I contracted with cut Above Cabins in April of 2023 for our October stay every year I rent a cabin for my children in lieu of buying Christmas presents. I was required to give a list of names and ages of who would be coming to the cabin. As our day approached, ****** asked for a final list of names/ages. When I gave her the list she said she did not feel comfortable with this. She had already taken my $3500 for the rental. When she said she did not feel comfortable with the guest list, I told her that is fine, she can return my money. She said she couldn’t do that, so, apparently she planned on keeping my money, but not letting me stay in the cabin?! I assured her that my children and their friends are respectful and there would not be any problems. She required me to make a $1500 cash deposit as well as a $500 cleaning fee!!! This was returned but I woke at 4am the day of departure to clean and do all the laundry that I would be sure to get my deposits returned! In addition, she charges $66 per person per night over 10 people when the cabin holds 20 people!!!!! I had to pay for my daughter, her husband and their three children for each of them for three nights, even though they were only there one night! Do not stay at cut above cabins!! They are a rip off and there are plenty of other cabins in Hocking Hills!!!Review from Amanda J.

We stayed here for a women's retreat January 2023. The cabin was breathtakingly beautiful, but the owner completely ruined the trip. We checked in Friday at 4pm and the emails from ****** began, 37 emails in total. The emails were bullying in nature and turned what was suppose to be a relaxing retreat, into a stressful situation. I have screenshots and wish I were able to download them with this review. She charged the credit card for an extra $33 per night, per person totaling an extra $460. The cabin ended up costing nearly $1000 a night. When asked to provide an intemized list of what the charges were for, she refused. Only to later send the list after days of emailing back and forth. We had a friend drive down and visit for a few hours Saturday and she wanted to charge a fee for that. She also wanted names and ages of every guest before arrival. Two of my friends left 1 star reviews due to the absolute disgusting nature of her behavior. She then emailed and demanded we take down the reviews or threatened to put us on a DO NOT RENT list for Hocking Hills and/or nationwide. I'm not sure that's even legal or possible, but her bullying an intimidating tactics are completely unprofessional and should be illegal. I took the time to read the other reviews on BBB about this business because she has had reviews taken down on every other platform. It's obvious ****** has treated other guests the way she's treated us and has been able to steal money from others who were just trying to have a relaxing vacation. Very sad. She needs to be put out of business and the public needs to be protected from her theft and deception.Review from Misty T.

The woman who owns 6+ cabins in Hawking Hills and rents them to vacationers is threatening people who leave bad reviews. She has been reviewed honestly only on Yelp and tracks all Google and VRBO reviews closely to reach out to people and threaten them with being put on a Do Not Rent list for owners throughout all of Hawking Hills. First, she emailed or texted every day while we were there (asking questions, telling us she saw an unreported person on her cameras, etc.), then she charges for a visitor who came for a single meal (3 HOURS, the person was present!), then she asked for another report on the names and ages of the women present. She turned a getaway into a nightmare, and now won't allow us to honestly review our experience without blatant threats; "Have the person who wrote it take it down or I will put you all on a Do Not Rent list..." I have screenshots of this. I also have a screenshot of what she sends to guests after their stay that says, "Don't leave four stars, it has to be five..." and "If you had a bad experience, just contact me privately...". It shouldn't be allowed to continue and disgusts me that she can treat people this way.Review from Catherine D

A Cut Above Luxury Cabins: Would be unable to give this business a worse review. Our area, the **** Valley, including Hocking County has had an extreme weather emergency. AS you are aware, In **** they issue levels. Our county as well as Hocking was under a level 3 emergency. Widespread power outages across the state. They were declared states of emergency in many counties, warming centers, the situation was dangerous. This business refused a refund of a reservation, that this business was unable to provide accommodation during this monumental storm, refused to communicate, and basically said, risk your life to come in dangerous conditions, and stay there where there also was no power, or lose the money. They took advantage of the situation, went into the online reservations, and cancelled the reservation themselves, and charged for the entire stay, that, again they could not provide. We have contacted her via phone, email, ******** messenger, and resorted to the review systems available. It was ILLEGAL to travel with the levels that were imposed in both areas. Not to mention dangerous. There was no power at the facility, as I have stated. This would be a dangerous stay even if it was indeed legal to be on our highways.. This is a clear case of profiting from the pain and suffering of many in this unprecedented storm. We are sick, and not about the money, as much as the immorality of this owner.Cut Above Cabins, LLC Response

This person has not ever booked with us. She must be a friend of *****************************. This is my reply: It is truly distressing when things go a-rye and the guest is unable to have the vacation experience that they expected. We work hard to ensure that our properties are fabulous and our hundreds of 5 star reviews reflect that. I am very sympathetic to their situation. It was a level 3 weather emergency and travel was prohibited by the county and state authorities. Travel insurance is offered to every guest and they made the decision not to purchase it. We mention it several times in correspondence and encourage it in the lease agreement, which they signed. The lease agreement specifically states that there are no refunds for acts of God which interfere with their vacation plans. Travel insurance is to protect the traveler in case of unforeseen circumstances. This guest made this decision not to purchase insurance to protect their trip and then expects others to come to their aid. I just dont understand that. When I dont purchase travel insurance, I know that any issues that affect my plans are on me. If the events of the last 2 years have not driven that point home, I dont know what to say.I alerted my guests early to let them know that this storm was predicted to be bad. Trees fell across the roadways closing them to any traffic county-wide. It was declared a state of emergency by the governor. I passed on information immediately as I had it. Since they had not purchased travel insurance, I offered to move the dates back a couple of days or reschedule their reservation for another time. They demanded a refund. I pointed out the policy and the lease agreement that they signed explaining that their reservation was not eligible for a refund. This guest immediately (even before the storm was over) left me scathing reviews on ****** and ********* defaming me and our business and had numerous friends of theirs do the same. They have blackmailed me with threats of BBB complaints and the Attorney General of **** unless I refund them immediately. I have been threatened, called names, and been treated in a most unkind fashion.
