There are water runoffs in the neighborhood that do not drain properly causing still and standing water which causes a bug infestation. Requests to fix have been submitted but no response. Also roads have been crumbling at edged due to incorrect thickness.Business response

Riverside Homebuilders has completed a site inspection based on the residents complaint. Drainage for the subdivision is the responsibility of the developer of the subdivision. Riverside has contacted the developer and informed it of the residents concerns. A meeting will be scheduled with all parties for the week of 7/3/23-7/7/23 to address the homeowner's issues.Customer response

we closed on our new home in december, couldnt close without sod. instead of delaying the closing date, riverside chose to install sod while site was too wet to grade it and properly lay sod. *** died. we filed warranty claim, representative has since been let go. in dealing with him and then his replacement, homes which closed MONTHS after we filed claim, had their sods replaced. homes which were not even sold had sod delivered and installed. now 6 months later, we are told by *********************** of the riverside warranty **** that we still have no date for sod delivery, even though he informed me that the landscapers do have sod.Business response

Better Business Bureau:
well...they FINALLY replaced it, 6 months after approving the request. they scheduled it less than an hour after getting the BBB email about my complaint. shouldve contacted BBB months ago. that said, its not the quality that was expected...while other homes in the subdivision get green sod, we get yellow. there are patches of no sod, and some of the rolls they laid are just dirt. but i guess i get what i get.

The ditch along Rockbridge, downstream from Flagstone, is washed/washing out. It needs to be properly repaired with erosion protection, which was never put in place by Riverside. Without the erosion protection, which Riverside is responsible for but has not put in place, the road will wash out underneath. It is currently on the verge of washing out adjacent residential properties. Riverside was previously made aware of this and *********** the area but has not been back to install the proper erosion protection.Business response

Riverside Homebuilders team did not give our ******* money $5,000 back when their build team fail to close the home. Home was ***************************************. Contract was first signed in July 2022. Home was suppose to closy on 10/28/2022. On the day of first walk-thru, we found the windows were shakey and flexed even when pressed gently, windows dropped and won't stay open, latches either stuck or popped out, and the edges were sharp that cut people. Their sales team promised to fix them and SCHEDULE A CLOSING DATE WITH **. However, on the closing date, NOTHING WAS FIXED. The builder just didn't care and had no intention of fixing them. For flexes, he said it was normal. For windows that drop and won't stay open, he said, "Who opens a window that high? It's too hot outside." For the latches that stuck or popped out, he accused my husband of abusing the windows. For the sharp edges that cut people, he said, "Don't let your kids touch them, just like you won't let your kids touch the oven." Who in the world would buy a house with windows as dangerous as the oven, and the kids are not allowed to touch them?After wrongly accusing my husband of abusing the windows, the builder said, "You are not closing," and walked out on our face with his team. We are left there alone for 30 minutes. After that, he returned and told ** to leave because he wanted to lock the door. We were forced to leave with no further explanation. No apology was ever given. And the next day, the sales team called and wanted to set up another date to close without any apology. We argued and told them we did not trust their builder anymore. There was no way for us to move forward with the builder. We told them we want our ******* money back. They never reached out to discuss it further and only shot an email with a docsign stating that we want to cancel the contract and they will keep our ******* money.Business response

We checked with our neighbor and front office, and they did not see it, too. On 11-12-2021 a leaking window was found and reported to the home builder. This was reported under the one year builder warranty on their warranty page. I have been in contact with the warranty department on multiple occasions and have taken over a month off of work to get this repair done. They tell me the window is the culprit of the leak without actually verifying where the leak is coming from. They fail to schedule the repair, now they are telling me the window is damaged. They use this window in multiple new builds they produce around the metroplex. I know they have access to windows such as the one I need, but fail to provide me a non damaged window. It is now 8-31-2022 and there has been no repairs done to the window. There are multiple other repairs they havent done as well. There is now more water damage and mold growing on the sheet rock around the window. I would like the wall assessed for water damage and mold. I would like to have the leak fixed correctly along with any other damaged due to the water leak.Business response

A leak was discovered in our home on 4/4/22. There was running water down our walls in the master bedroom and the carpet was flooded, furniture damaged. The builder was contacted to repair this. On 4/5/22 we were told the leak was "fixed". Sheetrock was replaced and everything was done. On 4/12/22 the leak had returned and again flooded the bedroom and came through the walls. When a professional roofing company was called out for inspection their were multiple things found that prove the builder cut corners and placed a temporary band aid on a substantial leak. The leak is STILL not fixed and the builders continue to give flak and hesitation to fixing. The builders are NOT supplying me with proper documentation when requested. All trust has been lost. First and foremost, a cut closed valley roof is an engineered design. When properly installed, it works, plain and simple. All of that "sealant" they piled into the facia board below the shingles is a poorly executed band-aid. From the looks of it in the photo, even if it was the source of the problem, that miserable attempt couldnt hold back the water for long. We are owed and deserve a correction, not a repair or a band-aid. The problem is to be corrected so that the properly engineered roof works as designed. The builder has not been able to produce any substantial documentation that says in the design of this roof, POORLY pack the bottom of the roof line with sealant to keep said roof from leaking. The sealant is not a correction, it is a poor excuse for a repair to a problem that should not exist. The sealant would likely not have stopped the leak for the life of the roof, probably would have only survived the life of the builders obligation leaving us to repair it (and subsequent damage) on our own a couple years from now. We want the inherent flaw corrected, not fixed, modified, or otherwise covered up. We have lost trust and faith in the builders and feel we are being lied to and manipulated.Business response

Riverside Homebuilders has been made aware of the homeowners complaint and is actively pursuing a remedy to correct and repair. Builder has spoken with the homeowners, and all parties have agreed to enlist the contractor of ***************** to make repairs.
