      My mom and I have been renting a home. The home has had countless issues AC problems, the oven being infested with cockroaches, holes on the exterior of the home, problems with the jacuzzi, and others . Massive leak that ruined my moms clothing and shoes in her closet weeks ago that has yet to be fixed. My mom has had severe allergies in this home. Finally reaching the conclusion that the home is the only thing that has changed in her lifestyle. Her primary care doctor and eye doctor are concerned about mold in the home. After so much back and forth invitation homes said they would finally send someone. They said to look out for random numbers calling us for the mold test. As they could not provide confirmation on which number or name I should look out for. My mom and I should just answer all calls in case it was the inspectors. Which in itself is crazy. There is a lack of transparency and professionalism especially for such a big company. The people sent to check the home today for an air quality test (to check for mold) were set to be there at 9am and never showed. Resulting in my mother missing yet another day of work. We have tried to be flexible with invitation homes and have been present for countless repairs, but the vendors/contractors sent to resolve problems violate time frames or never arrive. We have been patient with previous repairs. I wish this was the first time that someone coming to check/fix something in the home were a no show/extremely late. But unfortunately it's almost every time. This has resulted in so many missing work days for both my mom and I. This situation has gotten out of hand. Invitation homes has no regard for our time or care about the possible suspicious toxic mold in the home. The leak has not been fixed after MANY visits to the home after the contractors have told us they suspect the home has many issues. I have emailed and called so many times voicing my concerns and nothing is done. No solutions or real answers for anything.

      This company is absolutley atrocious to deal with as a renter. We have had numerous instances were we have placed maintenance requests in and these have been ignored or passed to multiple different vendors with ZERO communication on why there needs to be a revisit or an update on status. We have been left without a sprinkler system for over a month and our entire front lawn died. We were left without an ENTIRE kitchen for over a month and had to fight to have money taken off of the rent. Our entire house was in dissaray and we were unable to use the kitchen for anything. We have had multiple pipes burst in the wall and have been left without working water in the house. Our most recent adventure was our oven/cookstop not working and not having an oven to cook with for over a week. One tech from ** came out to "look" at oven and deemed it needed a part, which ***** does make anymore, took over a week to decide if they were going to replace the unit or not, less than a week away from thanksgiving. One vendor rescheduled 3 times- leaving us to take off of work to be home for a technician who was never coming. After multiple phone calls and pressing the issue with multiple follow **** we got a new unit 12 days later- only to find that the electrical outlet the unit was plugged into was "faulty". Now we get to wait and see how long this issue will take to be fixed, 6 days before the holiday that is being hosted at the house. WILL NEVER RENT AGAIN FROM THIS COMPANY- HORRIBLE!!!! Only reason I am leaving one start is because you can't do less!!!!

      They don't want to actually fix anything. They find the cheapest repair choice or refuse to do anything. Then blame us when the situation is at the worst. Our 1 bedroom has been leaking for years, they blamed the bathroom, so the re did the seal, when that didn't work, they said it was the roof, when they did that patch job, it still didn't work and they didn't want to figure out. So half the room you can't use or your stuff gets ruined. Then with the huge trees over the pool, we ask if we can please have them trimmed, they tell us no, yes reading through the lease, we are responsible for anything small, not these tall tress that need to be maintained by a professional. They have denied our request each time. We have to literally constantly clean out the pool or it keeps getting clogged from the trees. ************ was supposed to fix timer for pool, they took off the switch and never came back. So we now don't have a timer and have make sure we turn on and off the pool. There's mold and stuff on the outside of the house that they refuse to pressure wash. BUT come signing of a new lease and they wanted to literally raise it a $1000, for what? It's not worth it, you just want to pocket money and make families sick and not help in any way. Ended up begging for it to be only raises $200 1 year and $250 another. Same home for years. They have raised our rent a total of $1400 in the 7 years we have been here. When we rented a other home for 10 years and it was raised $100 1 time. I really wish invitation Homes would do better for there customers. As much as we are paying tp live in these homes. Some of the bigger maintenance would be greatly appreciated.

      I have rented a home for three years without ever being late on rent. Despite this, I have been continually charged extra for utilities, including lights and sewer, and have paid these charges promptly. I provided a 60-day notice of my intent to move out. A professional cleaned both the carpet and the home, and I have documented the condition of the property with photos and *********, the landlord refuses to return my deposit, claiming I owe $2,105 for damages, which is untrue. There is nothing I owe them. They sent me a letter with no contact number to discuss this issue. I find this situation unacceptable and demand a resolution. This is the first time Ive been made aware of these alleged damages, and I will not stand for it. ******************************

      Invitation Homes (vendor) did an excellent job trimming two very large trees. I don't have the name of the vendor working on the trees's today. Very professional, strong team effort and once again did an excellent job.

      Our rental was sold to In oration Homes this year and I hate every bit of it! Our toilets have been gurgling for a week. Since Sunday, we have had NO working toilets (we have 3!!), dirty water coming up the shower drains and tub drain, sitting dirty water, we have 3 young children who have to be driven to a public bathroom every time they need to go, as well as my husband and I. When our 4yr old needs to ****, he needs to go immediately!! So we have had p*** sitting in toilet for 2 days now!! I put in maintenance request Sunday night. Never head from anyone. Called Monday morning & was told someone will call soon. Didnt hear from anyone until 5pm and was told someone would be out today at 8am. No show. I called IH again and they told me my request had been cancelled due to a duplicate request. The agent was confused though as he didnt see a duplicate request because I only ever submitted ONE! That agent set up a new request. Never heard from anyone until 3pm. Was told we would have a plumber sent out to us TOMORROW!! Thats another DAY!! And then get this an hour after that confirmed appointment, I get another call from a different plumbing company stating the property management cancelled my scheduled appt for tomorrow for some reason and now the earliest this new company has available isnt until THURSDAY!!! That is 5 f*ing days without any of our toilets to use AND showers!!!!! What a f*ing joke!!! INVITATION HOMES.this is now a HEALTH HAZARD for myself, my husband, and our 3 children!And Dont come on here and comment below stating you will pass along the issue with the leadership team or other c*** because thats what I have been told the last couple of days and here we are without toilets/shower use,

      If I could give 0 stars I absolutely WOULD. It has been an absolute nightmare living here. Charging me for things I didnt need or ask for and then refuse to work with me. Im not understanding how my rent is 1975 yet when its time to pay somehow we end up at 2400 dollars with no explanation. They fail to communicate or help alleviate any issues or concerns and ever more they pick and choose who has to pay for what. Not to mention they stated to my that my neighborhood has HOA fees and I would be charged only to learn that my neighborhood actually does NOT have HOA.I wasnt able to renew my lease unless I accepted the spectrum wifi package even though I had my own service only to find out the my neighbor was able to opt out of hers.This is the worst service I have ever dealt with and Im absolutely tired of being overcharged, stressed out, when my lease is over I am done with this company

      I have rented more than once with Invitation Homes and have never had any issues when things need attention. Anytime I need maintenance they are very prompt and fix the problem.
