I am writing to report critical maintenance issues in my unit that require immediate attention before the November 1st Section 8 inspection. Despite submitting work orders, many requests are marked as "completed," but the repairs remain unfinished, jeopardizing my family's safety and my Section 8 approval.Pending Issues:Ceiling Water Damage in Washroom: The ceiling crack was patched, but the roof still needs repair, and the patch isnt finished.Upstairs Bathroom Floor: A crack remains unresolved; maintenance only added mismatched tiles, and the underlying wood is soft, leading to further water damage.Downstairs Bathroom: Drywall repair is incomplete, and the toilet is still not reinstalled.Spreading Water Damage: Ongoing leaks from the upstairs bathroom are worsening damage in the downstairs ************** Concerns: Mildew and potential mold from water damage pose serious health risks, especially with young children in the home.I need these issues addressed urgently to avoid inspection complications. I have been trying to get in contact with my property office since Sept 27, *****. I was getting ready to pay my October rent on the tenant app. In the app it said my balance was was $1700.00. I spoke with the office worker *********. She said she would talk to ***** (another employee of Wallick, that works at a different property) and then call me back. Since then, I have been able to reach her once by phone. She again said she would speak with ***** and call me back. I have tried numerous times to also speak with *****. She also 3x has told me she will speak with her boss and get back to me. As of today, October 11, 2024. Anyone has yet to get back to me. I have called the Wallick Communities number listed on their website and left 3 messages to please be contacted. I have also filled out the generic form on the Wallick Website and put my information in and asked to be contacted. I can not pay my rent because the amount reflected in the app is not correct and if you do not pay the full amount it will not allow you to make a payment at all. I tried to get this handled BEFORE my rent was even due. I am not being charged late fees by the DAY and have yet to speak with anyone. I have done everything I can possibly do to get this taken care of.Initial Complaint

Me and my husband moved out of our townhome at ******** (***********************) on March 23, 2023. From the time we submitted the 30 day notice it was nothing but mess. They put the wrong move out date & was charging us rent for April. I submitted my forwarding address which was ***********************************, so that my deposit could be sent to me. I never received it. I emailed the CURRENT property manager ****** he said he would take care if it....NOTHING. I went to the *********** (******) called & spoke with a lady at the corporate office while I was present & she said I DO have a deposit coming back because I left the property in great condition and that they mail checks out on Thursday's... she confirmed my current mailing address in *********...Never received it. I sent countless emails and made calls over a few months still getting the run around. Then they just stopped answering the phone (at ********) and no one was EVER in the office. I continued to call corporate leaving messages...no response. My former Marshrun neighbor across the street said someone moved into my old place & when she went to check her mail box it was TONS of mail in there that was mine. She took it to the office and gave it to the manager. No one contacted me. So I called THE NEXT DAY to go pick it up NOBODY WAS THERE!!!! My son passed so it was alot of important mail. Now we're at present ********** made call after call & visits to the property all completely worthless & time wasted. I want my deposit ($250) and anything else that is owed to me. I don't understand or appreciate this its very unprofessional. The address stated on this complaint is my current/permanent address. I have all the proof of correspondence if needed. I was told to Contact BBB by another past resident of ******** who also had to file a complaint. The reason why it took this long was because I was told time and time again that the check was in the mail or were handling this. Please help me.Customer response

I been having a water leak since April form my bathroom that leaking downstairs to my kitchen and my fridge is starting to leak also to where I get puddles of water on my kitchen floor. Work order been placed since may and nothing has been done about it. I am allergic to mold and there has been mold growing my daughter has asthma that gets triggered from it and I have an infant that lives in the home. They fixed my ceiling once in my kitchen from a leak before and the leak has not stopped I have sent in photos of my floor being soaking wet of puddles of water and still nothing has been doneBusiness response

Site staffed walked unit on 8/23/2024 and verified all issues. Any water leaks will be addressed and fixed by 8/27/2024. All drywall repairs will be made by 8/30/2023. Any flooring that needs to be repaired or replaced will be added to the schedule once all repairs are made. Fridge will also be replaced the week of 8/26/2024. I will update the BBB when each item is completed and once everything is completed will send pictures.Customer response

They have not been back to fix anything yet they leak is still there and drywall has not been fixed and have not got a new fridge yet. The letter I got says leaks be fixed by 8/27/2024, dry wall repair by 8/30/2024, and replace fridge the week of 8/26/2024 and still nothing been worked on yetBusiness response

The site had went to Ms. ******** unit to see all issues and figure out what was needed. Upon entering unit, it was deemed unsanitary and pest issues that need to be addressed before repairs can begin. We gave her the attached notice to have things cleaned up by 9/24/2024 so repairs can be made.Customer response

Hello my name is ******* ******, I was not able to login to my account to get email to send a response for my case and I didnt get letter in main until the 23rd of September but they have not came done to try to fix anything until today 10/03/2024 but I still need a new fridge that was in compliant cause they said they worried about the water leak but i do not know if they are going to fix my floor in my bathroom and my ceiling in my kitchen due to the water leak where it is now molded.Customer response

They had fixed the water leak and part of the wall in bathroom and the ceiling down stairs there is still some parts of the wall in bathroom with mold on it still and the flooring and the fridge is what still needs fixed which they told me pretty much told me I dont need a new fridge.Customer response

The wall in bathroom still has mold on it where he didnt go down all the way and showed him and he said that shouldnt be bad but I have told them multiple time about me being allergic to mold and my fridge that was supposed to to be replaced in August has not been replaced that you guys said should have been replaced and it still is leaking. These are all new pictures and you can see on floor in bathroom there is discoloration from where water was.Initial Complaint

