New Western has no business ethics whatsoever. Just like everyone else they deceived me. Their general manager called me after deal went bad to bribe me with $5,000 to not file a **** complaint. You cant make this stuff up. Like a mob boss. This company needs a thorough and deep investigation. Its rotten to the core.Review from China S

This Review obtains to New Westerns Office in ****** *****. BEWARE anyone who is considering doing business with them. I'm writing out the names of the people that were involved in this awful deal. *********************-*********************** - *************** I had an incredibly distressing experience with New Western. They took a $10,000 deposit from me under the pretense of purchasing a home, but the entire process was riddled with deceit. Despite numerous requests, they refused to let me see the home, providing various excuses, including the outrageous claim that the owner was deceased. Later, I discovered that the owner was, in fact, alive and still residing in the home.This companys actions were not only unprofessional but also dishonest. They took my entire savings of $10,000 and have refused to return it, even though they failed to fulfill their promises. Their behavior was deceptive from start to finish, causing immense stress and financial hardship. I strongly advise anyone to avoid doing business with New Western. ***** insisted that the home we were investing in only required cosmetic renovations. He consistently prevented us from thoroughly inspecting the property, which should have raised red flags. We discovered extensive damage that went far beyond simple cosmetic issues. We realized the hidden costly damage would significantly delay our ability to sell the home and recoup our investment.****** deceptive practices and manipulation exploited our trust and inexperience, resulting in financial loss and a profound sense of betrayal. Its a ***** reminder of the importance of thorough due diligence and the potential risks of trusting unscrupulous individuals in the real estate industry.********************* took total advantage of my lack of experience in the real estate field. Just adding a review here incase it will help someone or stop them in their tracks before they get scammed like we did. Like so many I was a new investor when I came across New Western. They know how to convince you that a deal is good even if they know very well they have overpriced the property. Their numbers are not accurate and their ARV is inflated. They will tell you the roof or HVAC is fine while they know well it will need replacing. Basically anything to get you to sign. Please! please! do your due diligence with these people. I bought a property from them last year and since then have tried and failed to get reimbursed for a utility lien that I had to pay in order to get the water turned on. I have called and emailed them numerous times about the matter and am always assured that it would be handled, but still nothing has been done. The agent I dealt with on the purchase stopped responding to my calls and emails and calls to the main office in St. Petersburg have been pointless. I've bought a number of properties from them over the years and you would think they would want to make sure their repeat customers are satisfied. But I guess they don't care.Review from Martha R

Like so many I was a new investor when I came across New Western. They know how to convince you that a deal is good even if you have doubt. There numbers are not accurate and there ARV is inflated. I had put 10 K deposit down but after not being able to see the house prior to closing ( sellers would not let ** in which was a red flag) even though I was told hat I would be able to see it and talking to several realtors who said those numbers were not accurate and that they would never list a house at such a price, I then realized I had to back down. They would not refund my 10 K or any portion of it which was painful. Since then I have met many experienced investors and they have all told me that I should not deal with companies such as these because you can not believe what they say. Also reading many of the reviews here confirms that they take advantage of investors and are not truthful in their business deals. Please do your due diligence and avoid getting scammed like I did.New Western Response

My name is **** ****** a new investor in DFW area. New Westen lies about Rehap cost and ARV. They put lower Rehap cost and high ARV. I hope they get stopped from scamming new investors into stealing their money. They do business in very unethical way. I saw a house that ***************** with New Western team in ****** was advertising as a great opportunity with high ARV and $100k Rehap. I went to see the property, sign the contract and sent $5k ******* money. Typical wholesaler, if you find issues within the inspection period, you can back up, or seller makes adjustment, with New Western, whether you find issues or not, you won't get your $5k back at all. If you see New Western advertising a house for sale, run the other way.New Western Response

The issue was not by my preferred lender, the issue was and still is that from the beginning I have been telling you that there is no profit but jerid kept pushing that he can prove the deal is profitable and by the end he couldn't show houses that sold for the price you guys said they sold for, further more there was not anyone willing to rehap for the price you, jerid or your acquisition said it could be fixed. Again over priced, under achieving is the issue with new western. I am not along in feeling this way, I met three people in person who lost money with you guys whether is the beginning of the deal or the end of the deal when fixed. For that there is nothing you can say that can change that except changing how you do your business with investors, and I hope someone causes the reason for a business like yours to be out of this industry. I pray for that. Lastly, I deserve to get my money back from your broker and that is bottom line.Review from Thomas S

I was lied to about almost everything to do with the property by the disposition agent. It was my very first deal and I was taken advantage of. The agent constantly said trust me, this is my full time job, I know what I'm talking about, etc.
1) ARV of the property - the comp they mainly referred to was in the newest unit of the newest building of a complex falling apart. That buildilng had burned down 10 years prior and was rebuilt, while everythign else is from the 70's and is in shambles.
2) Active listings don't matter - I was told the listings that had been sitting on the market for a month or two don't qualify as a factor and that I should focus on the unicorn comp.
3) HOA - that they have a new and active HOA. Another tenant confirmed it was the same HOA they'd had for 6 years and they were doing nothing. At $220/mo, they must just be pocketing. Name of HOA is ****** Management.
4) Can rent - found out two hours before closing that I couldn't rent the property; had to be owner-occupied. Agent said not a problem, can still flip no problem.
5) Law Suit - I try to terminate, agent says the seller has already signed and will sue NW then sue me if I don't close. When I ask what's the extent of my damages, agent won't respond.
Overall, a horrible experience that I'm still stuck in. Maybe they have some good deals, but they don't have good business ethics.Review from Richard M

Have worked with R.J several time's in last 90 days, aquiring several properties. 1st property (5bed-3 bath home in Chandler) purchase and did some minor work and sold less than 45 days, netting a 65K profit. 2nd property we purchased for 75K under most current comps, did zero work and retained property for rental now makes $1850.00 per month and we have 75k in equity. Now I'm a savvy investor and own many properties but it's tuff to find things out there. R.J. gets me a list of properties almost daily, he's the real deal with some real deals.
