sorry you feel you had a bad experience with our company.  We entered an agreement to purchase your property which was subject to a formal inspection to determine repairs needed.  I'm sorry you feel that you weren't communicated with throughout the 30 day inspection period.  Our phone records are showing numerous conversations that took place as well as several face to face interactions when we were performing contractor inspections.  After the inspection of the property the contractor bid came in well over our budgeted amount making the purchase no longer feasible.  Your property is in no way "tied up" and you are free to sell it to whoever you'd like.  We would be happy to provide the contractor bids and rehab plans if you'd like and you think it will help you in the sale of your property.  Good Luck and again, we're sorry you feel you had a bad experience.

      The issue is the amount of time and resources. Basically the business is selling false hopes and tying the house title up in phantom contracts. This limits your ability to screen additional potential buyers. 30 days is a long time not to hear anything about a sale transaction on a house. We lost time something we cant get back. We were given wrong information and delayed. The company should pay a per diem per day past the close date without conclusion but I figure this is how they operate. Wholesaling homes in OHIO should be the name of the company, they need to be more transparent and have clean hands about how they gather financing. Instead of leaving potential home sellers in limbo. Very disappointed and I feel the company should be monitored by the state.

      Ms. *******,  we understand your frustration and eagerness to sell your property.  Your original complaint stated that our company didn't communicate with you throughout the due diligence period of our purchase agreement. Our records show that we communicated with you over 50 times.  The bulk of our communication with you are attempts to have contractors inspect the property and provide construction bids.  We have the ability and had every intention to purchase your property.  We wanted to buy your property and make it an Airbnb.  We didn't want to resell your property or "wholesale" your property.  Your property would make a very good Airbnb but unfortunately the amount we would have to borrow from our lender to make the repairs necessary to fulfill our plan made it impractical.  We're happy to provide you the scope of work we put together for your property and you can see how costly it would have been.  We would still be interested in buying your property but we would have to adjust the purchase price accordingly.  Improving our communication with sellers is something we are continually working on.  After your complaint and hearing the conversations, we decided to part ways and fire with the manager of the representative you worked with.  Ultimately it is their job to ensure we're communicating effectively and we want to ensure that is happening in the future.  If you're interested in revisiting the sale of your property at an adjusted price, we'd be happy to speak with you again about that.  Also, if you might be interested in listing your property with a Realtor we would be happy to refer you to any number of agents we've worked with in the past and have them sell your property for a discounted commission rate.  We would like to be able to help in any way possible.  Thank You!

      I cannot find enough adjectives to describe the unethical and despicable practices of **** ********* who hides behind multiple LLCs (in this case Seller, SHC LLC) and preys on unsuspecting folks. He accepted my offer on a house he listed for sale in Beavercreek, Ohio and signed a defect notice to address a multiplicity of issues (mice infestation, broken HVAC, broken window panes, inoperable windows) to name a few. However, he did not fix most of the problems, (but managed to produce receipts for completed work). Some of the vendors were unverifiable! Moreover, phone numbers did not match up with vendors! He refused to fulfill the remaining work orders. Closing was set for July 1. He did not attend. He demanded termination of the contract. He refused to negotiate alternate agreements. I offered to proceed with the purchase and cover the remaining repairs. He declined. Buyers beware! It’s virtually unheard of for a seller to breach his/her contract! Interestingly, he had the audacity to boast (online) august real estate accomplishments and ethicality! Laughable indeed!

      I'm sorry you feel you had a bad experience purchasing a property that we were associated with. We use licensed vendors and general contractors for all repairs.  If there were any repairs that were not completed up to the standard you expected, we would have been happy to send out additional vendors until the repairs were complete.  We wanted the sale of the property to go through.  This property was listed with a Realtor and we were told you didn't want to close unless we brought additional funds to closing which we were not willing to do.  We wish this transaction could have worked out out differently and we wish you well on the purchase of a new property.

      it’s a lie. I was present at close and the seller did not show up. I wired my deposit and I did not tell anybody I didn’t want to close. The seller claims

      The sellers of this property were ready to and wanting close this transaction as well.  The sellers were informed about the Buyers request for them to bring additional funds to close the transaction on the day the transaction was supposed to close.  The seller provided all parties involved all documents requested of them leading up to closing because they had every intention to close.  The buyers request for additional funds from the seller was made on the day the transaction was supposed to close and the sellers were not willing to provide more funds.  The sellers would still like to sell the property under the original terms and conditions that were agreed upon by all parties.

      It’s preposterous. The seller is trying to cover his tracks. I will present my evidence to the court. It’s unconscionable that he would subject anyone to his deceitful tactics.  Shame on you.

      This is one of the many calls or texts j receive on a regular basis inquiring about property on *** ******** Ct. when you tell them they have the wrong address they begin asking questions about my house and if i want to sell or if I know anyone who is looking to sell their house. I finally got a name of a business( if it’s their real name). These calls and texts are overwhelming and annoying. I can’t answer my phone for all these investors harassing me. If there is any way these can be stopped I would appreciate it.

      Hi!  I think an imposter gave our business name to you.  Cold calling or text messaging is not part of our marketing strategy.  We solely rely on television & online advertising.  Hopefully you're able to get to the bottom of who has been harassing you.  It most certainly wasn't us!  Thanks!