There are only five handicapped parking spaces, which are fully occupied most of the time. As a handicapped resident, I have often been unable to find a handicapped parking spot, forcing me to walk the equivalent of a block and a half to the main entrance. Even when I can find non-handicapped parking close. My wife and I have extreme difficulty getting in and out of our car because the parking spaces are so small we cannot fully open the car doors.Business response

We will determine how many residents have cars at ******* of *********** and purchase signs that designate specific parking spots for "Residents Only". This should prevent the closer parking spots from being used by visitors or staff.Customer response

I am rejecting this response because:I believe they missed understanding the complete problem. There is a lack of handicapped parking. There are only five handicapped parking spaces. My wife and I are residence at the *******, we both have cars and handicapped placards. That takes up forty percent of the available parking. The five spaces are frequently totally occupied. I see cars parked in non-handicapped parking spaces with handicapped placards hanging from their rear view mirror,meaning they could not find handicapped parking.
There is a need for additional handicapped parking because a regular parking place does not allow you to fully open your card door. My wife needs to have her car door fully open so she can have immediate access to her ******.

I used to live in **** at Marsh Run I moved out & have been waiting for my deposit refund for many months. 4 or 5. $300 deposit. The Wallick Companies keept telling me it's on it's way. The lady I talk to said she was fdoing the paperwork. They are so crooked & slummy. Business not run right & people don't stay working there. I want a check sent to my address they have on file I have been getting the run around for 5 months.Business response

Sorry for the delayed response, but we researched ********************** inquiry, and his security deposit refund check was returned due to invalid forwarding address. Our RVP contacted him to confirm the correct PO address in *********, **. A check should be mailed out in the next few days. Please keep us posted and confirm receipt of the refund check. Uh, yes, I'm not for sure if this is Mr. ***** um, ***, um, but I, yes, my name is ***************************. I was calling in regards to my case with ************ and, um, Marsh Run Apartments Complex. Um, they wanted to close this case out, I guess, saying that everything has been, uh, taken care of, which it hasn't. I haven't received my full, uh, the security deposit back. They only sent me part of that deposit, trying to charge me for a water bill where, which I was not living in the apartment when this was, when these bills was occurring. So, um, I would like to, uh, for this to be not closed, but to remain open because I'm not, they're not trying to send me my full deposit back. I mean, I was being screwed over when I was living in the apartment and I'm getting screwed over as I, as I left the place. So basically I don't feel this should be closed out like everything was done and they, they did, did good by me when they didn't. If you could please give me a call back at ************ at your earliest convenience. On 3.14.24, the pipe busted in the upstairs bathroom, drywall fell down, whole house flooded. I called the emergency line. it took 15 minutes to find the main shut off. A maintenance guy came out about 10p. It took 2 days for them to repair the pipe. That's when I learned my water line is connected to my neighbor's kitchen water line.
Since then, nobody has returned to make the necessary repairs to the ceiling and the laundry room light fixture no longer works due to the water damage, the flooring is starting to come up.
Another issue is that I just bought a washer and dryer, but I can't hook them up, because the water line hose is corroded. The maintenance man says it cannot be repaired.
All of the toilets in the home have to be plunged to flush. Maintenance came out and said it was a complex-wide issue.
In January, the rental office manager said I had a credit, as I had been paying more. But on 3.12.24, I got a letter saying I was $970 behind, and they were going to file an eviction. I went to the office, and was told it was only $420 and change. I've paid $300, but they have not taken care of this billing discrepancy.

I received a notice of collection from a collection agency in the amount of $8200. I was told by them it was for Wallick Communities. I lived there from April 1st 2010 until sometime in late 2018, at which time my kids and I moved out due to my wife’s drug use.i few months later I went to the manager’s office and signed off of the lease so they could recalculate the rent based on her income. In the later part of 2023 I was contacted by the new apartment manager who informed me that she was going to be evicting my now ex-wife. She told me that the records showed my ex-wife owing them money but not me. I informed her I had signed off the lease years earlier and that’s why I didn’t owe any money. She then told me she could not find where I had signed off the lease and asked me to come in again and sign off again, so I would not be involved in the eviction process. So I once again signed off the lease. I never heard from anyone at Wallick after that until I received a collection notice. I have made several attempts to contact their corporate office. All they have in an answering service who has given them messages to call me back. I have been told they would return my call within 24hrs. I have yet to receive any contact from them. I need them to contact the collection agency and let them know that I have no part in this money that is owed.Business response

This is why I would like to speak with someone. I cannot find copies of where I signed off on the lease. But I know you must have a copy of her current lease based on her current income without me on it.That was the entire reason I signed off the first time on the lease so that she could have her income adjusted so she could adjust her rent. The second time I signed off on the lease was when they were getting ready to serve her with eviction papers the manager asked me to come up and sign off again because she could not find where I signed off the first time.I cannot help the fact that the managers did not do their job and obviously scan these forms into your computer system. But I know that my name is not on the lease you have signed. My ex-wife signed that lease by herself so that her rent would be lowered. I divorced her in December 2020. Why would I ever still be on the lease that is based on income? If I was still on that lease, the rent would have been much higher.Business response

Through email correspondence, I was told by Wallet that they would contact the collection agency and let them know that I was not responsible for this debt I have since contacted the collection agency twice. The latest of which was today, April 22 around 7 PM. I was informed by them that they have yet to receive any email confirmation from Wallet releasing me from the liability. This is the problem I have had with Wallace for years is I can’t get anyone to do what they say they’re going to do.
