Myself and 3 other girls rented out ************************************, ***** from this company and at the end of the lease they deducted a ridiculous amount of money from the security deposit. The deposit was $4600 and they deducted $1390. This includes $720 for "yardwork and tree trimming" (The yard was freshly mowed the week of move out date), $300 for "damage from AC window unit", and $120 for replacement of HVAC filter ($40 at ************ The lease explicitly states that they may charge a "reasonable cost to repair" and may add "20% of actual cost". None of the above prices are reasonable and we have reached out for receipts or pictures of the claimed damage and were skirted off to the side. What they have done is unlawful and we have before and after pictures of the yard where they are identical. The person in charge of the costs was "on a flight and will be gone for two weeks" when questioned about the charges. I wonder where the money came from... The lease ended on March 29th. We are simply asking for proof of damage, receipts, or proper justification of over-inflated prices. If this can not be provided they need to return full amount of $1140 or they may use their receipts and add 20% as stated. We were also threatened with "there was more that could have been charged back but it was accidentally left off". Attached is the full list of images and text chains between myself and the landlords Star and ******. We understand the $250 for cleaning as outlined in the lease so we wish to not dispute that. It's just the obvious markup for profit on work that we don't even have proof was done or ever existed. The document listing the itemized prices states that they will provide supporting documents per request but they have refused to do so.
