We built a home in ********** with this company 3 years ago. We have plumbing issues that have ruined carpet in 2 bedrooms, electrical issues in the same two bedrooms, a window that completely broke and is the same window we had issues with when we moved in that they supposedly fixed. Items on our 11 month warranty that they never fixed. Drainage issues due to improper grading of the lots. The list just continues. I would never recommend this builder and this experience has been a terrible one for our first time building a home. A 3 year old home should not have this many issues.Review from Taylor L

These homes are built fast and poorly. They have a 1 year VERY limited warranty and a 10 year even MORE limited warranty. Apparently, installing cabinets into studs is not considered important and when they start falling off the wall in less than 5 years, Pacesetter, Prohome, and Maverick will all tell you this is part of "normal homeowner maintenance".I've lived in homes much older than this and with much heavier things in the cabinets and I've NEVER seen cabinets separating from the wall this much. Even in places that clearly had foundation issues, the cabinets were still in the wall because THEY WERE INSTALLED IN THE STUDS.Our foundation has been checked a couple of times and any shifting is well within normal range and is NOT the cause of the cabinets falling out of the wall. Several other Pacesetter homes in this neighborhood have had this same issue and also experienced battling with Pacesetter, Prohome, and Maverick for MONTHS before they finally gave up and paid someone else to come fix the cabinets. The repair person stated that the cabinets were NOT installed correctly and that's why they were separating from the wall.I should not have to pay to fix this as this is not "normal wear and tear" on the home. This is do to POOR and IMPROPER installation. I'm constantly worried about the cabinet falling off and hurting someone or my animals as well as creating thousands of dollars worth of damage. I've talked to the ************** Pacesetter super who said this is a very easy fix. Unfortunately I'm having to come on here and blast Pacesetter, Prohome, and Maverick on social media because getting nasty is the only way to get them to take responsibility for anything. They truly don't care about quality, so if you buy a Pacesetter home, just be prepared to have to fight with them for MONTHS or YEARS to correct things that are a problem because they are just doing quick cheap work. The staff are friendly, HOWEVER, build quality is NOT quality. Furthermore, ANYTHING that goes wrong that you reach out to Prohome, their warranty company, will be dismissed or dragged out until your warranty expires. I have had cooling issues in my house since the initial walk through (almost 2 yrs ago) and have been going back and forth with them since then. I have finally given up and am just spending my money to fix the issue. Being a disabled veteran on a fixed income doesn't help this.And what is the fix? Having a heating/cooling company come out and fix the insulation in the attic (WHICH WASN'T TO CODE IN SOME AREAS), fixing the ductwork (which wasn't properly sealed in many places) and rebuilding the ductwork layout.This is only ONE of many quality of build issues I found in my home after closing.Review from Janice F

I would never tell anyone to purchase a pacesetter home they use the cheapest items that they can find. They put the cheapest faucets on the bathtubs and they also do not repair the items that they tell you they will take care of after the closings. The kitchen counters have chips in them and the tub faucet water has to run forever due to the faucet being too little for the tub so the water hits the side of the tub and their construction manager ***** will come in and tell you anything like you are supposed to believe what he is telling you just so he can get out of repairing the items, the painting of the homes are horrible. PLEASE STAY AWAY FROM PACESETTER HOMES. If you are looking for a great home go with ***** or Bloomfield or highland homes they have much better homes and built with great quality.Review from Nirmala J

REGRET BUYING FROM THIS BUILDER 1st Issue We have moved into this house Dec 2022 in ***** ************* in *******, ***We had water leak and it was fixed (atleast that is what they told).It had heavily rained (June 2024) and it is leaking again and we are out of 1 year warranty.2nd Issue Front door alignment was not correct from the beginning. We have told about this during walk through. Somehow it did not make it to the list and finally we were out of the warranty. There is a clear gap I AM GOING TO TELL ALL MY FRIENDS AND EVERYONE I KNOW NOT TO APPROACH THIS BUILDERReview from James F

