During the purchase of my property, I had to extend the escrow three times due to Mr. Steele’s failure to progress my loan file. I have attached a letter from *******, the broker Mr. Steele was using for my loan, which confirms several key details. In their letter, ******* states that they never received any appraisal payment, had not been in contact with Mr. Steele since September 10, 2024, and were told by Mr. Steele that I canceled the deal on that same day. Additionally, ******* clarified that only I, the buyer, was allowed to pay the appraiser directly and that they could not accept appraisal payments on my behalf. As a result, Mr. Steele should not have requested $760 from me on August 28, 2024, which I paid through *****. I also spoke firsthand with the lender Mr. Steele was working with *******, who informed me that they had not been in contact with him for over two weeks. Despite my repeated inquiries to Mr. Steele about what was needed from me to move forward, his responses were vague, often limited to "working on it." After three extensions, I asked Mr. Steele whether I should release my $5,000 deposit, and he texted "Yes" on September 12, 2024, even though he knew we only had a few days left to close. However, at this time, Mr. Steele had already informed ******* that I had canceled the deal on September 10, 2024. As a result of Mr. Steele’s misleading actions, I lost my $5,000 deposit, which I released based on his assurance that everything was under control. Upon further investigation, I learned from ******* that Mr. Steele was no longer in contact with them, even though they were ready to close the deal. I am requesting the return of my $760 appraisal fee, which was fraudulently charged, as well as the $5,000 I lost due to his false representation of the status of my loan. On March 1, 2023 I forwarded Mr. Steele $760 payment via cashapp for an appraisal on a property that his company was to finance for me; however, after haven’t received a formal receipt or any information regarding the appraisal I requested cancellation of the deal all together and a refund of the $760 appraisal payment that I had sent, to which he said that he would notify the appraisal company of my cancellation and have my payment refunded within 72 hours; however, it’s been more than a couple weeks and I haven’t received my refund yet. I emailed Mr. Steele a few days ago to which he said that he was working on it and that I would have it for sure by the Friday of last week, here it’s Monday now.
