      When we moved into the property in Nov. 2019, I placed a double deposit $2750.00, along with a$1000.00 pet deposit, prorated rent $229.17 for Nov, and first months rent on Dec. 1. $1375.00.I provided a move out form they provided in their online app, Appfolio, with a date of Oct. 28, 2023, a little more than 30 prior to our lease being renewed. I replaced screens that had holes in them (like that on move in), I had to buy mini blinds that were not provided upon move-in and left them for the next tenant. We put in numerous maintenance requests. Some were responded to and "fixed", some were responded to and never came back to fix and some were just straight out canceled without a scheduled visit. I had mentioned the ** vents had mold in them, and nothing was done. I have texted the number numberous times with a response that someone would get back to me. I have called and never gotten calls back. I have never done a final walk thru of the property, nor has anyone contacted me to do so. According to their lease and the person responding to me, it is supposed to happen within 30 days of move out. We are now into January, about 40 days from move out and still no response. All I'm asking is for my final walk thru, a list of what is to be repaired (I do have pictures and video of how we left the home) and my double deposit back. They have the $1000.00 pet deposit that more than covers any "damage" that was done (1 base board by the front door). Any other items were reported and never fixed. We did do touch up painting as "required per contract" (this was added in later). They had 4 different paint cans to choose from that was left behind by their manintenance crew. I have a news letter from them that states no repairs were going to be done if they were not approved by the landlord (unless it's safety and structure of the home). We could fix them ourselves but it would not be taken out of the rent. I just want my double deposit back $2750.00.

      On 7.30.2022 I moved into a property managed by American Resident Management Company.The property was not properly cleaned at move-in, and I have not been provided full access to the property. The garage is locked, and I have not been provided a key or remote to access it. I feel that I should not have to pay prorated rent for a property that I have not been given full access to and that was not cleaned properly prior to move-in. I feel that the rent should start when the property is cleaned, and I have access to the garage.The carpets need to be shampooed and there is a stain on the carpet I believe to be pet f**** and the entire home smells of pet urine. I paid ******* to move in, including the pro-rated rent. If my math is correct, Im paying approx. ***** per day. I believe the company should deduct the days that the property is not ready, which today would be day 4. Ive called numerous times and put in several maintenance request but no one from the Property Management Company will call me back.Thank you,******

      On May 31, 2022, I was sent an itemized list of charges against my security deposit for charges amounting to $1875, which includes pet damage of $800 when I moved out of the house at *********************************************************. They are stating that after my initial deposit of $1525 was used, I owe a balance of $350. However, they did not include an additional $500 pet security deposit that I paid. This amount should have been subtracted from the $800 pet damage which would equate to the company owing me $150. Thus far I have not received my payment. I have mailed them on June 7th. I texted *******************, the property manager on June 14th at **************. I emailed them on June 15th at ***************************************** I called on June 16th at ************** and left a message with ******. I sent a certified letter on June 18th. I called again on 23rd at ************** and left a message with *******.None of my attempts at contacting them have gotten a response.
