Dear BBB, We apologize that after many attempts to meet the homeowners expatiation's there are still a few items remaining. We are not a company that runs from problems or issues. We’ve been in business for 26 years under the same phone numbers and email address. If we have a habit of not following up or not completing our projects to our homeowners’ expectations, we wouldn’t have the A+ BBB rating.
This is a $200k+ project that has a decent sized remaining balance. The project has been inspected and completed to where it was good enough for the homeowner to live in. We've been out many times to touch up, tend to correct things to the homeowners liking. It seems after we fix or repair the problem there are more problems that come up.
I see there is a written list above in the BBB complaint. And we reached out to the homeowner and visited the site and discussed a remedy and a plan to satisfy the homeowner.
1) Cement patio cracked with holes. The concrete has a stress crack where the concrete meets the wall
and a slight dip that when it rains it forms a deep puddle. We are looking to doing a concrete
epoxy overlay to work out the puddle and fill in the 1/8 stress crack. *We contacted a contractor that
specializes just in concrete epoxy and concrete blemish repairs who is backed up with other work and
scheduling has been discussed.
2) Bathroom ceiling: There was a section on the bathroom ceiling where the drywall cracked. I cant say
if it was from our guys insulating or if it is from the building going thru its dry out and settled stage.
*Either way we confirmed that it was there and we already corrected the issue since the complaint.
3) Bathtub Doors: We made several attempts on the shower door to see if its a factory defect or a user
issue. We uninstalled, re-installed, resealed,re-adjusted seal several times and cant see how
water is getting between the two pieces of the sliding glass panels. *We can either take the door off and
credit back the cost of the door. or Install homeowners provided new door.
4) Plumbing Leak/Flooring: There was a drain leak from the first floor bathroom that went to the
bathroom below in the basement that includes a shower. The water landed on the waterproof LVP
floor covering that is installed over concrete and vapor barrier. The leak has been repaired months
ago along with the drywall ceiling repair and repainting. The flooring is luxury vinyl planking that
is 100% water resistant and is made for wet locations such as bathrooms and basements. That is one
of the benefits of LVP for it can withstand a flooded basement or a person drying off after a shower
without the need to replace. *We will remove a some flooring to inspect for any damage to waterproof
vinyl flooring or for any signs of mold growth.
5) Uneven Floors: There are several factors as to why there are some areas uneven, One is the age of
the house and floor substrate isn’t even/level, original structure and new addition settling and or
combination of homeowners provided click lock flooring that tends to move from thermal expansion
contraction. * There isn’t much one can do with the flooring other than brad nailing the piece in place, but
that would create a blemish and would cause another issue, or replace everything with a material that is
more forgiving to older homes, or understand the characteristics of click lock flooring.
6) Paint: We added a n addition to this house that is about 30yrs old. We were asked to paint the old
portion of the house as a part of the project. The painting portion is the root of these complaints. We
were back many times and spent many hours fixing a spot here, spackling in many drywall flaws that
were not a part of our project. Since we did all we could do with our painters and we still couldn’t please
the homeowner we hired in a reputable sub-contractor that specializes in just painting whom spent 2-3 days
doing all of the touch ups and the homeowner still wasn’t pleased. The first sub refused to come back for a
fourth time and said she wont be happy. We brought in another painter and he did his best and is at the point
that he doesn’t want to go back for he said it never ends.
7) Lawn: We added a 16x16two story addition which involved site work, digging footers and grading which required
re-seeding of the area around the addition. We re-seeded the lawn, covered it with straw to promote good growth.
The yard came in full and green but has some weeds and other grasses come up that were either worked up from
the excavation or had within the grass mix. The area outside of the limit of construction disturbance is weed free,
no dandelions, just dark green grass that has been fertilized, treated, aerated and tended to for many years prior.
The mix we seeded is still young, fresh and didn't have all the years of fertilizing and weed control work to get it to
where the other is. We would have gladly seeded the homeowners preferred mix if the homeowner would of knew
what the grass mix was. *Homeowner had lawn company come out to fertilize, spray for weeds and aerated.
8) Window Sills: We had two guys installing the trim. One guy did the trim and sills a little different than the other guy.
It wasn’t uniform on two of the windows, which was brought to our attention and * was corrected since this complaint.
Since the project was completed, the homeowners said “We are perfectionists and everything needs to be perfect”.
We do our best in all that we do, we take pride in our work and always aim to please. We know our guys are human
and mistakes are made and there may be times that things don’t finish out to someone’s level of standard, but we have always
done our best to correct. We’ve been attending to touch up here, touch up there, fix this, adjust that for 6 months.
It’s hard to adjust our already packed schedule to take our guys away from a ongoing project to fix something today
and get a list of other things tomorrow. We see we are down to few items here that still remain.
We have intentions to come thru on our behalf as long as the homeowner comes thru on the agreed upon invoice.
Respectfully Submitted