I just tried to make a warranty claim with ProHome for my Pacesetter built home.I've been in my home for just over 3 years now and recently noticed a water stain on my ceiling. Checked it out in the attic during one of our recent rainstorms and found that one of the cheap plastic roof vents was cracked in one corner and was leaking (a slow leak, hence the 3 years before it became visible on the ceiling. Probably been leaking since it was installed.) Well, since I'm past the 2 year warranty period - Denied!I then tried the 10 year warranty people. Nope, 10 year warranty is only structural and doesn't cover leaks. _ Denied! I'm not sure how I would have found this any sooner as I typically don't spend time in the attic during rainstorms looking for leaks.Bottom line - Next time it rains spend a couple hours up in the attic checking for leaks and take care of any warranty items right away because Pacesetter will reject your claim if they possibly can and they don't stand behing their work.Review from SUDIP S

I booked a pre sale townhouse from *********************** in ************, South ******, **, ****** Unit H22 (******** 22) by paying a 10 % Deposit of $ ******. As I was finding it financially impossible to complete the purchase, I requested the developer for permission to Assign.as the Contract explicitly stated " The developer will not unreasonably withhold permission to an Assignment".I asked for permission to Assign my unit as I finding it unable to complete the purchase. For the most part I've not had a problem with them. I purchased a townhome that was already built. However, they have built a community they advertise as Eco-Friendly & with ****** Fiber. These were all great sounding to me. I had some repairs that were suppose to be completed before closing. 1 repair wasn't, it took a month after we closed to get it done. This involved the the area the solar panels are on. This means I've not had use of the solar panels since I've moved in. Another problem is that they advertised ****** Fiber (1 gig). I've been trying to get access to that for a month as well. They have washed their hands of this since they consider it ******s issue. It doesn't do any good to advertise ****** Fiber if you can connect to it due to concrete being in the way. Not to mention you have no other internet options in this community. I would have hoped that they would work with ****** to get this resolved.Review from Jon H

Our intent has always been to build you a home that is in accordance with the design and quality standards outlined in the Purchase AgreementThat is part of the last message Id received from them after deciding that it would be better for me to lose 15 months and $15K than to spend $400K+ on a home that I simply did not trust. So why was I so willing to lose all of that time and money? 1. ************ cuts too many corners (literally and figuratively) for my liking. My suspicions really started to kick into high gear when I saw the frame and how badly it was constructed, including the materials used. ************ uses finger-jointed boards and, as Ive since learned, these are A LOT cheaper than typical straight boards. While they may be structurally sound, one of the drawbacks to using these is that the walls in the home may not be straight. Again: the walls in the home may. not. be. straight. And on that note2. During my final walkthrough with their team, I pointed out that 5 walls are indeed shocker not straight. The kicker came when, during that final walkthrough meeting, I was informed one wall cant be straightened due to my crazy decision to have a water softening loop installed. I know: silly me. (Side note: at the conclusion of that conversation I was told that no lie the walls in their model homes, probably arent straight, either.)(Side note to the side note: youve gotta love it when a company tries to gaslight you into thinking shoddy work is somehow perfectly fine and that youre the crazy one for expecting the walls in your BRAND NEW home to actually be straight)So if these are in accordance with the design and quality standards [as] outlined in the Purchase Agreement then Im 100% convinced that I was right in cutting my losses. This is my overall the experience of dealing with this home builder from November '20 to March 23 has been poor. The sales team is a fair to good experience initially. The build was 11 months and as started fair to good and then continued to falter as the process continued with both sales and build management. My initial construction manager was ****** who was helpful with mindful of my concerns of the build. I then got switched to ****** about 5 months into the build and the build and communication started to take a down turn. I had to watch the build attentively as mistakes mounted and hired a 3rd party inspector as I found build errors throughout the process that need correction. Communication was fair with ******, but not as attentive or mindful of my requests with ****** during the build. ****** was also not completing repair requests at final walk-through before closing and strongly vocalized that these problems can be addressed with warranty. Warranty was very poor with *******. All warranty requests that I had took several phone calls and email follow *** to complete. I had several no shows for warranty repairs. **** (director of construction) was also poor with communication and following through with completing outstanding items after close. There was also a issue that I had complained in April 2022 to **** about damage cause to my water utility valve housings caused by pacesetter contractor digging water lines for a new home next to my property. I emailed **** to have it repaired and was referred to a construction manager named **** to help. I pretty much got the run around for 11 months on the repair from **** and attempted to reach back out to **** with no resolution. I ended up having to repair it myself in March 2023 due to the inability of both **** and **** to follow through with repairing the damage their crew caused to my property. These two individuals drove the nail in the coffin for working with pacesetter in the future.
