These people are sneaky and prey on people they think *** need to sell a home quickly. I received a cash offer for a few thousand over listing price as soon as we had just reduced the price after a week of being on the market. They gave us a short option period and closing to follow soon after. Then before an inspection even occurred, due to "reviewing their make ready budget" they reduced their offer by more than 50k...never stepping foot in the house, which is turn key. It's a complete bait and switch and we lost out on a week of showings during a crucial buying season.Review from Shannon F

Please just trust all of the bad reviews on here because they are ALL correct. If you are selling your house, beware. They will make a full price offer and wait until the last hour of the option period to lower their offer by $35k. They just want to take advantage of sellers who need to sell asap. If I could rate negative stars, I would. Stay away!!!Review from Chris G

Sheldon with Josh DeShong Real Estate made an offer $20k over listing price, then came up with a story about bulk insurance rates changing and lowered his offer to $20k below listing. Meanwhile, I missed out on multiple interested parties who couldn't view the home because it was under contract. This is a poor business model and I would strongly advise any sellers to use caution if they receive an offer from Josh DeShong Real Estate. They are a scam and tarnish the image of the industry.Review from Linda E

This was a less than pleasant experience. I will say though, if you are looking for someone with good ethics, do not work with them. They put a cash offer in on my home, as an investment property, less than the asking price, signed a contract, with closing within a week, and then come back three days before said closing and ask for a $35k reduction in the sale price for things that weren't even mentioned on the inspection report is ludacris. When they were informed of this, it was clear that the intention was to get the property for much less regardless of the inspection report, which was not bad by the way. The two things on the report could have been repaired for less than $2k. They were banking on the chance that I was desperate, and I would reduce my selling price to that number just to sell it. Make your own decision, research, but rest assured there is a reason why they are not BBB accredited.
